December 9th, (LAST YEAR) we were asked by the Complainant's realtor to perform a free, visual roof inspection of the vacant home, including the detached garage, at *** *** *** ** *** ***We estimated this roof should last AT LEAST 66-years with maintenance performed i.e
keeping the roof clean from debris and moss, replacing some shingle tabs that blow off during storms, etcAt that time the roof had approximately missing shingle tabs that had blown off. We provided a bid to replace those shingle tabs as well as other various minor repairs, moss removal and applying treatment to kill remaining moss as well as cleaning the gutter systemSeveral weeks later, December 23rd, 2016, the bid was accepted/approved and we performed the work days later on December 29th, 2016. In the time between our inspection and the time we performed the work, some additional ridge shingles had blown off. We installed these additional shingle tabs for FREE for the client. On January 5th, 2017, we returned to the home, for FREE, because the client said there was nail protruding through the roof. It turned out that it was a large nail from another contractor but we fixed it anyway, again at NO COST to the clientA few weeks later, January 19th, 2017, the client said some shingles had blown off the roof. We went again, at NO CHARGE again, and found that the shingles that blew off were NOT any of the ones we installed. It is completely likely that a year later that more shingles have blown off due to weather, age, etcas stated previously. We have not had any complaints or communication from the client/complainant since January of this year (over months ago). We completed the contract in full as well as additional work and visits to the home for FREE.

Here is our response to the complaint:
We were contacted on 5-4-by *** ***, the Realtor for *** *** who asked us for a tear-off/re-roof bidWe sent that proposal out on 5-6-Then on 5-9-16, *** *** called us back and asked for our opinion of the life of the roof and
asked us to put it in writingWe did this and stated that we thought about years on the old section and years on the newer section with repairs and maintenanceThis proposal was never accepted and we never heard another word about this house until *** sent in the complaint to Revdex.comI phoned her yesterday to discuss the situation and explain that we were never contracted to do any work for her at all on this property and that the life of roof is our opinion onlyI also pointed out that we did give her a bid for a new roof and that it sounded like it was a much better price than the other quotes she has received from other companies

shingles This type of roofing (and layers) can have a 3rd layer
installed on it, which is why we provided a bid to Re-Roof it (which is
obviously more cost effective for the
client than tearing off the roof)The
detailed bid we provided said NOTHING about tearing anything off of the roof
In fact, it also has additional verbiage included in the bid as seen
below-
"Roof Preparation for
Re-RoofBefore a new roofing system can be applied, the surface of the roof
must first be made ready This is done by removing major areas of moss
growth & other debris from the surface of the roof Curled or
“dog-eared” shingles will be trimmed as necessary to create a smoother surface
upon which to apply the new roofing systemIf damage requiring repair is found
after access has been gained, we will contact the customer with that
information and the associated additional costs before beginning work outside
the scope of this bid."
We do not understand why the
client states 'other contractors' bids and supposed statements They do
NOT pertain to our bid and signed contract with the client
On the day the work began, about
midday, the female client did tell the roofers to stop work while she called
our office After discussion, she stated she understood and then allowed
the workers to continue their work.
The next day, when the roof had
been completed/installed, the male client phoned our office He spoke
with the Production Manager for several minutesuntil he began to yell, interrupt and
curse at the Production Manager AT this point the P.M stated he could
talk to the owner but would not be yelled and cursed at any further, and hung
up A few minutes later the same male client spoke with our owner for
several minutes It was explained again about the contract having NOTHING
to do with any tear off, that the roof was installed correctly, properly and
that if there were any problems with it in the future that he could contact our
owner at any timeThe 'bowing' and possible 'damaged plywood' are not so
These slightly visible areas do NOT affect the roof's functionability nor
life of the roof and are not uncommon There is nothing wrong or improper
with the new roof and the SIGNED contract was completed fully

Complaint: ***I am rejecting this response because: Please see my comments below. This response was originally sent to the business on 7/1. Real Estate Roofing repaired some sections of the roof with the exposed fiberglass, but not all of them. Although the roof maynot have been leaking in the exposed areas I don't understand why some parts of the roof were patched and some were not. My understanding from other roofers is that all the exposed areas should have been repaired.2. After the dry rot was discovered by the home inspector I read his report and saw that the locations of the rot could be observed under the eaves. I am very disappointed that their foreman did not spot them.3. The home inspector recommended that we replace the roof. In fact we did contact Real Estate Roofing about replacing it- we received a quote from their employee, Stacey for $16,which was significantly higher than the final bid we accepted. 4. In a phone conversation with our realtor, Stacey stated that the roof was a tear down. At the time this was confirmation that Real Estate Roofing agreed with the home inspector's opinion

