1.The renters the customer is referring too were not placed by our companyThey were placed by the customer on her own and moved out before we were hiredWe cannot work on a security deposits for renters we did not place, complete a lease for, and had no interaction withThat is why she was referred to her own leaseIt was found that the home was rented previously by the customer without completing the required Maryland State Lead testing for home built before There was a space on the contract we had with the customer to disclose this information and it was left blank by the customerThe customer had violated MD State Law by renting the home previously without being in compliance with the Maryland Lead Paint LawWe promptly completed an inspection of the property once her previous self placed tenants moved out and provided recommendations and a repair estimate for getting the home re-rented free of charge.We also provided a referral to our lead paint inspector and coordinated inspection to get the home up to MD state codeThere was a delay in repairs because we never received responses for authorization to complete the workWe sent several emails and calls that were unanswered for several weeksA short time later the customer responded explaining that she did not have the resources to pay for the work but wanted it completedWe provided the customer the estimates and then fronted the customer several hundred dollars to complete the repairs needed to make the home show readyWe also went above and beyond to work within the customers financial constraintsWe completed the initial repairs and began to market the homeHowever during the repairs process the lead paint test results came backThe home was found to invested with lead paintThe customer stated she did not have funds available to complete the work to have the home brought up to Maryland State Code in regards to lead paintBy this time we did have a qualified applicant who wanted to move in the homeWe offered to complete the lead paint repairs and to have the funds withdrawn from the rent once the tenant moved inThe customer refused to allow the tenant to move in and told us she was selling the propertyShe then terminated the agreement with our company while still having a balance due for repairs which she authorized and we fronted on her behalfFinal Invoices were then provided to the customer for payment after we were terminated for the balance due on the repairs we complete that the customer had authorized previouslyThe customer was told that we would not release the keys until the invoices were paidThe customer paid the invoice and we released the keysThis complaint was then written hours later.5.We have been attempting to reach the customer over the last week via phone and email to attempt to work out the concerns mentioned in the complaint above and have not received any response from the customerIt appears that the customer would like an invoice in a different formatCustomer please email our management at [email protected] with the format needed for the invoice in detailWe will then do our best to provide you with the requested information in-order to fully resolve this complaint to your satisfaction
