Review: My roommate and I filled out an application and paid [redacted] management a $60 fee for the application. I was told that the manager at the property would give me a call back about a week later and let me know if we were accepted or not. I waited and recieved no call, so I called him 2 times and left messages asking him if he had recieved any info back yet. He never returned my calls, so I drove 30 mins out to the property to talk to the manager and he informed me that the [redacted] management company should've called me already to let me know that I was denied. I then called [redacted] management 3 times and left a message with them and still didn't recieve a call back. Now when I call [redacted] management it just rings and then goes to busy tone.Desired Settlement: I've tried to settle this by calling them and finding out why I was denied and I have not yet received any information. I now want my $60 back for all hassle.

We received the applications and processed them in a timely fashion. An agent of our firm left voice mails for both tenants, requesting a returned phone call. We do not leave sensitive information on voice mails, so it was pertinent that they call back. No return call was ever received. After receiving the Revdex.com complaint we reached out to the applicants directly and explained the application decision, and offered to reimburse a portion of the application fee. No response from the applicant. The email thread is attached. We are requesting that the Revdex.com complaint be removed since our attempts at correcting / contacting the applicant have gone unresolved.

Review: Hello my name is [redacted]. I am currently renting unit 20 in the Elegante complex. Since my move in date of June 6, 2014 there have been ongoing issues. My air condition unit was not serviced or maintained until July 2 2014, well after my move-in date. I still have the correspondence from [redacted]. That means I paid $1,629 to move in to an apartment that was extremely hot and uninhabitable. My upstairs bathroom was not properly cleaned and stated by [redacted] in text message- The cleaner is not completely sure if she cleaned the upstairs bathroom. There were still dirt stains and marks from the previous tenants shower guards on the bottom of the tub. There has been multiple times where some is parked in my space. I submitted an initial maintenance request for a screen door to my lower patio in June and didnt get one until after the new manager took over and I had to call the corporate number with and additional request to getting the over-grown and un-tamed weeds from the patio addressed, since they were creeping into my kitchen. There are plenty of other smaller issues that I have documented as well. I can send you all correspondence or pictures if youd like. Tonight I came home and someone had been in my unit. The blinds to patio were left drawn back and a bar stool in the middle of the kitchen. There was no note, phone call or email, stating someone was or would be entering my unit. I shouldnt have to come home and wonder who has been in my home and why. I have also had issues of people parking in my assigned parking space. I have sent the manager numerous emails requesting this issue to stop and it has been an on going issue. I have kept all of my emails and pictures that I have sent to management informing them of these issues.In December 2014 I noticed rat droppings in my unit and shredding of my property. I advised management of this issue and a maintenance request was put in and her email response to me was " the holes have been patched" I still have that email as well. This was a lie. In January 2015 and May 2015 I have advised management again of the dropping and more destruction of my property. I have paid my rent in full since my move in date of June 2014. I have been dealing with these rats in my home for over 6 months and the complex is only making quick fixes. I have contacted 311 to advise them on this issue. The city has come to my apartment today and they still see where a hole is un-patched under my kitchen sink. I only paid $700 of my $875 rent for May 2015 because I used that money to provide shelter for me and my daughter outside of the apartment. This is not sanitary or safe. Im tired of being subjected to disease ridden rodents and other possible illnesses. I have paid my $900 deposit plus my rent since I have been a resident here. I dont not want to pay the remainder for May or any more rent until this issue is actually corrected and fixed. I feel a portion of the monies I have paid should be credited back to me or to rent moving forward. I have had to replace my living room set due to the rat feces and urine and bite marks and also there is evidence of the rats gnawing at my bedroom mattress. Since I have paid rent continuously since reporting this issue I feel entitled to a credit. In addition to having to pay for new living room furniture I feel this is more than fair.

When you say things get resolved in a timely fashion I find this to be completely untrue.In December 2014 I advised the onsite manager, verbally and in writing, that rodents have been coming into my unit. After the complex has sent out people to “fix” or “Address” this issue, and as it stands of today 6/11/2015The hole under my kitchen sink is still not patched/or foamed or properly sealed. I have had to buy new living room furniture due to the destructions of the rodents. I have had the city of Sacramento come on and see that the hole is still not patched. The city worker even spoke with Sarah on 6/2/2015. I have paid my rent in its entirety since the complex was made aware of this issue and I find it to be completely unfair. I didn't pay the full month’s rent for May 2015 and I don’t plan on it. I also feel a type of credit should be applied to my account for the months of December 2014-April 2015 because I have paid for those months in full and was not able to live comfortably and safely in my home. This rodent issue is not the first issue that has been addressed to the complex with a long turn around resolution time frame. Yes, the weeds were removed back in 2014 and my A/C was finally serviced in 2014, AS of now it seems that no one is in my assigned parking space. But the biggest issue is the rodent problem. Please contact me. REJECTION BECAUSE:I made the first report and maintenance request in December 2014. At that time the issue was not resolved only a temporary “fix” was done.Since the issue was not thoroughly investigated and resolved I have had to deal with ruined furniture, mice droppings, and unsanitary living conditions. This is not acceptable. This is also not the first instance in which my maintenance request has gone ignored and or handled poorly. I have had to throw away my living room furniture and live in fear and uneasiness due to the rodents still coming in to my unit.This is completely unacceptable. In spite of this, I have made my monthly payments on time. I made a payment for the month of May in the amount of $700.00 with the intention of making full payment as soon as the rodent issue was resolved. I reminded the Manager weekly that the situation was not resolved and that I would not pay the balance until it was resolved. We are at the end of the month and the difference of payment in full was used to stay other places awaiting this issue to be resolved. Please do not expect the balance of May as I have not spent the night at my apartment for more than six weeks. I did not make the full $875.00 payment because the rest of that money was used for my daughter and me to sleep elsewhere. We should not be subjected to flea bites and diseases because the apartment complex isn’t properly maintaining their units or buildings.

