To Whom May Concern: In regards to the flooring at [redacted] 's unit, located at [redacted] **, we at Real Property Management have spoken with the owner and tried to resolve the issue with the flooringWe have presented the owner [redacted] with options to resolve the issue but she has not been willing to consider any option other than a full refund which we are not willing to give her as work has been completedWe are not willing to offer a full refund.We have offered to have the vendor who did the work on the floors come back to re-finish the spots that are the issue, and then come back after the tenants move out to re-finish the floors again at no chargeThis was not acceptable to [redacted] as she does not want to inconvenience the tenantsWe offered to have the vendor re-finish the floors again after the tenants move out as she doesn't want to have work done while the tenants are living in the residenceAgain, this was not something [redacted] feels is acceptable As mentioned above, the floors were re-finished, although there are some areas that need further work and a spot re-finishThe floors, previous to our vendor, appeared as though they had not been refinished or sealed properly for a long period of time which is concerning as they required extra coats of sealant and more work than would normally have been a part of this jobIf you were to have seen the floors and their condition beforehand, you would see that there was a major change to the floors, but bringing them to a brand new condition was not possible given the state that they had been in before work took placeReal Property Management

To Whom it May Concern: We understand the tenant's concerns about the possibility of health issuesThis is why we hired ServPro, a leader in water and mold remediation to handle the repairs at the propertyWhile we do try to do our best in informing our tenants, we are not experts in water and mold remediation, this is why we hire experts to do this workIn this case, as soon as we were made aware of the issue at the house we contacted ServPro and scheduled an estimator to come out as soon as one was availableThen we began the work as soon as they had a crew ready to startWe had testing done after ServPro was initially at the property and called them back again to ensure that the work was done to the highest standard for the tenantsWe did not delay work and tried to move work along quickly as was possible with the vendorIt can be frustrating to have work done in your home, and we have done everything we could to minimize the interruption into our tenants lives and get the work done as quickly as possibly with the best vendor we could find for the jobThank you, Real Property Managment

This could be the cause of the delay in receiving the keys. I am rejecting this response because: The address provided and my business address and since it is a mailbox someone is always there. I did receive the keys . However, the post date and picture of the text that I attached from the property management manger confirmed that it was recently mailed out. It is important to be honest and your customer service level was poor. I have written evidence and pictures to prove this and would be glad to share if you are interested. I'm OK with closing this case but I felt it was important to respond since you we not honest with your respond.

Review: RPM managed a rental property for me in Washington DC for two years. Over the two years I had the same tenants in the condo. Upon the end of lease the tenants moved out a week early. Between the time the tenants vacated the property and the time RPM did the inspection walk through without the tenants the HVAC wall units on both levels of the condo had been removed from the premis. RPM was aware of this as there were two giant holes in the wall where the units were suppose to have been. However RPM informed me of the inspection and told me everything looked great. I had planned to visit the property before resigning RPM to manage the property again. Upon entering the condo the very first thing I noticed was the missing units. This constitutes to me as damage of the property which I believe is what the damage deposit is required to cover. RPM however did not see it this way and returned full deposit to the tenant. I hired and paid RPM to protect me in an unfortunate situation such as this, which obviously they did not due. Currently I am out the cost of over $2,000 for repair and RPM will not allow me to collect the tenant deposit which they currently have held on to for 60 days at this point. The HVAC units were the responsibility of the tenants and the overall condition of the condo was their responsibility until the date on the end of the lease which they signed.
