When renting they DON'T repair anything!! Had water leak the entire yr that I as in the place! Frig needed repair! Outlets worn & sparking when touched! Blinds needed replaced. Called for repair, NOTHING. Not until the place was being sold that they wanted to clean & fix things. informed that I had to vacate the property bc owner was selling. & had the nerve to KEEP my security deposit! I scrubbed the dayum floors cleaned up the sorry *** kitchen bc the money was needed to move. If I didn't need it I would have left it as is! but trying to be a good renter, I did want was right. But they take my money! The place was spotless! made sure of it. Please watch this place b4 you rent! I am contacting a lawyer! not telling who else they do this do. Thinking its in their so called rights.

Company not complying to our demand letter (Certified Mail - Delivered 9/23/17) going over their excessive charges withheld from our security deposit.
We, the previous tenants of 98 Plumage Ln West Palm Beach, vacated this property on August 15, 2017 (two weeks before lease expired). We have disagreed with the excessive charges itemized in their security deposit letter sent to us on Sept 16, 2017. We disputed some of these charges by sending out a Certified Mail demand letter they received on Sept 23, 2017. I gave them 7 business days to reply with copies of invoices to show proof of these charges. I also included a copy of a check they cashed about a year ago for a replaced item that they are deducting from the final security deposit again. So we are being charged twice for this item. Today is 10/12/17 and we have yet to receive any communication from them.

List of disputed charges:
- Sliding door screen torn and not moving $65.00 (Door never worked due to weather exposure and rusted sliding wheel. Screens are supposed to be replaced by the landlord at least once annually, or when necessary. Please refer to Florida Statute Section 83.XX(X)(b)).
- Back light not turning on $9.50 (The circuit is fully operational. This should be considered normal wear and tear).
- Pull and clean A/C coil - $370.00 (We changed our A/C filter once a month. Per the lease agreement, the company/landlord would perform any additional professional maintenance).
- Replace downstairs toilet (could not remove object) $336.67 We consider this a fair charge but We already wrote a check for this amount for this same item. I attached a copy of the check we wrote to the company with our demand letter that was cashed at the time it was replaced.
- Replaced 2 30" closet door tracks, guest bed fan toggle, Master Bedroom toilet seat, 2 door locks $225.27 (We believe these items should be considered normal wear and tear. Also, only one lock was replaced, one was just tightened so we are expecting some reimbursement for this).
- Deep Clean $203.00 and Carpet Steam Cleaning $185.00. These charges seem excessive since we left the house clean after spending an entire day doing so. We were not expecting to see more than the $65 per item deducted here per the original lease.
- Parts trip charge $63.00. Please confirm this amount is accurate. Seems a little excessive to pick up replacement parts.

These people are not running this business on good faith and will not hesitate to charge both the property owners and tenants with ridiculous fees/charges. There were other cases online that shared similar experiences with them. My neighbors and one of the maintenance workers knew this was a common practice with this company. We never had any issues with other companies in the past.

I explained in my Demand Letter that I will gladly sue them in court for more than just my fair share of the security deposit. I think I have waited patiently enough time for them to respond. I will be filing this case promptly in court if they do not work with the Revdex.com to resolve this.

Desired Outcome

I am seeking to receive back the $336.67 for the replaced item that we already paid for in advanced. We would like to receive copies of the invoices that generated these charges and to receive a fair deposit refund from any excessive service charges listed on my previous statement.

This complaint was resolved with the consumer the date that it was filed. I called and had a very nice conversation with *** and reached a mutually acceptable resolution. *** said he called and talked to an agent at Revdex.com who said they could not retract the case since it was subm9itted to the business. The agent then advised *** to go on line and close the case. *** indicated he then went on line and closed the case. Please see the attached pdf of emails indicating the same. This looks like an oversight by the Revdex.com. Again this case is amiably and positively resolved between the parties. I am requesting the Revdex.com to close the case showing a positive outcome. Thank you!
