My security deposit was not returned after move out. I gave them 30 day notice of vacate, written notice as well. They did a move out inspection and said money would be returned within 30 days. The money has not been returned in 60 days. And they will not contact me or even state why.

You should have your check any day now. I apologize for any delays and I don't like to offer excuses, however, our main office in Utah has experienced a large amount of turnover in the accounting department. Our office does not handle refund checks. They all come from the main Utah office.

I had a contract with Real Property Management (RPM) Twin Falls, ID to manage a home I own. For 5 years they have signed off on every annual inspection that everything was in good working order and the house was in good shape, with good renters taking care of the home, as RPM states they will ensure as managers of my property. In Fall 2019 I got a call from my manager Robin stating the baseboards were not working in the entire house, and the renters were using space heaters throughout to heat my rental. RPM quoted me approx. $1500.00 and I gave them the go ahead to install the heaters. The Idaho housing market being so hot, and the recent death of mother, I decided to sell the house in 01/2020. I got an offer immediately and accepted it. When the inspector went through the home, however, he found water leaks, wet floors and walls, and mold throughout the premises. My home was unsafe, wet, moldy, dirty, with many holes in the walls, the carpets ruined from years of stains, and never being shampooed, and we learned the baseboard heaters had not worked for 3 years. The renters used the front lawn as a driveway and there is now no more lawn in the front. My rental is trashed. The house was pulled off the market, unsalable and unrentable. I told RPM I would not hold the renters to the lease with the mold situation, and they moved out 8 months before their lease was up. I went to RPM office twice to just get the security deposit to help with the expenses. I asked how I could get out of the contract with them for my mother's house. Robin told me to write RPM a letter and I could get out that day which I did, we both signed it, expecting the security deposit back from that home for a total of $2,075.00. Yesterday I got an email from Robin at RPM for a bill for $925.00 stating I owe them for 3 months leasing fees on both houses, one that cannot even be rented, and $370.00 for the wall heaters, though they kept 2 months rent for bill. They cost me my home, and now want more.

I do understand your frustration and I am trying to determine what happened to your property. I hear one story from one person, and another story from someone else. I responded to an email today asking for you to send me a letter that you and a representative of our office signed to settle this dispute. I would be happy to help you. I can track down the work orders to validate baseboard heater work in your house. The water issue could be caused by the tenant never reporting a leak from the unique walk in tub used in the main bathroom. If that door was not sealed properly or opened too soon we know water could be an issue. Maybe the tenants didn't report their mistakes - I don't know. Once again, please get me the letter so I can see what was agreed to between you and RPM.

Things where okay until I went to move out. The property manager that I dealt with is uneducated on Idaho tenant laws, unorganized, and rude. It has been a nightmare fighting back and forth on situations that should have been avoided should have they been more educated and organized. I advise everyone to check your security deposit refunds, and keep receipts and records of all payments made. I would not recommend to anyone at this point.

Hi ***, I understand your frustration with your move-out. It did take longer than we expected and we apologize. You are upset with us for using a portion of your security deposit for cleaning after you left the apartment. Section 1.4 of the lease clearly states that the cleaning of the unit must be "to the satisfaction of the Lessor". I agree, the coding we use on the billing system could be improved. $268.20 for cleaning, burner pans, and bulbs is confusing. It should really just state total cleaning.
We are sorry you experienced a bad move out with us. We perform about a 100 each year and take pride in our customer service. We let you down.
