Complaint: [redacted] I am rejecting this response because: I was promised these invoices by Patrick D***, who confirmed many times in emails that he is working on getting these invoices to meThe amount of emails can be explained because of the fact that I had to email again and again to remind him, as he was ignoring me for weeksI do not understand how a business can make me wait for months, and now decides all of the sudden that they do not provide the invoices after all It is highly questionable who they hired and if it was a licensed and insured professionalI have to doubt this since they are unable to provide invoices or even details on what has been doneAn example of this would be a $charge to install a shelf in a closet...which wasn't missing in the first place and the repair not approved by meIf no invoice can be provided I have to doubt if any work was done at all (in this case, the amount was reduced to $200, after months of asking for it - it is just an example of why I insist of seeing proof of what has been done and by whom) Sincerely, [redacted]

Federal and State privacy laws prevent us from discussing your records directly, however we can discuss situations similar to yours, as well as company policies and processes.Here at Real Property Management, we provide complete owner statements and records which detail how money is spent....

 These statements were undoubtedly provided to you three times a month at minimum, as that is standard procedure for all of our clients.  These include GAAP-certified accounting professionals, professional fiduciary firms, and other such agencies, all of whom regularly audit our accounting practices and all of whom believe us to be in compliance with their internal regulations.  In addition, our Service department has always been more than happy to keep you appraised of your property's condition, financial or otherwise.That aside, however, we would not be able to provide our vendors' invoices in any case.  As our management agreements clearly state, "Owner shall receive an invoice from the Manager's Maintenance division only.  Vendor invoices (with exception of warranty information) shall remain the property of Manager and will not be released to the Owner".  This is the policy for every client.  We do this so that we can provide great service and great rates to all of our valued clients.  The vendors agree to these terms in return for the guarantee of business and payment arrangements.  As a result, they enjoy a business relationship that does not require them to invest in extra time spent devoted to customer service, as that is our forte.As it stands, you know how your money was spent because we have told you, both with statements and with actual work orders, detailing the costs assigned to all work performed.  An internal audit revealed a total of 187 responses both from and to you via email, in an attempt to both answer your questions, as well as teach and educate you.In closing, we realize that we cannot satisfy the needs of every client, and that we are not a perfect fit for every situation and property.  What we specialize in is property management that provides profitable returns for the owner and nurtures his or her investment, and we have more than satisfactorily performed this task for you.  The fact that your complaint did not mention irregularities with rent collections and disbursement, maintenance and repairs that were not performed, tenant satisfaction and remediation, or any other complaints, really says it all.We wish you well in all your future endeavors, and we hope that you find success as you define it.

I do not understand how a business can make me wait for months, and now decides all of the sudden that they do not provide the invoices after all. 
It is highly questionable who they hired and if it was a licensed and insured professional. I have to doubt this since they are unable to provide invoices or even details on what has been done. An example of this would be a $546 charge to install a shelf in a closet...which wasn't missing in the first place and the repair not approved by me. If no invoice can be provided I have to doubt if any work was done at all (in this case, the amount was reduced to $200, after months of asking for it - it is just an example of why I insist of seeing proof of what has been done and by whom).
