WE are not finished discussing the issues at hand he is w***g on a remedy, sort of speak, (Kevin), but has to contact the Owner of the complex Carpet issues is lot of dust So I used my Son's sweeper, a Bissel, and still getting a lot of dust up Every time I sweep I get a full canister of Dust ground up dirt.no way a carpet can be this bad in short time I've lived hereKevin did see all the dust being under the pad and subfloor.Roaches are still an issue, although he did inform me that the neighbors are being evicted , which is where the bugs are coming from He did see one on my door to closet while he was there. we don't really have any resolution in place is why I am rejecting to close this case Nothing has been solved yet, but I do have confidence in Kevin he is w***g on it I'm ok with that, as long as something gets better A month baby crawling on this nasty floor makes me a little upset

I feel we are getting no where here, I have never in my entire life had to deal with 'bugs' 'Roaches' !!! when my ex husband Father had roaches, they hired *** and the roaches were completely gone in months months I am still dealing with them granted the neighbors are infested, but I have only been treated in the last months if I WOULD CALL CHRIS, THE BUG GUY HIRED BY LANDLORD The one and only time he did not enter the Bedroom was due to her being sick those couple days and wanted to clean up the room, the last time Chris came, I ask him to check the beds and he refused and said there is not a problem, THERE IS A PROBLEM, I AM STILL GETTING ROACHES IN EVERY ROOM IN THE HOMEi am not satisfied with the extermination process hopeful since the neighbor is gone, the bug company will address the whole issue but I won't be satisfied until I see no bugs what so ever I have never ever had bed bugs in my whole life, years, until this apartment So this crap about hitch hikers, is a crock This carpet is carrying something or dust mites, I will not sign off until total bugs are gone I currently have a bedbug in a cup of water to give to landlord as proof there still is a problem and the roaches are NOT ONE HERE ONE THERE, THERE ARE MANY HERE, MANY THERE pictures to prove that as well worse experience ever!!

I am very sorry he has the wrong informationMy secretary as he calls is wouldn't have a clue regarding the leasing agents scheduleSecondly that same secretary that he is talking about tried to reach out to him on multiple occasions prior to his appointment (which was going to be behind another appointment) to see if he just wanted to provide the holding fees before the other person saw itUnfortunately he didn't answer either call and she wasn't able to leave a voicemailSo we were actually trying to help himPersonally I didn't even know she did that until after I responded to this complaint previously. S we actually went above and beyond to try to help himHowever it just didn't work out. I guess the most important question is what did we do that was illegal even if what he is saying is true? That still wouldn't be illegal or wrongOur duty is to lease the condo out to a qualified candidateWe have no reason to play favorites or pick one person over the otherIt is simply a first come first serve and in both occasions someone beat himWe don't know the guy or have any reason to wrong himI wish him the best of luckThere are others for rent in that community

I had an opportunity to visit the property todayHowever first I wanted to explain that we have done our best to respond to Ms ***'s issues as timely as possibleWhen she moved in and a week later said she didn't think the carpets were cleaned (which they were), we went ahead and sent our carpet
cleaner out againShe has also had the carpet cleaned twice herselfThe carpet actually isn't very oldWe recently took over the management of this property in November of 2015, but we were told the carpets were replaced only years priorSo this carpet was roughly just over years old when Ms *** moved itAt move in the carpet is visually fineToday when I visited the carpet is still visually fine (except for a couple ripples)However she is getting some sort of dirt out of the carpet each time she vacuumsLogic would say that this can't continue forever unless of course the padding underneath was deteriorated to the point that it is turning to dustHowever we pulled up the carpet in different areas today and the padding looks newSo I am personally at a lossWe did agree for her to try another vacuum and give it another week or so and pay close attention to whether the amount is decreasingI also shared with her that I had a personal experience back when I built my house back in where the new carpet did something similar for some timeI don't recall how long however and it would seem her living there months and vacuuming frequently, this would have stopped by nowSo we are going to watch it for a couple week and see what happensIf it continues, my only option will be to contact the owner to see what we can do. As for bugs, we have treated her unit as well as the neighboring unitI think she would agree that we have been very responsive to the treatment of both issuesOur pest control guy has went out to her property the same day in most cases and she has his personal number to call him when she see's somethingWe are also in the process of removing the neighboring occupants who we believe are the cause of the roaches. Ms *** is a good tenant and we don't want to lose herWe are very sorry she is having these issues and we hope to get things figured out as timely as we can. Warm Regards, Kevin

