accurately assign costs between the owners and the tenants, protecting and balancing the needs of all parties_ When an amount is disputed, a second review is completedI am sorry that our former tenant was not satisfied with the results of the preliminary and second reviewsWe have many tenants that receive their full deposit by completing the terms of their lease. Re/Max Property Management also prides itself to its responsiveness in resolving maintenance issues in a timely mannerA review of work orders do not show any lengthy delays in responding to any issuesWe are truly sorry that the tenant felt differently about this issue. Finally, calls and letter were made to all tenants in the building to be respectful to each other based on this complaintant's reportsBeing a unit building without onsite management and not witnessing the issues nor being able to produce arrest records/convictions we are limited by the rights of the accused neighbors to resolve the issue as requested by this complaintantWe, of course, would move quickly against any infractions of the lease and/or criminal activity

The complainant reported that their heat was out around 2:on December 24, a Saturday and Christmas Eve. We were able to dispatch a licensed HVAC technician within a few hours. Unfortunately, he needed to order parts and the supply houses were closed for the holidays. After the
supply houses opened and it was determined that the part was no longer available, our firm provided quotes to the owner for a new furnace. The new furnace was installed later the same week. We are sorry that the complainant had to experience disruption to their heat during the holidays. We worked as quickly as possible to resolve the issue

Re/Max is sorry to hear that this new tenant is not pleased with the move in at their property. As a company, we take pride in ensuring a pleasant living experience throughout the residency, but especially at move in as we know that is a stressful time for our residents without having and
issues with the property. Marketing photos were completed in November and a Quality Assurance walkthrough was completed on December to ensure the unit was ready. The only issue from the walkthrough on 12/was that the property needed to be dewinterized which occurred later that same dayIn reviewing the pictures on December 26, no issues were noted with the refrigerator (consistent with the last walkthroughs) and it is in working order. A home warranty repair claim was processed on December 27, same day, when tenant indicated the oven was not workingThe call about the basement sewage was received on December 27th and the repair appointment was scheduled the next dayWe, as a company, are doing everything we can on a timely basis to correct the items. We hope our tenant will have a long and pleasant stay with us

smoothly We think it is important to provide a clean, safe and habitable rental unit for our residents To this extent the we had the city of Euclid inspect this unit for safety, sanitary and operable conditions resulting in the city issuing a Rental License of compliance on 10/18/ We did have an office staff member check the property before the complainant moved in and she felt the unit was clean as did a secondary maintenance staff member As noted by complainant, we did have that maintenance staff member clean specific items before move in We do recognize that being clean can be a little subjective and are truly sorry if the complainant did not agree with these two assessments.An outside maintenance company is scheduled for 11/12/to address the questions about the bathroom outlet, kitchen outlet and temperature of the hot water Finally, we do not have any evidence that any promises or assurances were made about a fenced in backyard but the maintenance company has been instructed to find a way to make this happen as a show of goodwill.It is our desire that the complainant enjoy her home and reside with our company for many years to come. This business response was received via voicemail from the business.The owner stated the city violations for his consumer's residence were repaired on 1/29/18.
