When a tenant moves out we do an estimate to repair
and get the property back on the market for re-rent as quickly as possible (Your
property was only vacant for three days).
We then do a security deposit disposition and refund minus repairs to cover any of
damage to the property
caused by the tenant The only work orders were for a light cleaning
(tenant will be charged), paint and patch (tenant charge) and repair the tub leg, and damage to the tub (tenant).
We did charge the owner for the washer taps leaking because the former
tenant reported to us when they removed the washer that they could not get the
taps to stop leaking. Also, the gas was
turned off (property is not set up as Landlord tenant agreement) and the new
tenant needed to have us light the water heater once the new tenant established service
The repair to the water heater came in at midnight and
was reported to us as the following; “hot water heater is
leaking all over the placeThere is about an inch or of water on the floor.” We responded to this work order as after-hours
plumbing leak. The vendor is *** *** *** who did the original call out did not charge for the call out the only charge because we extracted water from surfaces, applied anti-microbial, installed
fans, steam cleaned affected area

I am not sure why this came to our office we do not manage a *** *** *** in either Salt Lake City or San Diego I do beleave the person complaining has the wrong office Please double check and give us a full address Based on the address sent this property in is Baker
