I filled out the application fully and the lease was offered to me and but because I was upfront and in the application I placed 5/1/2014, the landlord refused to give me the agreed amount of rent of $850 each month if I did not move in before 4/15/14. This was not communicated before the application was filled out and the Fair Housing Laws was broken on the part of the agent and the landlord. They did not enclosed this piece of information before hand.

Also, the Fair House Act does not have anything to do with refunds of the application, it has to who the landlord can rent to and cannot discriminate against.
Title VIII of the Civil Rights Act of 1968 (Fair Housing Act), as amended, prohibits discrimination in the sale, rental, and financing of dwellings, and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status (including children under the age of 18 living with parents or legal custodians, pregnant women, and people securing custody of children under the age of 18), and disability

Review: I enter into an agreement to do an online application for a rental property for $850 for an house that was agreed between the me and my agent and the landlord and his agent but when I didn't agreed to his move in date the agreed amount changed back to $950. If I knew that the agreed amount $850 was a condition from the beginning I would not have spent the application fee of $45 to do the application because I knew that I could not move before May 1st and I have in email that I told my agent that May 1 was my intented move in date and I was told ok and to but this in the application when I filled it out. This is poor communication from the landlord and his leasing agent and I spent a fee that should have not been spent, I was upfront with my date and I have a email on March 27th, 4 days before I filled out the application stating my move in date would be May 1st and nothing was ever stated that the amount of monthly rent would be changed if not moved in this date. The location of the house is [redacted] Va.Desired Settlement: I wish to get my $45 back for the application as I spent this for nothing as the agreement is not valid.

Regarding Case #[redacted]-Re/Max Affinity Group

Customer Information:

We are sorry we were not able to lease to the applicant. References and credit history is confidential and cannot be disclosed on this dispute. Any additional response would require this information.

Our application includes the following terms and was agreed to by the applicant prior to application.

Instructions for Completing – Terms and Conditions

Instructions for Completing Terms and Conditions

Please read completely before filling out the application. It is important that you fill out the forms completely and accurately. Improperly filled out forms cannot be processed. To ensure compliance with the Federal Fair Housing Acts, a separate application is required for each applicant over the age of eighteen (18-over) who will reside at the property.

There is a NON-REFUNDABLE application / processing fee of $45 for each adult applicant.

Due to Fair Housing Laws, we are not able to make an exception to this rule. We did offer a solution in the best interest of all parties but the applicant did not accept this option.
