I am writing in response to the above referenced file number
On January 6, *** and *** applied to rent a condo unit that I manageThey, together, did not meet the requirements and
qualifications to rent this condoMs *** has a very low credit score (well below the minimum requirement of 650) and no past or present rental history which are two of the four very important components for acceptanceMs *** wanted to know what her score was and why? I did tell her her score and that she had an unpaid collection she may want to look intoAnother issue was that Ms *** was obligated to her present lease until March 31, The applicants were well aware before looking at the condo and before applying that we were looking for qualified applicant(s) that were able to take over as soon as possibleI am not sure of the day and time that I again visited with Ms *** but she had called to say she had her credit issues resolved and her score should go up someI told her that will take time and still does not resolve the fact that you have no rental history...this is very important that I know how you respect property belonging to othersWe just invested $13,in renovating this unit and this information is highly importantMs *** preferred to engage in an argument and seemed to be no reasoning with her no matter how I explained itThis unit was rented to a highly qualified applicant and is occupied at this timeYes, it was rented to the most qualified applicant(s) based on (1) credit score, (2) rental history or record of timely mortgage payments (3) clean criminal history report, absolutely no felonies and (4) income to support your financial obligations
I did mention to Ms *** and Ms *** another apartment opening up that MAYBE I could help withPrior to this apartment being offered to the public an application was submitted...this applicant referred from a tenant in another unit I manage and exceeded all requirements and looking to take possession as soon as possible
On January 26, I received a message from Ms *** asking about the above mentioned unitI returned her call to explain in a voice mail that I did have another applicant , and yes, highly qualified with a credit score above I also went on to say that I preferred not to rent to Ms *** after our last conversationI felt we had a personality conflict and did not want to start a long term relationship on this note
January 27th I had a call from Ms ***s fatherNot very nice, not at all 'adult like' and not at all professional I could tell he was losing his temper and I did not get much of a chance to say anythingHe was quite hot and loud, threatening with his attorney and discrimination and hung up on me
That is the last contact I have had from all parties