The 'worn' areas (where some fiberglass was partially showing) is and common for the type of roofthe customer had. They may not look aesthetically pleasing but there is not aproblem with those areasThe roof was not leaking in those areas, or any other area,to our knowledge or
information given to us. There is noway to know if there is dry rot beneath the roof's surface visually (especially on a flat roof such as is in question)Sometimes'soft' areas may indicate the possibility by walking on a roof but none werelocated on this roof This roof had several years life left in it withmaintenance, at least years The inspector is not a licensed, experienced roofer, we are It did not need to bereplaced. If we had been contacted before they had another company replace the roof, or thought the roof needed tobe replaced, we would most definitely have given you a bid to replace it, but itdid not need to be at this time

I am rejecting this response because:- The work was not done for freeOn the original attachment, attached here again, the invoice shows the amounts charged by the contractor for work they stated they performed.? - The estimate of 6-years did indicate regular maintenance, however it contradicts separate contractors we've had review the roof who all state is needs to be replaced sooner rather than later, with 1-years of use left - if thatNo matter if regular maintenance was performed or notThe roof is garbage and one contractor stated he would not have guaranteed it for a home purchase.? - The issue of the nail is not part of this complaint and has no connection to the current issues

Since this complaint was filed, we have agreed to return to the property later this week and will show the client/ensure that the gutter system is flowing properly (even though it is a full year since we were last there).?

Complaint: [redacted]I am rejecting this response because:Item 1.My information about the alligatoring can be found in various websites about roofing repair. My read of them, as well as the comments from the roofer who did replace the roof indicate that they should have repaired all the exposed fiberglass.  Why did the Real Estate Roofers only repair some of the exposed areas?  How did they decide what was a necessary repair and what could be left as is?Item 2.Why does this contractor advertise that they do roof inspections if it excludes dry rot?  I am still extremely disappointed that they missed the visible dry rot on this roof.Items 3 and 4.This contractor clearly stated that the roof was a tear down.  The issue about not being able to add an additional layer was not clearly communicated.  In earlier correspondance the contractor claimed not to have been given the opportunity to bid on the replacement of this roof.  I am glad to see that they now acknowledge that they did give a verbal estimate to do the replacement.  The choice to give verbal or written estimates was theirs.Sincerely,[redacted]

Complaint: [redacted]I am rejecting this response because:It was the same response they sent to me in an email in February they wanted to attach the damaged chimney cap or refund half the money.  I went threw Revdex.com because I didn't agree with that to begin with.  I don't think attaching a damaged chimney cap is a good idea.  The cap is bent and out of shape I'm not sure it will hold the best to the chimney.  As for half of the refund, the sellers asked them to bid out the chimney cap job if they didn't think the chimney cap was something they could do they should not have taken the job to begin with.  I would still like a full refund, we currently don't have a chimney cap and I don't believe it's our fault the job wasn't done correctly to begin with. Sincerely,[redacted]

We installed a chimney cap for [redacted] in May of 2013.  We recommended against installing a cap but [redacted] wanted one.  The home never had a cap since it was built and the chimney is extremely high and exposed to high winds.  The cap came off twice and we did secure it as best as...

possible in multiple ways.  Nearly 2 years after the initial installation, multiple storms and weather seasons, the cap came off again.  It was even a custom built cap specifically made for that chimney.  It is just too exposed to high winds in our opinion. After several visits to the [redacted] home, at no cost to them, we offered to refund half of the cap cost or try again and use extra long bolts.  We believe this may cause damage or compromise the structural integrity of the chimney itself and this was relayed to [redacted].  As of February of 2015 when this occurred we don't have a response from [redacted].

As previously offered and agreed, we will be refunding the customer one-half of the chimney cap cost.  The check will be sent to her this week.

We will address each of customer's numbered issues:1. This was a flat roof.  As stated previously, it is normal and common for 'alligatoring' of the roof's surface.  A very few areas were in any possible need of repair, it was mostly for aesthetics.  It was NOT necessary to address any additional areas than the ones we addressed.  Again, your roof should have lasted several more years. Every roofer will have a different opinion, especially roofers whom want to sell a complete new roof (more money) than do minor repairs to make the existing roof last longer. 2.  We did a roof inspection, rooftop, as requested.  Dry rot on any of the eves does not and did not compromise the integrity of your roof. At any time, if we were asked to inspect for it we would have done so and an additional bid option could have been prepared to address any dry rot found but, again, it had nothing to do with your roof's functionality.3.  Home inspectors' know about several different items of a house but we (the roofer) know a LOT.  We are the roofing expert, having been in business for over 40 years.  The roof did NOT need to be replaced at that time. The VERBAL quote that was given to replace the roof was a stated 'ball park'.  A more precise, written quote was not prepared nor asked fro from the customer.  Again, if we thought the roof needed replacement we would have advised the customer and given a bid to replace it. 4. The phone conversation was that IF the roof was replaced, it couldn't have an additional layer put on top of the existing, that it had to be a tear-off of the existing roof and a new roof put on.  It was NOT that the roof needed to be replaced at that time. This was very clear.
