transaction. Red Key represented the seller in this transaction and the Buyer had representation from an agent other than Red Key.
At the time Red Key began marketing this property for sale on behalf of the seller, the HVAC system was operating. There was indeed a Central Air system and Forced Air System installed and operable. In addition, as per the St Louis Association of Realtors Residential Sale Contract, the buyer of the property was given an opportunity to have the property inspected by inspectors of the buyer's choice. According to the Buyer's Inspection Report, the inspector tested the Forced Air Heating System. The report states that the Heating System services the "Whole House" and that the Blower Fan/Filter, as well as, the Distribution are Acceptable. It should be noted that the inspector was not able to inspect the AC Unit because of weather conditions (from the inspectors report: "AC unit was not operated because of low ambient temperature (below 60 degrees) which could damage the unit".) However, since the AC and Furnace use the same duct work, it would appear as if the ventilation system was operable at that time. The Seller did provide a Home Warranty for the Buyer. As a result of the Buyers Inspection, the seller made numerous repairs and also credited the Buyer for Closing Costs.
We wish the buyer was satisfied with his purchase and have done everything in our power to assist in that satisfaction. We know the property was being cooled and heated at the time of purchase, and the Buyer's Inspector confirmed the HVAC system was operable.
