Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and find that this resolution is satisfactory to me Regards, [redacted] When I contacted Real Star about the issue I had, they responded first thing the next morning I got a text from [redacted] stating he would take care of my concerns and get back to me asap Within hours he got back to me via phone call and resolved the issue I asked to be let out of my lease due to what occurred & without any hesitation he agreed to do so On Monday morning I met with him in his office and he was more than apologetic about this situation I cannot blame or hold Real Star accountable for actions that were not theirs They went above and beyond to resolve matters & were highly professional through out the whole ordeal I could tell they truly care about their tenants and their well being by how they chose to go about resolving my concerns

Attached is detailed documentation of the close out of the security deposit which includes the following: 1)Move in Pictures 2)Move out Pictures 3)Move out Video 4)Detailed move out charge list 5)Final Statement showing ALL transactions on the residents account 6)Email showing the statement emailed to [redacted] and the request for several changes that were approved and the revised charges and statement 7)Move out notice was submitted on 12/20/The lease ended 1/19/Rent was refunded from 1/20/to 1/31/as documented in the final statementThe lease can be broken with military orders with a full 30days notice 8)Paragraph "Military Personnel Clause" States, "after you deliver to us your written termination notice, the Lease Contract will be terminated under this military clause days AFTER the date on which your NEXT rental payment is DUE." Notice was given 12/20/ and your next payment was due 1/1/which means the lease would have ended 1/30/However the [redacted] did agree to end the lease on 1/19/because of good payments and appreciation for military service for our country We make our best attempt to be fair with both the [redacted] and the resident when closing out the security deposit and go to great length documenting both sidesThe [redacted] feels like he paid for items that should have been charged back to the residents which includes the mirror, blinds and some of the nail holes We are caught in the middle and have to carry forward the ***s wishes if it is fair and we have reasonable documentation regarding the damage Please let me know if you need any additional information or if you have any more questions I can answer [redacted] ***/ [redacted]

Dear ResidentsWhile we and the owner very much disagree on the pet agreement, REAL Star will write a check for the $pet fee sent to the ownerWe will forward the $to the last known address *** *** *** *** ** ***The move out charges were cost incurred by the owner with detailed back (included a detailed video and itemized list)As agreed in the lease, the home is to be turned back to the us/owner in the same condition it was when moving in***

Real Star was a very positive experience for our family..the staff is more than accommodating and we never had to worry about anything..would definitely rent from them again! Thanks Isaac..Kayla and Era for everything!

I am rejecting this response because it is not accurateFor the pet fees,
there should have been a two-page, signed addendum which you did not have and
it was not part of the original contractThat is why my wife and I did not
originally submit a pet feeSomehow, after the fact the first page of that
addendum appearedInitially, we verbally discussed the fee over the phone and
there was never anything in writing (Feb 2014)We never saw anything in
writing until about September 2014; again, it was only one page of what is
supposed to be a two page addendum with a signature which you still do not
have
As far as fees go for "damages"There were quite a few holes that
were present and noted on the mochecklistmore than $worth
Additionally, the holes that we created were from thumb tacksThese holes were
conducive with wear and tear and were less than the size of a pen tip
and you are charging $to repair each? That is ridiculous and absurdMy
intent is to expose you so that other military members are not subject to your
bait-and-switch tactics and that they get things FULLY documented if they are
forced to do business with you
As a follto this Revdex.com complaint, I will also submit to TREC and ultimately
small claims court

“Dear [redacted], Please forgive me. We always try to do our best to communicate well with our residents and make sure we are fair with our owners and residents. The owners of the properties typically do not allow us to refund rent that was due under the lease agreement, waive pet...

fees or not charge for damages occurred during occupancy. I am attaching the lease agreement, tenant statement, itemized move out list, move out video and email communication. 1. Move out notice was given to us after August 1 2014. Per the TAA lease agreement you signed in par 23 the lease would end on 9/30/2014 which is when we ended it. 2. Pet Fees - I recall agreeing to split up the pet fees but I never agreed to waive pet fees. The owners will not allow me to waive pet fees. Par 33 of the lease also doesn't allow us to make agreements outside the lease without putting it in writing. 3. Move out charges - The move out charges were adjusted ($100 credit given and charged back to owner) to where the owner paid for items that you caused while living there. I am rejecting this response because: We were charged for items that we had listed on our move in form. I asked [redacted] several times (by email and by phone) for a copy of the move in form. [redacted] told me that we never turned one in. On July 2, 2014 I forwarded [redacted] a copy of the move in form to show that he did overcharge us. He never responded to my emails.  He responds by glossing over the truth and never answering the questions directly (like a politician!!) He lied about the move in form and overcharged us for pre-existing damages. Not only that, but we had put money into the house and took exceptional care of the rental property. I would warn anyone to NEVER do business with this corrupt company that LIES and STEALS. [redacted] is a fraudulent business owner and has no integrity. Attached is the move in form signed by [redacted] himself!

I am rejecting this response because: The items listed such as nail holes and broken mirror were pre-existing items in the house and documented in the move-in form filled out by [redacted] and [redacted]. There is no move-in video showing the condition of the house. The move-in photos do not show the details of the mirror, nail holes, etc. The charges are fraudulent. Not only that, he is charging these fees AFTER he sent us our refund!
 
Where is the move-in form document? I have emails showing that [redacted] does not respond to the request of the move-in form:

I saw no photos of the condition of the walls that had been painted by the [redacted]. The master bedroom and smallest bedroom (of the three) were a yellow color when we moved in. I also want any photos showing as much detail of the property upon move in as the move out video. This will aid in my case to prove that we should not be billed for the pre-existing condition of the house. We do not own the house, the [redacted] does, and is therefore responsible for normal wear and tear of the house. The [redacted] cannot bill us for what he is responsible for. And I know for a fact that cleaning the house did not cost $565!Military family,[redacted] and [redacted]
