I've recently moved to one of the buildings they manage they refuse to make repairs.

To Whom It May Concern;
This apartment was renovated before the tenant moved in, there were two inspections done one by the city of Cohoes and one by Section 8. We passed both inspections our staff have been dealing with this situation with this tenant and are now seeking help from his case worker. His case worker said she would pass it onto her boss to see if they can have a conversation with him to make him aware that the apartment has passed multiple inspections and is safe and up to code.

I have lived in my apartment for three years, never once paying my rent late or complaining about an issue. Almost three weeks ago, my electric oven started sparking and setting small fires in the oven. I had to contact their “emergency” maintenance line for over a week before they returned my call. They then had a replacement electric oven delivered to my apartment that was completely filthy with a terrible odor coming from the inside, along with puddles of dirty water under the coils on the electric stove. I have contacted them every day since then, and they have now completely stopped returning my phone calls. They are extremely rude, unhelpful, and have no regard for the health and safety of their tenants.

We received the complaint from *** at *** St. in Albany about her oven not being to her satisfaction, we will contact her now to resolve this situation and get her a another oven if that is what she desires. We have not received numerous calls from her the only call we received was September 11th late in the afternoon we have a 24 hour emergency line, and also have extensions that are answered 24 hour a day. Just like we responded to this immediately we do the same with our tenants. We will be reaching out to *** to get this resolved right now.

I have reviewed the response made by the business in reference to complaint ID, and have determined that the information is the response is untrue. The call they reference was my fifth call to the business, in addition to an email. Also, I have never called their office and extensions and had a person asnswer the phone, they have tenants leave voicemails only (even for the emergency maintenance line), and have only returned one of those voicemails to me until I submitted this complaint. Regards

Property management neglect of providing adequate safety to the building occupied by disable residents due to lack of maintenance & immediate response to emergency.

This complaint is not from a client. We do manage this property for the owner who is the client. We have 24/7 on call emergency maintenance to respond to tenant needs. Tenants are notified that in case of flood fire or life threating emergency to call 911

We lived in a house which was in control by real capital group for almost 4 years. We recently moved giving a 90 day notice. We left the house spotless. Every year we have lived there we paid to have our yard cleaned up which cost approximately $400. We expected our security deposit back and they withheld it for leaves left behind. We will also be taking them to court. They are scam artists and to charge $1,300 to bad some leaves up should be illegal.

The tenants did rent from us for a number of years and were very good tenants during there occupancy. But, upon vacating the property they did not clean the yard which they were resposible for as they have stated. They also neglected to mention many other items. The kitchen appliances were left very dirty and required excessive cleaning. Our Maintenance Supervisor stated that the oven was the worst that he has ever cleaned. The stove's drip pans were so dirty that they had to be replaced. The fan even had greese on the blades. The freezed had excessive dirt on the bottom. A gas grill was left on the back porch which had to be disposed of. The tenants had placed joint compound on holes in the walls which required sanding and repainting. The left rear bedroom wall was badly soiled. The bathroom including the toilet, tub, shower, and floor was left dirty and had to also be cleaned. There were two broken windows in the basement. The tenant's cat used the basement as a litter box which cause horrible odors which are very difficult to get out. All of these things caused expenses to the owner which exceeded the tenant's security deposit.

Unfortunately this defense will not hold up in court as our letter states the security deposit was not returned due to the leaf pick up. As stated before the owners had the septic tank and leachfield replaced and they septic company ripped up the backyard leaving it all dirt and left pulled up bushes on the side of the house that would not be our responsibility. The company should be going after the septic company. Also when we moved in there was a basement window that was cracked and a garage window that was cracked and the company was well aware of that. As far as the grill that was left that was NOT OUR GRILL! When we looked at the house *** who was showing it to us stated the grill can stay if we want it to or they can remove it. We said its fine there. We actually never used it as we had a nice grill of our own. When we moved out the neighbor said to us she didn't want us to leave because before we moved in the yard had been neglected for almost 5 years! She is going to be providing a statement. We never thought this company would be so dishonest or else we would have taken pics and saved all the receipts of all the minor things we fixed around the house instead of calling and bothering them. This company had to change their business name due to the bad rep they had and now we know why. I read several reviews online in where this company did the same thing to other people. It will eventually catch up to them.

and *** seemed to be good tenants while they leased from us. They did know state that they had made repairs around the property which is another violation of their lease. We maintain a routine maintenance line, an online maintenance request platform and a 24/7 emergency maintenance line. Tenants agree to not make repairs which is specifically stated in their leases. We do have evidence of the damages that *** and *** caused. We have not changed our name since we began over 10 years ago.
