The rental that she speaks about is a former hotel built in 1925 ([redacted] Hotel) that is situated right across the street from [redacted] University and was converted and renovated into student housing approximately 15 years ago.  There are 3 floors of sorority girls with 10 bedrooms on each...

floor (a total of 30 girls). Each floor is a different sorority and the security doors to each floor are keyed only for those residents of that particular floor but the stairways to each resident floor is common area and all 30 girls are responsible for them. The owners and our team toured the building after the girls moved out and took numerous pictures which support the charges against the security deposits. The owners have the complete building cleaned, floors buffed and walls painted where necessary during the summer months. Rooms were not filthy when the students arrived last year and if anything was not right, they and their parents made sure that we were notified. The girls got “passed down” their rooms from their sorority sisters each year and if a room was painted previously, the incoming girl was asked by the previous girl if they wanted them to keep the current color of the room. If not, then the previous girl would have to paint the room back to the original white color. Many girls asked to paint their rooms when they moved in and our reply was, “As long as you do it in a professional manner and it is returned at the end of their lease to the original white color.” There were several girls in the building that did comply with repainting their rooms upon move out and some parents even asked the cost that would be deducted for not painting it back and chose to pay the $[redacted]. The pictures of her daughter’s room shows the tan paint, the dirty bathtub, the dirty vanity, the dirt on the mattress, etc. As far as the kitchen situation, the items that were left by the previous girls were things that were “passed down” by their sorority sisters including pots, pans, cups, dishes, cleaning supplies, spices, cooking utensils, boxed food, etc. Those things belonged to the sorority and the girls were asked to dispose of them because the [redacted] was not being rented out to students after this year. Some of the shared deductions with the other girls consist of their “guests” kicking in the elevator door on their floor (4th) one party night to the extent that there was an open elevator shaft that presented a very dangerous situation. We had to take immediate action and have a construction company come and build a frame to seal the opening. Other charges include “guests” breaking fire extinguisher housings; leaving the secured fire escape hallway full of trash, beer cans/bottles, cigarette butts; broken windows in the common hallways; broken door closers; broken security glass in fire escape doors;  broken door handles; vomit and urine in common hallways and more. In working with the owners, we tried to be fair in every way when determining the extent of the charges. Many girls cleaned and painted their rooms back and were only charged for the common area destruction and filth that was left when they moved out. Some girls responded thinking that since the [redacted] was going to be going under extensive renovations, they didn’t feel the need to clean, paint or remove trash. Needless to say, it was a trying year since it was the last year for the [redacted] and many people can attest to the behavior of the residents and their guests. The [redacted] Police Department, the [redacted] Volunteer Fire Department, the [redacted] the Town Building Inspector, various maintenance personnel and more have been called to the [redacted] over this past school year and can be our spokespersons as well.   Ronald A. [redacted] we were never told that the walls needed to be painted white nor that the things needed to be taken out of the kitchen. We spent an entire day at move in cleaning the kitchen including all appliances and emptied pantries and cabinets from old molded food that was never removed. We just spent the weekend back in [redacted] at our daughters new location and the place, by [redacted] was spotless and in no way compared to the [redacted] building. The stains on the cabinet in our daughters room were there at move in in as well as the stains in her bathtub. Her floor had stains on it as well and it took 2 weeks to get her cable set up after we started paying. There were numerous documented maintenance issues all year with all 10 girls on the 4th floor, even black mold in one girls room that forced her to stay in my daughters room for weeks because no one was fixing it. They had appliances breaking and flooding in the kitchen floor on way more than one occasion. Maintenance workers would arrive without notifying the girls they were there knowing that they may need to get clothes on before entering. It was the most inappropriate and unprofessional run place we have ever dealt with.
