Complaint: [redacted] I am rejecting this response because:Item 1.My information about the alligatoring can be found in various websites about roofing repairMy read of them, as well as the comments from the roofer who did replace the roof indicate that they should have repaired all the exposed fiberglass Why did the Real Estate Roofers only repair some of the exposed areas? How did they decide what was a necessary repair and what could be left as is?Item 2.Why does this contractor advertise that they do roof inspections if it excludes dry rot? I am still extremely disappointed that they missed the visible dry rot on this roof.Items and 4.This contractor clearly stated that the roof was a tear down The issue about not being able to add an additional layer was not clearly communicated In earlier correspondance the contractor claimed not to have been given the opportunity to bid on the replacement of this roof I am glad to see that they now acknowledge that they did give a verbal estimate to do the replacement The choice to give verbal or written estimates was theirs.Sincerely, [redacted]
Since this complaint was filed, we have agreed to return to the property later this week and will show the client/ensure that the gutter system is flowing properly (even though it is a full year since we were last there).?

We will address each of customer's numbered issues:This was a flat roof As stated previously, it is and common for 'alligatoring' of the roof's surface A very few areas were in any possible need of repair, it was mostly for aesthetics It was NOT necessary to address any additional areas than the ones we addressed Again, your roof should have lasted several more yearsEvery roofer will have a different opinion, especially roofers whom want to sell a complete new roof (more money) than do minor repairs to make the existing roof last longer We did a roof inspection, rooftop, as requested Dry rot on any of the eves does not and did not compromise the integrity of your roofAt any time, if we were asked to inspect for it we would have done so and an additional bid option could have been prepared to address any dry rot found but, again, it had nothing to do with your roof's functionality Home inspectors' know about several different items of a house but we (the roofer) know a LOT We are the roofing expert, having been in business for over years The roof did NOT need to be replaced at that timeThe VERBAL quote that was given to replace the roof was a stated 'ball park' A more precise, written quote was not prepared nor asked fro from the customer Again, if we thought the roof needed replacement we would have advised the customer and given a bid to replace itThe phone conversation was that IF the roof was replaced, it couldn't have an additional layer put on top of the existing, that it had to be a tear-off of the existing roof and a new roof put on It was NOT that the roof needed to be replaced at that timeThis was very clear
Complaint: [redacted] I am rejecting this response because:- The work was not done for freeOn the original attachment, attached here again, the invoice shows the amounts charged by the contractor for work they stated they performed. - The estimate of 6-years did indicate regular maintenance, however it contradicts separate contractors we've had review the roof who all state is needs to be replaced sooner rather than later, with 1-years of use left - if thatNo matter if regular maintenance was performed or notThe roof is garbage and one contractor stated he would not have guaranteed it for a home purchase. - The issue of the nail is not part of this complaint and has no connection to the current issues Sincerely, [redacted] ***

As previously offered and agreed, we will be refunding the customer one-half of the chimney cap cost The check will be sent to her this week
