Absolutely unprofessional and do not complete anything they are required to in the contract without numerous calls from both owner and tenant
. I had a contract with this company to manage my property while I was away. In October 2012, I was stationed in NY, we were involved in hurricane sandy and had no electricity. After seven days, I was able to charge my phone to find out that my tenants had been without heat for 10 days. I myself had to call the warranty company that this company required me to maintain on my house. I had to have continuous contact and get this issue resolved. The property manager ended up giving me the tenants information to have easier access to them (in actuality, she just did not want to do her job). In December, the heat pump started acting up, and yet again, my property manager notified me, but never made a call to the warranty company. I again had to call the warranty company and orchestrate the proper remedies. In march of 2013, I received an amendment to my contract, notifying me that there was now going to be a $25 admin charge, in addition to their 10% we agree to in the contract. When I brought up breech of contract, I was told that the only possible way for me to get out of our contract was for her to evict my tenants. Then I was notified that if I didn't sign the amendment, I would not receive my rent or they would just automatically take it out. Being an active duty service member, I was under the assumption that with this contract, this company represented me in my absence, I was sorely mistaken. In November of 2014, I was notified that my tenants would not be renewing their lease. I took this opportunity to look for a new property manager. Once I informed my current property manage that I would not be using her services any longer, things became difficult. I would ask for updates on when the tenants were moving out, any know issues that may need to be addressed with the property once the tenants moved out. She reassured me that the tenants took incredible care of the home and we should have any issues. The day of the tenants move-out inspection, I received and email that listed numerous issues with the house and notified me that the tenants deposit would not cover the fixes. I then asked for pictures, which I didn't receive. I directed her to start pricing the fixes. She gave me a quote of $600 for paint alone. When the tenants found out that she was trying to keep their deposit, they immediately called me, went to the house and sent me pictures. The fixes were not near as bad as the property manager made them seem, so since the tenants paid thru the end of the month, I allowed them to complete the fixes. The tenants also notified me that the person hired to do te paint was the property managers son in law. I asked my new property manager to go buy the house and give me her professional opinion, she reassured me that in now way were there enough deficiencies to charge the tenants their entire deposit, and she went back to check once they completed they work. I have never had such a negative experience with any business, nor do I believe that anyone should have to go through this. Please putt his review out so others can see this. Do not use this company if you can avoid.
