The customer has a contract with us for cedar siding and I am not sure why they think we are doing anything other than thatI often tell people and our team, aside from wanting to provide what we agreed upon, we have a legal contract and have to follow it. The customer is
getting the cedar siding per the terms of the contract. As far as a price increase, we never intentionally delay to pass on an increaseBefore we pass on a contractual increase, we review the entire process and if there was a delay on our part we add that to the contractual time lineThis contract was signed 9/28/We give a day price lock which ended about 12/26/2016. Their loan did not fund until early March, months past the day price lockThe customer had engineered plans in NovemberSo in November they had everything needed from us to get a building permit and a loan. I am sure there may have been a questions from the planning department as is or from their lender, but we did not prevent them from being ready for construction within days of 9/28/A manager is visiting the site this week to address any concerns they may have with the site

As I understand this, our construction manager cared for this and made arrangements to assist

We have resolved the issues with the customer and are moving forward on the project

We are so sorry the customer feel this way and I welcome a call to discuss their concerns. Our number is 253-926-I do not want to argue facts as our goasis to assist our customer, however I must point out a few things. Nationally there has been a trade
shortageA quick search on Google and you can see this is true and you will not need to take my word for this. Unfortunately, that is affecting most contractors schedules, including usWe also had an Oregon winter that brought one of the rainiest records in years along with major snow that shut most things downThose are not excuses, but facts that did affect schedules as wellfinally, the contract build timeis approximately days, not 150. That being said, we are sympathetic to the frustrationsWe are just abut completeIf they want to call and discuss things, we may be able to look at the added cost for the any loan payments and see if we can assist with that. Complaint: ***I am rejecting this response because: The statement made is inaccurate Reality homes has not fulfilled its contractual obligation on this homeThey refuse to comply with the specifications outlined by the contract hence the work is either deficient, incomplete , or damage done by their subs or other trades working on this homesecondly this home does not have a final by the building departmentthe punchlist walk-thru on this does not even happen until the home has passed inspection and substantial completion is agreed upon.The implied warranty does not apply to the current condition per the contract until the home final has been complete and the home has met the standards for quality control set forth in the contractThis is just another stall tactic or a way of passing the contractual obligations onto the client and this is unacceptable to us. If what they are saying is true then have them attach a copy of the signed contract that shows how they arrived at their conclusion.Sincerely,*** * *** ***

We wish we could satisfy the *** family and they could enjoy their homeI do not see this happening and at this point we encourage them to take advantage of their 2-warranty and the provision for disagreementsWe spoke to Mr*** and asked for a final list so we could complete his homeHe gave us that and we completed those, even though they were beyond our agreementEach time we complete items he finds newissues stating that his home is not complete as long as he finds issuesSo again, at this his home is complete and now needs to be handled as a warranty claimHe can contact our construction department to receive the form (they are at *** or email ***@realityhomesinc.com

We are eager to complete everythingWe spoke to Mr*** and made a listTo our knowledge everything on the list has been completed. Mr*** would not sign a formal punch list, making it difficult to detail what is agreed to be fixedAgain, at this point we verified everything is
complete. If anything on the list was not completed, we would like to see the list emailed with any times not complete

Complaint: ***I am rejecting this response because: the response given is not true and the work they are saying is complete is not complete there is still raw taping compound and no texture and other items that have not been addressedI have made phone calls and my son has e-mails and nobody has called backThey keep referring this as to punch list walk thru that needs to be signedThe work addressed on the list is a list to complete home per contract specifications and quality as outlined in contractThe people that walked thru apparently no longer work for realityThe people that took over have no idea of what is done or not because as usual they do not supervise and or come out to the home to know what is or is not done. As stated in the original complaint this home is year past its original completion date!! This has cost me year of additional housing power water etcto fund this build timeWhen the home is complete which means that they have completed there contract then we will have a final walkthrough and address any issues that remainThe burden on defining proper or improper work has fallen on our shoulders consistently thru out the duration of this projectBecause reality does not do quality control they do not supervise there subs and they deny anything that needs to be done first, to burn up time and eventually admit they are wrong and attempt to repairThis home has sat for months with little to no progress or even regress depending on the severity of repairs and or reworkYou can verify a lot this thru the local building department as well as review all personal e-mails if needed. We are eager to work with Mrs***We would welcome a call to explain and discuss the situationFor example she felt the plumbing was not completeThe plumbing was complete but we needed water connected to the home, which per our contract is the responsibility of the
homeownerThe only outstanding item with plumbing was the caulking of the fixtures, which helps secure them to the groundWithout caulk the fixtures moved a bit and she felt it was not complete. However, until the home has water, plumbers do not caulk because they want to see if there is a leakIf the fixture was caulked and there was a leak it may not be noticed for months or longerNow that water is connected to the house, which happened in the past two days, the fixtures have been caulked and the plumbing is compete.
There was an error on the edge selected on the granite countersWe understand that customers blame us for mistakes. The facts are this was a poor decision by our granite supplier and not by usWe are not making excuses and will correct thisBut our paperwork clearly shows the proper edge this was sent to the company used for installThe granite company installed the incorrect oneWe will replace the granite with the correct edge if the customer would like.
There is also concern over locations of the pendant light for the islandThe lights were set before the island was installed.They were also set to where the island is located according the the blueprintsThe customer asked the carpenter to move island and now the lights do not line up with the islandHad the island not been moved by the customer the lights would be accurateShe says the island would not work per design, but we assure you it would have worked.
During construction the homeowner also installed electrical in the home which is a breach of contractWe had the right to remove the work and restore it at a cost to her. However we decided to kindly work with her and allow the work the stay.
In all, we have tried to be fair with the customer and work with herThe home is called in for final inspection today and any issues that are wrong and outside of the agreed upon standard will be fixedOur goal is not to fight, blame or argue, but to work with the customer to ensure she has the house she asked us to build

Complaint: ***I am
rejecting this response because: I have been attempting to work with my project manager, the construction manager and their supervisor for two weeks and continue to make no progressThere is no explanation for the extra cost of concrete and No one is willing to admit that Reality did not pour the concrete as agreed upon and did not discuss changes to my foundation before pouring the foundationThe extra charges to my foundation are extremely excessive and there is no explanation for why I am being charged for double the cost of the foundation. We do agree with the customer, this is mathAs we mentioned, we will have a manager come measure with the customerWe (our contractor we hired who told us how many yards were used) may have made an errorIf so, with sincere apologies, we will adjust the invoiceFor now, the home is
moving forward and the invoice is pausedOnce measure with the homeowner on site we will address the yardage with the plans and contract allotment
