To whom it may concern, [redacted] (***) hired Reality Contracting as an installation contractor only, after she had already begun remodeling her house herself and after she had already ordered all of her flooring, base molding, casing, interior doors, cabinets and countersEverything with exception to the flooring that [redacted] ordered she either ordered wrong or changed her mind on details after orders where already placedKeep in mind everything she chose to be installed in her house was a custom order so there where no returns or refundsRight from the beginning with the first order of pre painted trim, it was exactly what she ordered but there where random amounts of separate sized trimsThere was either to much of one or not enough of anotherAfter supplying sample size pieces of trim to mach up the casing/heads on the doors/ windows and base trim [redacted] changed her mind on the size of all of her trims(not included in my estimate) I worked out the return of all of the trim that [redacted] had ordered, measured for all new trim and placed the order with the supplier on ***s account [redacted] added areas that she wanted trimmed throughout the project that where not on my original estimate so we had to place a couple more trim orders [redacted] did not want to see any nail house in the trim so I told here that we could caulk over the holes with white caulking or bondo the holds witch would require major touch up and she could buy some touch up pain and paint the areas neededI was not aware that the manufacture of the trim also has a touch up kit with touch up paint and a crayon like filler stick, this touch up kit arrived with the last order of trim after we had already filled almost all of our nail holes with caulkingThis was very unfortunateThere is a specific order of installation of products on a remodel like ***s, flooring, cabinets, doors then trim***, her husband and granddaughters where all living in the house during the remodelAll of the existing flooring, doors, trim and cabinets where included in my estimate to be removed, once we removed the cabinets/counters they would have no kitchen or kitchen sinkThe plan from the very beginning was to wait until the new cabinets arrived at the supplier so they where on hand and ready to be installedThe flooring showed up roughly a week and a half before the cabinets [redacted] was very ansi and wanted to get the flooring installed right away, I reminded her that we would have to remove her working kitchen in order to install the new flooring and she would be without itShe settled down and agreed we should wait for the new cabinets to arriveThe cabinets arrived on May 8th and we began demolition on May 9th [redacted] told me before we stated the project that her previous refrigerator had leaked a couple years back and that was why her existing flooring was warpedWe both agreed once the old flooring was removed we would as the damage to the sub floorThere was mold on the sub floor but structurally the sub floor was sound [redacted] and I both agreed that It would not be necessary to spend the time and money cutting out the sub floor and replacing it, it would be most beneficial to treat and kill the mold [redacted] had been using a primer called Kilz and she thought it would be wise to prime over the sports once the mold had been treated, [redacted] made a trip to the hardware store specifically for mold killer witch I have a text message on May 9th verifying [redacted] treated the mold after work one evening and the following day we began flooring, [redacted] did not have time to prime over the areas so she pointed me in the direction of the primer and my employee rolled the primer on (not included in estimate)It took us days to install the flooring then we began on the cabinetsWe installed all the upper cabinets and the tall pantry cabinets, at this time [redacted] and I spoke about the panel between her cabinets and her refrigerator and she decided she did not what that panel installed just the outside panel to hide the exposed edge from the dining room/hallwayBy mistake I had installed the upper cabinets roughly 2” to low (to be figured out the following day)We then installed the lower cabinets and end panels, I did install the end panels 3/4’’ to far back, (again to be figured out later)Once my mistakes where discovered [redacted] and I spoke about them, the raising of the upper cabinets was an easy fix and [redacted] was ok at the time with the end panels being 3/4’’ backover the next few days [redacted] had decided that she was not ok with the panels and emailed to supplier to come out and take a look, (not telling me she was unhappy or the supplier was coming out) the supplier got ahold of me prior to the onsite visit and let me no what was going onDuring the onsite meeting [redacted] said very little, the supplier and I where able to come up with an easy solution order new panels [redacted] had changed her mind about the cabinet above her stove after ordering them and did not tell me so we had installed that cabinetThe new cabinet was about weeks out at the time of the new end panel ordering so they where able to just add the new panels to the existing orderOnce the new cabinet and panels arrived we got them installed, [redacted] then decided she wanted the original panel in-between her refrigerator and cabinets installedThis was an issue because the way the lower and upper cabinets did not align, (suppliers oversight)The supplier was notified and a cabinet was orderedAgain once the cabinet came in we put it in along with the new panelNone of these changes where on my estimate and nor was [redacted] billed for the added timeNow to the doors Doors take roughly a week to rive, cabinets about weeks [redacted] ordered the doors when she order the cabinetsShe did not coordinate the doors to be painted the same color as her trimOnce I found this out (roughly 3-weeks after the order was placed) I coordinated the delivery of the doors to the paint shop then the delivery of the doors to ***s houseThe Finisher was roughly book out for weeksOnce the doors where finished the supplier stored them in there warehouseWhen we where ready for the doors I called the supplier and coordinated the delivery, the delivery truck was block from from ***s house when she called the supplier and told them they could not deliver the doors because she did not have the room to store themWe where scheduled to install the doors the fallowing dayThe delivery truck then returned to the warehouse, and called meLuckily I was able to talk to supplier into leaving the doors in the truck for the night and delivering them first thing in the morningAfter [redacted] had order all of the doors she changed her mind about the swing of the bathroom doorShe told me she wanted the supplier to give her a credit for the customs door she order and she wanted them to supply a new one to swing the way she wanted [redacted] did not no how to order the new swing of the door so she asked me to and I didThe door took weeks to drive then another week to be paintedDuring the installation of the doors we needed to trim the bottom of some jamb legs to make the door sit closer to the floor and on others we need to leave the legs long and trim the bottom of the door so it would clear here existing carpet or pantry flooringThe trimming of the bottom of the doors was absolutely %necessary otherwise the bottom of the door would catch on the carpet and not openDuring the installation of one of the doors my employee cut the top off the door instead of the bottom accidentallyThe door that [redacted] decided she wanted to swing a different way coincidentally was the exact same size as the one cut wrongI offered to pay for the ruined door and [redacted] said “no it is ok, we have an extra door anyways”My last visit to ***s house she was irate that her door was cut wrong and ruined and that I was doing nothing about itI addressed that fact that I offered to pay for it right from the beginning and told her if she wanted me to I still wouldShe was happy that I was going to do thatHere doors ranged from $318-$I called the supplier to confirm the price of the ruined door and it was $and change, I gave [redacted] a $credit on her invoiceWhen the pantry door was installed the jam legs where not cut short enough, at the time [redacted] said “she could live with it” so we left itDuring the last time I was at ***s she was very unhappy about the gap between the door and floorThe door was fully functional and trimmed out on both sides, I told [redacted] that I would remove all of the trim and the door and trim the jam legs then re install the trimshe was happy with that [redacted] ordered transition strips when she order her flooring, of witch about %of them where the right sizeWe installed all the ones that would workShe is still trying to coordinate with the supplier to have custom transitions made do to the thinness of her new flooring and the massive thickness of her carpetDuring that last visit [redacted] had brought up that she had a squeak in her floor and she wanted me to schedule another contractor to come in and take a look at it, then I needed to pay them to fix itI told [redacted] that was absolutely out of the questionAt this point I was only going to fofill my contract and then I was doneI had done far more than my original contract [redacted] has also mentioned that her new floor will be ruined because it is “squeaking/moving”, that specific floor is a floating floor and is deigned to meIt is not designed to squeak but it is designed to move and float freely in the house with expansion and contraction [redacted] has put the blame on Reality Contracting for her project taking weeks and that is absolutely not Reality Contracting’s faultIf [redacted] had stuck to everything she originally order Realitys portion would have only taken about weeksThe mistake of the end panels being set back would have prolonged Realitys portion but would not have stopped the counters being installed and the kitchen being put back togetherWhen I left ***s house after completion of our contract I asked her if she would write me a check then and there for the remaining balance, the then pointed out that on the contract she had days to payAbout days had passed so I sent [redacted] a text message asking if she was planing on sending the check, no replyA couple days later I emailed her a new invoice, no replayA couple days following that I received a very nasty and hostile certified letter stating she was not going to pay and she wanted Reality Contracting to pay for repairsThe same hour I received the letter I went directly to the court house and filed with Small Claims (case # [redacted] court date Sept14, 2017) [redacted] currently own Reality Contracting $This project was bid for roughly hours and Reality Contracting has put over hours into the completion of the projectThe supplier has offered to write a letter confirming that Reality Contracting has done everything possible to make [redacted] happy and has completed in full the installation of all materials orderThey will also verify how difficult [redacted] has been to work withThe supplier will also be writing Reality Contracting a letter to take to the small claims court
