I have reviewed the response made by the business in reference to complaint ID ***, and have determined that the response would not resolve my complaint. For your reference, details of the offer I reviewed appear below.Thank you for your response I've included additional documentation to clarify the terms that Red Door left out of their response to the Revdex.com:Exhibit - email traffic that contains information about our negotiations with the current renters In Red Door's response, they provided their own"Exhibit 1" to show that we did not accept the tenants' counter offer but they did not provide our initial response to that offer which is included here We accepted the renter's counter offer that included a $monthly rent reduction but countered with the offer of a September end date vsOctober In addition to this, we asked Red Door to refund the $finders fee (a fee we paid them for finding a renter that did not comply with the terms of our contract) as well as a $MLS fee (which was later refunded to us once I was able to prove that they never performed the services required to charge us the fee) This would have resulted in a ~month vsa month lease and a ~$reduction for the tenants (approx); I would have absorbed the $rent loss and Red Door would have refunded $in questionable fees. My Response to Red Door's Offer:- I will accept Red Door's offer to cover the $monthly rent reduction with a lease end date of 10/15/but will also require a refund of the $finders fee and a commitment that Red Door to pay our living/storage/misc expenses from 9/15/17-10/15/ I can have my lawyer work with their lawyer on the terms of these expenses.OR- I would also consider any other rent reduction that the tenants request that results in a lease end date of 9/15/(or earlier) as long as Red Door covers the full amount of the rent loss and refunds the $finders fee For example - previously the renters agreed to a month term with a ~$500/month rent reduction (Exhibit 2) Red Door was unwilling to cover ANY PART of the ~$3,rent loss so this offer was rejected - If Red Door is unwilling to agree with either of these terms, I will pursue legal action in accordance with my email dated 1/4/17.Regards,

Mrand Mrs*** have repeatedly been provided with an invoice which clearly states the amount charged and the warranty information. I have attached a copy for the records of the Revdex.com. For clarity, the warranty is with Red Door Property Management which includes parts and labor as is
clearly stated in the invoice they have been provided. After hearing of the one unglued fitting that was found, we contacted our sub-contractor to inquire about the problem. They assured both us and the homeowner that this would be an unusual circumstance but even with one unglued fitting it will not affect the functionality or longevity of the repair. In addition and probably more importantly, the repair in question that was made in July is now an abandoned plumbing line as it was serving the septic tank which is no longer in use due to Mrand Mrs*** moving the city sewer

Red Door Property ManagementI believe Mr***'s claims to be baseless and have documentation to support that Red Door Property Management did everything within our power to protect Mr
***'s property and provide an excellent level of customer service
Red Door placed a tenant is Mr***'s personal residence in December of Red Door performed a move in inspection and found the home in less than desirable conditionWe post all of move in inspections to You Tube and the one for *** can be found here:

*** left the home is poor condition for a new tenant move inThe missing screens Mr*** mentioned in his complaint are noted at 1:of the videoThe cat urine smell is mentioned at 3:of the move in inspection
While the tenant in the home was certainly not an ideal tenant, she did keep the home in reasonable
conditionWe conducted an inspection during her tenancy on 5/2/sent the owner a video of the inspection (attachment A)
Regarding the funds for the home, we had to coordinate many repairs for this home and one expensive repair towards the end of the tenant's tenancy in the homeWe had master bath garden tub replaced
at a cost of $which was clearly communicated to Mr*** (attachment B)On March 5th, we emailed Mr*** to let him know he had a balance with Red Door and asked him to pay that balance (attachment C)On March 11th, Mr*** responded in an email that it would take him several weeks to get the rest of money to Red Door (attachment 0)The tenant moved out on 3/after which we did an inspection of the property and determined her entire security deposit would be forfeited due to damage to the homeOn March 20th, Mr*** asked when he can expect his security deposit (attachment E)On March 30th, Red Door sent Mr*** an email and final accounting statement taking out the monies owed to Red Door (attachment E)
Mr*** informed us that he would be moving back into the home immediately after the tenant moved outDue to this fact, we were not able to get our maintenance department in the home to repair any damage from the tenantWhen an owner moves back into the home, this is not an uncommon practice at allWe simply credit the owner the funds that we deduct from the tenant's security deposit and allow them to coordinate the repairs themselves after they move back into the homeIn Mr***'s case, this is exactly what was done, but he had a balance due to Red Door which was deducted from his funds and why it resulted in Mr*** receiving less than the full security deposit

Iam writing in response to Case ID [redacted]. In regards to the claim the Red Door did sign a year long lease with a new tenant even though the owner had requested a shorter term lease; this is true and we fully admit to making a mistake. Some time had elapsed since the instructions from the...

owner to find a tenant with a shorter term lease and it is unusual for us to seek tenants with a term shorter than one year. Regardless, we did make the mistake and signed a lease for a year which was against the owner's instructions. We take responsibility for this.   In a series of emails and calls with the owner and the tenant, we made efforts to find a middle ground that would work for all parties. On 12/1/2016, I personally had a conversation with the owner [redacted] about the situation. We discussed the situation further and she let me know that ideally they wanted the home vacated by July 2017 but they did have some corporate housing paid for by her employer for several months upon their return to the United States. Although not ideal,she did say they would be willing to take advantage of that as a worst case scenario and gave me a date of 10/15 as the latest they could take possession of their home.   We went back to the tenant to try to negotiate an early lease termination as early as July. Unfortunately, they were not able or willing to accommodate such an early termination of the lease. We did come to an agreement with the tenant that they would end the lease as of 10/15/2017 but asked for a $150/ month concession on their rent for the inconvenience. We emailed this to the seller for their review and consideration (Exh ibit A). The owner responded that unless the tenants were out by June 30th 2017, they would be initiating litigation against Red Door(Exhibit B). At this point, I contacted our attorney and stopped engaging the owner in negotiations.   If the owner would still be willing to accept the 10/15 possession date as originally discussed, Red Door would be willing to cover the $150 / month loss the tenant is asking for in lieu of an early move out.  Michael T[redacted]Owner Red Door Property Management
