Failure to provide appropriate tenant services, violation of our tenant rights, failure to honor tenant rights under the law. [redacted] of Red Ship Partners, LLC didn't respond to requests for tenants services during tenancy regarding splinter injuries from outside deck; in response the owner of the rental residence months after notification to Red Ship stained the decks in question; Red Ship lied and said the Owner refused when the owner had not and did pay and provide such service. The owner in addition provided lawn care services regularly when Red Ship has assessed fees to us for lawn care a service we never had performed during tenancy. Red Ship had contacted [redacted] and/or [redacted] a hired agency of [redacted] insurance representing my insurance claim loss coverage and disregarded my 6/30/2013 - 30 day notice to vacate and illegally entered into a new lease rental agreement against my expressed written authorization to do so; Red Ship disabled my ability to enter my tenant portal access previously utilized to review any such lease extension which was through 10/31/2013 I was notified and has blatantly disregarded my repeated requests to review said lease agreement and/or provide services to allow my tenant portal access for document review. A hot water heater broke at the rental property, we notified Ms. [redacted] of this problem and she initially and continually thereafter failed to respond despite being informed our family was residing in a hotel. This prompted our family to relocate to [redacted] and find a rental property to reside in time to transport our personal property from the NC residence prior to October 31, 2013. On 10/9/13 I notified all above agencies we relocated to ** and upon doing so [redacted] responded I needed to provide keys on Monday 10/14/13 or she would assess all sorts of fees as she required repairing the water heater after admittedly waiting more than 30 days, which she fraudulently contributes to me when her inaction prompted our search for a new home. I mailed her the keys for the residence to repair the hot water heater. [redacted] made an appt. to remove rental furniture for 10/15/13 I notified all parties, including Red Ship Partners that they were not authorized to enter our rental residence for any other purposes other than the hot water heater, further stated the obvious fact they have no authority or legal rights to act on our behalf in any regards to my insurance claim and any personal matters at all legally. Lastly, Red Ship Partners was fully informed that we were returning to said rental property to clean it, pack our personal belongings and otherwise officially move out as we left the residence under an emergency basis due to the hot water heater breaking. [redacted], informed me on Monday, 10/14/13 our rental furniture was removed after the fact despite knowing I clearly informed her not to; Ms. [redacted] stated that my notice to vacate allowed her to do this; the only notice to vacate Ms. [redacted] was provided (unless she has falsified more documents illegally) was from 6/30/13 which Red Partners disregarded, I emailed that same email to her in hopes to get a copy of the new lease, but did not! At this point [redacted], of Red Ship Partners has failed to respond to repeated attempts for information regarding: what occurred, a copy of the 2nd lease, tenant portal access and Most importantly now did anyone touch and/or remove our personal property?! Which should not even be a question but Red Ship Partners is acting so illegally in malicious and shocking disregard of our tenant rights and interests stating falsely I gave a notice of vacate when I did not as EVERYTHING WE HAVE LEFT IN THE WORLD AS FAR AS PERSONAL PROPERTY IS IN THAT HOUSE: we lost our home & all personal property in a fire in Jan. 2013, we have 2 disabled children and are disabled ourselves & all got sick living in that house; now this!Desired SettlementWhere Red Ship was not an authorized agent to return our personal furniture rental paid by my private property insurance, any and all expenses that will be incurred for hotel living and meal expenses for our return trip to North Carolina to obtain our personal property. We require all of our personal property any property missing, removed and/or not readily available at our rental residence be fully reimbursed by Red Ship Partners. Full explanation of what occurred on 10/14/13 and/or who communications relating to said arrangements for our rental furniture removal; a copy of the lease extension paperwork, and all tenant paperwork and explanation of failure to provide services authorized and paid for by owner: namely why didn't Red Ship Partners communicate with the owner regarding our service requests, and in doing so failed to perform contractual duties as the property management company. Any and all other remedies as may be deemed appropriate and necessary to be fully restored based on Red Ship Partners, LLC response and actions set forth therein which presently unknown.
