I received my deposit yesterday from Realty Trust, however I am not pleased with the amount of funds taken out of itMy deposit was a total of $which consist of my actual rental deposit of $The monthly rent for my unit was $so therefore that was the actual deposit amountThe remaining of the deposit was to ensure that I would be a good paying tenant due to credit issuesA total of $was taken out of my deposit due to the following: $for "touch up Paint" and $for Cleaning floors, windows and the bathroomWhen I vacated that property I swept, mopped and thoroughly cleaned my entire unit to ensure that I would gain majority of my security deposit backThe bathroom was also cleaned very wellI made sure that I took pictures to back up my claimI believe that $for "touch up" paint is completely excessive and absurd! I've been nothing but a great tenant to this company and to be treated like this is terribleNothing in the lease states that the tenant is responsible for "touch up" paint due to wear and tear and for it to cost almost $is just unbelievableThe unit also had several leaks that shouldve required them to paint anywayThe management company also left cans of paint in the storage room so that makes it hard for me to believe they paid that much money to paintI would appreciate if this matter could be handled in a timely mannerI hate to move on with such a negative view of a company that have the potential to do so much better Regards, [redacted] **i have more pics but the site wont let them upload

We do dispute the claim that we didn't fix anythingWe have work orders and we did send someone outYou sent money towards the water bill but frankly it has gotten too high after a year plus of agreeing to pay and then not honoring the agreement It was at owners request that we asked you to leavePlease do note however that your complaint is against the Westlake office hereThis is actually managed by the Lorain office of Realty Trust Services which will be soon called Sandstone Realty LLC

Though we believe the charges were more than justifiedWe have checked with the owner of this property to see if he/she wants to authorize more.The owner did agree to tenants request

Again I am sorryI have asked the Lorain office / soon to be Sandstone RealtyThey say they have sent multiple people out to fix these items and that you are complaining because you havn't paid water and were given day noticeI can promise you the water didn't get that high because we used it You did have a charge on your account for money owner paid way back when to bail you outHowever on going you were suppose to be paying directly to the water companyOwner even volunteered help you with deposit to put into your name and you never did do that

Hello, For some reason I did not see this complaint in my inbox and I see that it was while I was out of townI am doing research on this but it appears owner was waiting on estimates for possible replacement of the ACI do apologize on this delayIf you desire compensation to be negotiated
from the owner per other emails I see in your history with us feel free to submit that to us and we can work with owner We are following up with owner again now and apologize for the inconvenience

I can appreciate your concernPlease know that we did account for and return your deposit with in the legally required time of daysWe know this is a significant amount however owner required that we hold money until he got his accounting backI didn't get that until the last dayI
did think I could get this much quicker and thought that I could but unfortunately I was waiting on owner info which literally didn't come till the last day

My deposit was a total of $2991 which consist of my actual rental deposit of $997. The monthly rent for my unit was $997 so therefore that was the actual deposit amount. The remaining of the deposit was to ensure that I would be a good paying tenant due to credit issues. A total of $795 was taken out of my deposit due to the following: $670 for "touch up Paint" and $125 for Cleaning floors, windows and the bathroom. When I vacated that property I swept, mopped and thoroughly cleaned my entire unit to ensure that I would gain majority of my security deposit back. The bathroom was also cleaned very well. I made sure that I took pictures to back up my claim. I believe that $670 for "touch up" paint is completely excessive and absurd! I've been nothing but a great tenant to this company and to be treated like this is terrible. Nothing in the lease states that the tenant is responsible for "touch up" paint due to normal wear and tear and for it to cost almost $700 is just unbelievable. The unit also had several leaks that shouldve required them to paint anyway. The management company also left cans of paint in the storage room so that makes it hard for me to believe they paid that much money to paint. I would appreciate if this matter could be handled in a timely manner. I hate to move on with such a negative view of a company that have the potential to do so much better.
