Real Property Management is very transparent regarding their application process We are a fair housing provider and have worked directly with Idaho Fair Housing to establish our application process and tenant criteria We explain to every caller that our application fees are non-refundable It is again listed twice on our online application and the applicant agrees to those terms The opening statement of our online application states: “Please be prepared to pay the application fee as outlined in the property listingThe application fee is non-refundable This means that when you submit a completed application and pay the fee, the money will not be refunded for any reason In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.” We explain to all inquiries that the rental market is such that houses our being grabbed up quickly We understand the risks associated with paying an application fee with the chance that an applicant may not be considered and we advise any callers of that risk It is an unfortunate situation for renters seeking to rent a home at this time On July 7th alone we received email inquiries into our system on the very same property that this tenant is inquiring aboutThis tenant prospect advised us after the fact that she expected us to hold the property for her until she was able to drive into the state of Idaho to view the property We explained that this was just not possible We performed our due diligence in an attempt to qualify her for the property Her income was not verifiable and we explained to her our fiduciary responsibility to the owner of the home to ensure that she has the proper income to enter into a lease agreement and pay her rent on time each month We were very courteous in dealing with this prospectThere were different staff members that had very lengthy conversations with her in an attempt to re-explain our process and the terms that she agreed to when filling out an application with our company We will not be refunding the application fee to this prospect

Complaint: [redacted] I am rejecting this response because: The company's response is is patently false The process is not transparent or fair I called before applying and talked to a woman in the office (on July 7th) She said she could not get me in to view the property until Wednesday, July 13th, but that the process was first come, first serve, based on the application She said she had not yet received a completed application So, I told her I would apply, so that I could be sure to be able to view the property, before it was rented to someone else I asked her what was required for the application She said I could not just submit a bank statement; I needed to submit months worth of pay stubs, a photo ID, and an employment letter I did all of that In fact, I submitted a bank statement, 1040, two months worth of pay stubs from both of my jobs, and an offer letter for my new job Based on this conversation and the unusual quantity of documents I submitted, I believed I would be fairly considered for the property and would be able to see it as scheduled The next day they demanded more documents, which I supplied Then, the following business day, Monday, the 11th, they demanded even more documents I told them that I would need a couple of days to obtain the additional income verifications they required I will note, this is extremely unusual I have been renting for years and I have never been required to supply such and inordinate amount of documents They told me I would not be given any time to procure the additional documents I called and they told me my application was denied and hung up on me All of this occurred within business hours of applying So, I asked if I could have a cosigner They said I would have to pay the application fee again and would still be moved to the end of the line This is unethical I only want a refund of my application fee, because I was not even considered for the property I was lured into applying and paying the fee, because they told me it was first come, first serve and would not last long! Hurry and apply! So, I did I submitted everything they told me was required and yet everyday they sent additional demands and then denied me if I could not meet them instantaneously They have not acted in good faith Their practices are way outside the scope of industry practices And, worst of all, they treated me horribly They constantly talked over me during the conversation, interrupted me, and then hung up on me I do not understand how they are still in business Given that they tell people it is first come, first serve, yet still accept up to applications at a time, and deny people within days; this is clearly a scam They misrepresent the process and have horrible customer service Sincerely, [redacted]

As stated previously, their response is simply false They had a credit report, 1040, bank statement, several months worth of pay stubs, and two employment letters The only additional thing they requested was a projection of future hours and earnings at my future job I told them I would need two days to obtain this information and they said they expected it instantaneously They extended me no courtesy, no benefit of the doubt, and did not act in accordance with best practices It is perfectly reasonable to request more time to obtain documentation from a future employer Further, their calls were not "scripted" and they actually hung up on me, that is not treating me with respect
Further, what they said about the co-signer is also false They told me that to add a cosigner would still move me to the back of the line, that the place was to be rented first come first serve, and even though I had applied first, I would be moved to the back of the line behind nine other people So, there was no way I could obtain the place, even with a cosigner They simply wanted my $and the $from the other people That is a scam I've dealt with numerous property management companies in the last years of renting and at least five just this month regarding my move I have never been treated so badly I have also filed a complaint with the Attorney General's office They misrepresent their process, scam numerous potential tenants out of application fees, just so they can deny them on flimsy grounds
I am not interested in this back and forth They took $and did not actually consider me for the property Therefore, I should obtain a refund They misrepresented the entire process to me and did not treat me fairly

We received over 200 inquiries for this property.  As a Fair Housing Provider, each inquiry was treated fairly.  We provide each inquiry with the same information regarding our process and tenant criteria.  Our email responses are copied and pasted information regarding our process.  Our telephone responses are scripted to ensure each inquiry is treated fairly and similarly. 
When this prospect submitted her application we did our due diligence in attempting to get her qualified through our tenant criteria which was developed in accordance with the Fair Housing Guidelines.  We ran her credit report, we attempted to obtain information regarding her previous rental history, we attempted to obtain verification of her income to meet our criteria, and we even extended her the courtesy of requesting additional documentation in an attempt to assist the prospect in meeting our criteria.  We were unable to verify her income to meet the qualification.  Her listed employer was unable to confirm her income to meet the qualification.  We simply cannot place a tenant in a home whose income we cannot guarantee would be able to pay the required rent.  It would be a foolish business practice to do such a thing.  Her application was denied as a result of the inability to verify that her income met our criteria.  We spent quite a bit of time, and provided a good service to this prospect in our attempts to approve her through our application process and meet our tenant criteria. 
After her application was denied, three different members of our staff spent quite a bit time on the phone helping this prospect understand the reason for the denial.  When the prospect inquired about a co-signer after the application had been denied, we informed the prospect that the co-applicant would be required to provide their information through the same application process.  This too would require a screening of the applicant and an application fee would need to be paid for the second applicant / co-applicant to be considered. 
This applicant does not understand the costs associated with running a property management business.  It is not considered unethical to retain a fee for services rendered.  We have rendered services to this individual, have had costs associated with those services, and have the right to collect and keep a fee to cover those costs.  In this case, the $35 collected does not begin to cover the hard and soft costs associated in dealing with this prospect.  We have gone above and beyond during our busiest time of the year in an attempt to assist this individual.  We were courtesy in our dealings with her.  We wish her no ill will and hope she will have success in locating housing.

I only want a refund of my application fee, because I was not even considered for the property.  I was lured into applying and paying the fee, because they told me it was first come, first serve and would not last long!  Hurry and apply!  So, I did.  I submitted everything they told me was required and yet everyday they sent additional demands and then denied me if I could not meet them instantaneously.  They have not acted in good faith.  Their practices are way outside the scope of normal industry practices.  And, worst of all, they treated me horribly.  They constantly talked over me during the conversation, interrupted me, and then hung up on me.  I do not understand how they are still in business.
Given that they tell people it is first come, first serve, yet still accept up to 9 applications at a time, and deny people within 2 days; this is clearly a scam.  They misrepresent the process and have horrible customer service.