I am very sorry for his experience. However there is absolutely no harm meant here. We work by a first come first serve basis. The first to submit their application and holding fee will be first in line. The first time Mr. [redacted] looked at the property, he simply didn't have the money with him to...

put a hold on the property. Unfortunately someone else looked at the property just after him who did have their holding fee with them. Then however that first applicant was declined and Mr. [redacted] schedule to see the property again. Unfortunately however it happened again. Someone else saw it before him and put down their holding fee. We then cancelled his showing. The first time this happened to him, we explained this to him. The second time around he could have simply called our office and provided a holding fee. However he instead chose to schedule a second showing almost a week out. So again I am very sorry for his experience, but this is how our policy works. We would not be unfair and collect many applications and then choose the best one like some companies do. We simply make a decision on the first one we receive before moving on to the next. I hope this explains what happened. Please feel free to contact me with any further questions.

I actually don't know what else to say that hasn't already been said. I have evaluated the carpet and it appears in good shape. I don't know why she is getting dirt each time she vacuums. However I am not there to see that nor do I know how the dirt is getting in. The carpet is roughly 2.5 to 3 years old I am told. The pad underneath appeared to be about the same age when I looked at it. I pulled the corners up at the corner of the living room (which I agree wouldn't get much traffic) and the one at the base of the stairs which I believe would get a lot of traffic. IN both areas there was no dirt on the pad and the pad looked new. Now I am not accusing the tenant of making this up by any means. However let's assume there is dirt in the carpet (even though we can't see the dirt) there can only be so much there before it is gone. These carpets have been professionally cleaned 3 - 5 times this year. How can there be anything left in the carpet? We already know the pad isn't broken down and is only a few years old. It just doesn't make since to me and I don't know what the tenant really even wants here. We can't replace the carpet. Now regarding the bugs, yes there is a roach situation next door which we are taking care of. We have treated her unit and the last time I was there, she found one bug and said she sees roughly one each week. We have continued to treat the neighboring unit until about a month ago when notice was given for them to move out. Now that they are out, we are going to be able to do a much better job. As for bed bugs, many people think of bed bugs as a bug that only comes to dirty unkept homes and that is not the case. Bed bugs are hitch hikers. You sit on someones couch and they get on and hitch hike back to you house. They are not the type of bug to want to travel through walls. In this case, her first complaint of a bug bite resulted in an investigation and no bugs found. Her second complaint a couple weeks later, resulted in an infestation that looked like it was many months old. In our exterminators opinion, either a new piece of furniture was brought in or a person in this unit is visiting somewhere that has a bad infestation and they are bringing back multiples each time. Regardless we treated and they were taken care of. Then a couple months later she had them again. However when my exterminator went to investigate, she wouldn't let him in to see the mattresses. Regardless we don't know where these bed bugs are coming from. When she moved in, the unit was free of bed bugs and there were no complaints from the previous tenants of bed bugs. So it is highly possible that she is bringing them in from somewhere. Again, this is not a dirty bug. It could be from a movie theater, day care, a friends house, work, etc. However we can't keep treating and treating at our cost. We treated the first time and we technically didn't have to per the lease agreement. So I don't know where this leaves us. We want to do everything we can to help, but we can't replace carpet that looks good and we can't treat bed bugs each time she gets them and especially if she won't let our exterminator in to the bedrooms to see if there are any there. The roach issue will be resolved very soon as the neighbors are now out and we can do a better job of treating.
