Rental deposit not returned.
I rented the house from June 13, 2019 to June 5, 2020. I was required to pay the entire rent for June. At the time of checking out the rental lady said that if would not be a issue to get my deposit back. After 12 emails and phone calls later the manager said that I would not be getting any deposit back because of replacing light bulbs, touch up paint, and touch up nail holes and remove trash. She also added repair door bell and door knob. According to her this took them 7 hours to complete at *** dollars per hour. I knew going into the rental that it would be temporary. The only thing that I hung on the wall was one wall clock. I live alone with my son, so I needed no touch ups or lights replaced. Nothing was wrong with the door bell or door knob. The company made these things up to keep my deposit which is an unfair for a single parent and not a fair practice.

Desired Outcome

I feel that I should be given at least *** dollars of my deposit back and the biggest thing is that the general public needs to know that this business is not conducting themselves the way that it should. It is unfair.

So this complaint about paying rent for the entire month of June is strange as that is when the lease ended, the lease does not end earlier because the tenant decided to move half way through June and this was clearly explained to the tenant. As was the security deposit refund process which included the disposition that was also provided. The disposition is based on labor and materials needed to for the make ready in compliance with the lease, photos are also part of the documentation process.
I am confused as to why the tenant "feels" like she should be given at least *** what is this based on other then feelings. The tenant has also made her feeling clear on social media as well, which is her choice but at this time we consider the matter to be closed.

350 dollars is fair, because I only placed a wall clodck on the walls and to my knowledge I had no light bulbs out. And yes, I did a google rating of the business because other perspective renters need to know that this business has unfair business practices and others need to know. Nothing was wrong with the door knob or door bell. The *** dollars was for the so called 7 hours of labor that it took to fill in so called nail holes and replace light bulbs. I completely understand that people need to pay a deposit...but you as a business should list it as a NON refundable deposit because you lie to keep the deposit. If you would have been honest and done the deposit process fairly, I wouldn't be contacting the Revdex.com for a resolution. This is the only time in my life that I have had to do this and the general public should be made aware.

Company failed to vet a tenant and I am requesting a refund of all the management fees based on the inadequate service provided.
The company placed a tenant in my rental unit on 26Jun17. The company failed to vet this tenant and he left Sept 2017 breaking the lease and not paying even Sept rent. The management company failed to complete a background check, a reference check, or an employment check. Per the application submitted by the tenant the tenant did not make 3x the rent; therefore he did not qualify to rent the unit. The application for the tenant does not provide a phone number to the applicate. The management company told me the applicate was a police officer and I instructed them to reduce the rent from 875.00 to 775.00 as we are police friendly family. When I reviewed the application (after tenant moved out) it was note that the tenant worked for only 1 year at a rehab unit as a counselor, he was in fact not a police officer and this statement by the management company to me was a complete lie. Additionally, I hired the management company to paint the unit light grey, unfortunately it was painted baby blue and requires a complete repainting. I am an out of town owner and did not know the paint color until the tenant moved out and I was able to enter the property.

Desired Outcome

I am requesting for a refund of all management fees totaling-1008.33 associated with this tenant and a refund of the painting fees totaling 1859.09. Final total of 2867.42. Or I would agree to allow the management come and repaint the unit with a light grey as originally requested and a refund of the management fees.