As of today 7/21/2015, there is still a hole under my kitchensink. Why wasn’t this fixed in December, or January, or May, or June,or July?2. You are still subjecting me to live in an unhealthy environment.3. I had to purchase a new couch because of the droppings andgnawing the rodents.4. My area rugs have been being gnawed on still as we are in themonth of July.5. We have been communicating directly with the other party via email. Additionally, a Revdex.com employee has been CC'd on several pieces of the correspondence. We are currently crafting another response to the affected resident and will send it out this afternoon. Our top priority is to provide a comfortable & quality environment for our tenants. With that said, we disagree with certain elements of the timeline & current condition of the property, but we are still working diligently to come to a resolution. The initial complaint contained several issues that we were never notified of. Since the complaint and our dialogue with the tenant, the issues have been corrected and/or scheduled for correction. Our timeline shows prompt responses to the issues, open lines of communication, and good faith on our part to resolve the dispute. I am rejecting this response because:There is still a hole under my kitchen sink that has a "temporary fix" job of using steel wool. I have made numerous request to have the hole SEALED. This has been a request since December 2014. I am not asking for much. This should have been taken care of many months ago. I have been in contact with the CIty of Sacramento to have an agent come out a second time to see that the steel wool isnt a proper fix. It constantly falls out of place and I have to push it back in. This complex has allwed rats to come into my home for over nine months. I really want this issue resolved properly. This is unhealthy and unsanitarty. I have been paitient and I have tried to work with the complex. but their temporay fix and inapproiarte time frame to resolve this issue is appaling.

All repairs have been done. The steel wool temporary fix was a sufficient response to the under sink issue at the time. As of current, that hole has been sealed with a permanent solution, in addition to a handful of other maintenance requests. We have not received a single complaint or maintenance request regarding new pest activity. Our professional pest control company has visited the unit several times and provided us reports that clearly state "no signs of current activity." Further, we have worked with Code Enforcement and they're satisfied with our actions & response times. Our offer (as previously stated in private email) is more than reasonable, and still stands. The issues have been corrected and there are no further damages and lingering items. This is our final offer. There are no health or safety issues in the unit, nor are there pending Code Enforcement issues. We have acted responsibility and in accordance with CA Law and we stand by our work.

Review: I and my girlfriend recently moved from property[redacted],which raymond management, manage's,Our compliant is this,we lived at said property for 5 years.around july 15,16 we gave our notice that we wouldmbe moving, the following week we were given a notice to vacate the property by the first.By August 21 we were moved out to our new place.now given our knowledge about collecting deposits(I,e)cleaning,apartment,no repair cost such as,holes in walls,broken windows etc.We spent and entire weekend cleaning that apartment,patching nail holes,shampooing carpet cleaning appliances, frig,stove etc,everything I have mentioned we have pictures to prove it.Going back to our move in we encountered some issues that we did not see during mthe first walk though,I,e key's and such,later on I found thatmthe bedroom window was missing framework that exposed the outside giving access to anything small enough to crawl though,later they would repair (THAT WINDOW).Well over time the apartment developed a very bad condensation issue which caused very bad mold around windows(which are dated)the shower ceiling and walls behind toilet also,on one occasion there was a really bad odor coming from guest room,looking though closet I found a very thick layer of mold,which ruined several leather jackets as well as shoes,we informed our manager about this problem which she offered to clean,well in thinking(the word "MOLD" should be an indication that there might be an issue concerning one's health as well as structural intergrity so we declined.Her proposed method of cleaning it with bleach for which we did ourselves every week from that point,so after all is said and done we were told that our depoist would be returned in 21 days from move out(800 dallors)we received four hundred of that with an itemize list of cleaning they performed,carpetto the short or it,after four to five years is normal wear,we should not have to pay for cleaning carpet,painting etc,also were are receipts for sevices rendered?Desired Settlement: WE ARE ENTITLED UNDER FAIR HOUSING LAWS FOR A FULL REFUND!

Review: Worker at the office acknowledged that he had lost my roommates' rent check for the month of March but refused to credit off the rent check he had lost because my roommate did not have a receipt. Several months later, the Vice President at the office admitted their mistake and that he was "trying to cover our [redacted]" and credited off the lost rent check. However, the office still demands payment of $560 in late fees that resulted from the management company's own inaction on the lost rent check and that they have already acknowledged responsibility for.Desired Settlement: A credit of the late fees would be sufficient to resolve this problem.

" I appreciate your response and dedication to taking care of this problem. This has been a confusing issue on both sides, I'm sure. Like yourself, I just want this to be resolved. I'll close/delete the Revdex.com complaint and will take care of the $200.00 on the 30th of September. "
