We are a full service property management company that services residential rental properties throughout the Indianapolis area Most of the rental properties we manage are for individual property owners that live both locally and out of town We manage property maintenance, rent collection, property preservation, and anything else that can arise from owning a single family home First of all, let me say that I share in Ms [redacted] ’ frustration The owner of this particular rental property had paid for a home warranty, which is attached to the home for a specific period of time The warranty covers against unexpected maintenance items, which included the air conditioner for the property that Ms [redacted] is renting Once we became aware of the situation at the property, we contacted the home warranty company immediately The home warranty company got back to us the next day and said a part had to be ordered After that, our communication with the home warranty company became a struggle We followed up multiple times per day and simply could not get an answer During this time, Ms [redacted] became very frustrated, and like I said, I completely understand, because we were frustrated as well Our owner obviously wanted to use the warranty that he had, and the warranty company would not let us do our jobs Finally, we went ahead and called our own HVAC technician and he has completed the work and it is working properly We have been trying to contact the warranty company to get a refund, but regrettably, we have not been successful There is a very good chance that we will never be refunded the money that we spent for the air conditioner However, it was important for us to get air conditioning at this property for our tenant Our “back and forth” will continue with the warranty company, but at least we do have the problem fixed at the property Moving forward, we will be doing everything we can not to run into warranty problems that we cannot control In addition to extending Realty Wealth financially to fix the air conditioner, we will be offering the tenant a $credit on their rent for the next months We will be taking these credits from fees that Realty Wealth makes from managing this property I apologize for the inconvenience to Ms [redacted] However, we truly worked to get the problem resolved, but I understand the frustration, since we were equally as frustrated Moving forward, I hope to help Ms [redacted] in anyway as she is a valued tenant within our company Please feel free to contact me with any questions whatsoever, [redacted] Realty Wealth Advisors mobile: 317- [redacted]

I left my apartment that I was in for years to move into a house rented through this company, when I moved in there were a few things that I noticed needed to be fixed I complained about them and they went undonethree months after moving I called in and did an online request for maintenance because my roof was leaking all over the house in at least three different areas they spent the next three months sending contractors out for them to put in bids to see who could do it for the lowest rate when I was frustrated with the contractors I called the health department and she came and did a walk-through of the house only to tell me that yes indeed it was not passing the inspection and that they have had run-ins with this Leasing Company also she gave them to days to finish getting everything done and came back and did another inspection and failed them again I have got to the point where because I have multiple sclerosis I have no choice but to move out because there is black mold all over the house there is water all over the place when I walk in my bedroom I have to have on shoes because it's like walking through a swamp and they have yet to come fix it they lied and said they can't fix it because I won't let them in the house which is a complete lie also I'm not understanding that if it's the roof that needs to be fixed on the outside what does me being home have to do with it I would never ever rent from this company again I will never ever suggest anyone else do itU would be better off living in your car

Nails in the walls from hanging pictures is wear and tear especially for a tenant that has been staying in a residence for years Not only that, the photos of the shed depict exactly what it looked like when we moved in We have pictures to confirm and also several witnesses The oven was filthy when we moved in (also photos and witnesses)The heavy trash was left on the sidewalk for the trash service to pick up and it was not left on the property itselfAlso have witnesses for that as well In addition, I placed service orders on the refrigerator for the freezing issue and had to threaten a compliant to corporate for anyone to come out and fix itThe freezer had been reported several times and therefore charges are not valid Unless this can be resolved, I will be seeking legal action as these photos represent a report.

In regards to the complaint #[redacted] filed against Realty Wealth Advisors by [redacted]:
 
Realty Wealth Advisors accepts applications per fair housing laws on all listed properties available for rent. Realty Wealth Advisors pays a third party to provide a national eviction search, credit report, and criminal background check for each applicant. Realty Wealth Advisors declined [redacted] and the other applicants based on those r6ports. As explained to Mrs. [redacted] she and the other applicants can obtain a copy of their credit reports, criminal histories, and national eviction results to dispute any items directly with those reporting agencies. Realty Wealth Advisors acted with good cause in denying these applicants due to the reports received by Appfolio, RentBureau and Experian.
Realty Wealth Advisors does not take applications in hopes of "making a profit" as claimed. Realty Wealth Advisors takes applications from all parties interested based on fair housing laws without discriminating who can apply or rent our listings. Because Realty Wealth Advisors has significant costs in paying for third party screening and office staff to run the reports refunds are not given based on approval or denial of applications as is stated on the application.
However, in an effort to appease Mrs. [redacted] we are making an exception to this policy and have ordered a refund check in the amount of $135 be cut and mailed to Mrs. [redacted] at the address given in her complaint: [redacted]

As an investor/ rental property owner involved with this company for more than three years, I would not recommend their services. Their property management division, "[redacted]" was a disaster to our cash flow due to poor tenant placements and very high maintenance/repair fees. The principle managers were fairly unresponsive to our serious problems.

Realty Wealth Advisors is refunding [redacted] an additional $415.00 for charges that she should not have incurred.

In addition to extending Realty Wealth financially to fix the air conditioner, we will be offering the tenant a $50 credit on their rent for the next 6 months.  We will be taking these credits from fees that Realty Wealth makes from managing this property.
 
I apologize for the inconvenience to Ms. [redacted].  However, we truly worked to get the problem resolved, but I understand the frustration, since we were equally as frustrated.
 
Moving forward, I hope to help Ms. [redacted] in anyway as she is a valued tenant within our company.
