In less than 10 years under Realmanage LLC management, our community in Kissimmee Florida is completely destroyed. A president, without consulting the owners, engaged the community in a $ 1.6 millions debts. Last month, another president signed a contract of $ 100 000 more than expected. She was part of an outgoing illegal board. She signed the contract a couple of days before a tricked election held by the Realmanage manager.

We closed on our townhome on 4/20/2016. We receive and pay $255 in ***tion dues to *** on a monthly basis.

On 5/16/2019 we received an invoice from the Fisher Farms Master ***tion c/o Baum Property Services in the amount of $615.72. The invoice included:
*** $95 - balance brought forward from 12/31/2015
$190.72 in annual master ***tion assessment fees for 2016, 2017, 2018, and 2019 ($47.68 per year)
$140 - legal fees
$190 - lates fees (incurring monthly from 2/29/2016 - 4/30/2019

We immediately called Baum Property Services as this was the first invoice we received since purchasing the home in 2016. We explained that we were unaware of the Master ***tion, and that had we been aware/invoiced, we would have paid the assessment annually. Baum stated that they had just become aware, in May of 2019, that we were the new owners of the home and that we were responsible for paying the invoice in full.

On 6/6/2019, we sent Baum Property Services a check in the amount of $143.04 ($47.68 annual fee for 3 years of our owning the home - 1/1/17, 1/1/18, and 1/1/19). We explained that we did not feel we should be responsible for legal fees incurred prior to our owning the home and late fees incurred on charges for which we never received an invoice. Baum cashed the check and sent us a new invoice on 7/8/2016 in the amount of $482.68 with additional late fees charged on 5/31/2019 and 6/30/2019. We now know they will continue to invoice us monthly and accumulate late fees until this debt is paid. A debt that we should not be responsible for.

We confirmed with our real estate attorney that no paid assessment letter for the master ***tion was provided at closing.
We have also spoken to our neighbors and they receive invoices annually from the Master ***tion for $47.68. We have paid what we are liable to pay as homeowners. We are looking for Baum to remove the legal and late fees ***ted with our account.

This unit closed without a paid assessment letter being requested. It is the responsibility of the closing attorney to request such a document. The title compan;y involved in the closing should have caught the oversight. Without a paid assessment letter request being made the ***tion has no way of knowing that a sale has taken place. The homeowner should have gone to the title company to request reimbursement for any legal fees. We have however, waived the fees.

THE MOST CORRUPT ORGANIZATION AFTER THE CHICAGO GOVERNMENT. LAUNDERING MONEY AT IT'S BEST. IT'S OBVIOUS AND NOTHING YOU CAN DO ABOUT IT, BESIDES LEAVING THIS REVIEW. THANK YOU FOR NOTHING BAUM PROPERTY, DAVE ESPECIALLY, THAT FAT CROOK.

Management doesn't respond appropriately and makes their residents pay for damages caused by the roof that is owned by them. After a month went by they finally agreed to fix the roof but made me pay for the mold damages that the improper installation of the roof caused.

This homeowner was selling her unit and wanted to close during the week of the polar vortex. A maintenance man was sent to her unit and found that the mold was not an association issue. Due to the weather it was unsafe at the time to have a roofer inspect the roof. It was recommended that she not have her humidity set so high in the unit and that a vent that was sealed over from the inside be opened up. Once the weather permitted a roofer was sent to check on the roof. This matter was turned over to the attorney for the association to review and he was in contact with her attorney.

The cause of the mold was due to an improper installation of a roof/soffits put on and owned by the association with a roofing report to back up this claim. Knowing that the soffits for the roof were not cut to vent properly, the association chose to only fix my unit requiring other tentants to have to deal with mold and ventilation issues in the future. Requiring the home owner to pay for damages caused by an improper roof/soffits installation was very wrong on the associations part. This will be brought into small claims court as well.

This company has given orders to destroy my underground cable. They respond to emails with false information. They will not provide information or copies of client's files. They won't justify charges on client's accounts. They are rude and unprofessional. Mike Baum won't acknowledge anything. They hire workers to cut lawn and shovel snow and never inspect what damage the workers did. They state intentions in an email which are false. They give homeowners they represent (homeowners they work for) the run-around and do not . This company is one no one should hire. They place false charges on accounts and, when asked to send documentation, they ignore any request and send nothing. This company does not manage property, but harasses homeowners. This company treats homeowners differently -- catering to some and treating other with such an immense amount of disrespect. They state they will send emails on to the board of an association as they will not provide contact information when requested. They are abusive and do nothing productive. This company is a joke and no one should hire them for any kind of property - related issues. They recklessly and carelessly tell landscaping to dig up homeowner's lawn without doing the proper inspection of the property. Then when asked about the problem, they say it is resolved. Worthless company. Extremely worthless.

Hi

Baum Property Management has nothing to do with her cable problems. We did not interfere in any way with her cable line, or order anyone else to disrupt her service.

it appears that the landscaper accidentally cut the cable. Even tho Baum Property has nothing to do with this, we want to help and have called the landscaper to help resolve.

The only party that can repair the cable is the cable company. She has been told to call the cable company and request that they repair the cable. The landscaper has agreed to pay any costs associated with the repair.

She must call the cable company to request that they make any repairs necessary.

While we are sympathic with her problems, most of the info in her complaint is either false or misleading.

Baum Property Management did not direct anyone to cut any cables. If the landscaper accidentally cut a cable, all this person has to do is call the cable company to repair. If there is a charge for the repair, the landscaper has said they will pay it. Simple solution. In addition, we dispute most of what she has said

I am rejecting this response because:

This company's actions are very very irresponsible. What is disputed? They state nothing. A homeowner's cables should not be cut at all. It was reckless and careless and very irresponsible. They issued a work order to dig. Replacing underground cables is not simple. Making light of damaging property is unbelievable. This company has made comments about homeowners to take attention off of their irresponsible destructive act. This was a careless, reckless, irresponsible act. Internet service and cable was spliced and this act was out of my control. What was done to my property -- issuing an order to dig without taking necessary precautions and safeguards. This is negligence. This is proof of an unconcerned, inconsiderate company and others should be known of their destruction and act. What do they dispute? Did they send the work order telling the landscapers to dig up plants. The property is in need of repairs and upkeep. It is disgraceful. This company's actions are totally irresponsible.

I clicked view the original complaint details and nothing launched. This company's attitude is ridiculous. Just fix it - don't splice cables of defenseless homeowners. What is their problem?
