Per phone conversation with BBB Staff:Complaint is resolved.

I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below. If no infestation was found, and nobody discussed the matter with me upon proving the presence of the bed bugs, then there is no reason my deposit should be held. I have only been left ONE message on the matter. I believe I have the right to view documents from a licensed exterminator about the condition of the property. Bed bugs are not caused by any sort of negligence so if I am the only tenant being charged for the extermination that is unacceptable. I wish to discuss the matter with a representative of the property management group and be completely filled in on everything that is being done to the apartment before I will consider this complaint settled. Per phone conversation with Revdex.com Staff:Complaint is resolved.

We have been trying to resolve this issue with both the owner and the tenant, we are not allowed to spend more money than the Management Agreement we have allows us to without the owners written permission, The owner would not give us permission to send someone from our maintenance department to...

make the required repairs, we also were told that the owners contractor would be addressing the issues from the City. After several emails with the owner it appears that his contractor was finally going to start the repairs from the City inspection list on 11/22, on Saturday 11/19, the same day as this complaint, we were informed of another back up of the sinks, we did dispatch someone to snake out the drains again, we also called [redacted] out on Monday 11/21, they were given the tenants direct number. On 11/22 the owners contractor also started working on the property, [redacted] was called to go back again on 11/23. On 11/28 we were called by the tenant that [redacted] was back out on 11/27 and that they could not reach us for payment, only to find out they called the owners contractor and not us on 11/27. I did speak with [redacted] on 11/28 and he confirmed that the contractor had started the work and that the drains were the only item left to complete. On 11/28 we spoke with the contractor who confirmed he was handling this issue. We also had notified over 30 days prior to all of this that we were terminating our Management of this property with the owner and asked him to please let us know when he had hired another Management Company as we could not continue to manage this property if he will not allow us to make the necessary repairsOn 11/28 I also informed the tenant that after all the repairs were completed if they still wanted to move that they would need permission from the owner to be released from the current lease before we could do anything further. We do apologize for all the frustration the tenant has been through and we wanted to resolve the issue but we needed the owners approvals. We do hope that these issues are resolved and the tenant does have all the repairs completed. We also Thank this tenant for being in Iraq, and we never meant for this issue to continue.Thank You

at [redacted]Ave Cleveland, Ohio 44105.The owner of the Property hired us to manage the Property as of May 1, 2016. The ownerhad terminated working with his previous Manager as he was not communicating orcollecting rents. We had mailed out letters to the tenants prior to May 1 st regarding thechange in Management with instructions on how to contact us, this included a directextension to our maintenance line as well as where to mail rent payments. On May 11 th we contacted the tenant regarding her past due rent and she stated she wasgoing to make a payment and also stated she had some maintenance concerns that havenot been addressed by the previous Manager, we informed her on how to contact themaintenance contractor so they could schedule these. On May 21 st her promised paymenthad not been received and on May 25 th a three day notice was given. She had notcontacted maintenance at any time regarding her concerns. On May 26 th she called to tellus she was in the hospital and would be sending a partial payment and she had notcontacted anyone regarding any maintenance issues. On June 28 th we received the Revdex.com Complaint and it was immediately forwarded to theMaintenance department who again informed us she had never called about any of these issues, we also verified this through phone logs that no calls where received on themaintenance line, they contacted her and was told they could not come out until July 5 thas she was not going to be home over the holiday. On July 5 th nobody was home to let themaintenance department in to view or complete any repairs. [redacted]. She did notify us that she would be vacating the property and we did speak with her in regards to the date that she would be leaving. She did call us back and asked for an additional month which we did agree to. During those conversations she never mentioned any issues with bed bugs or any type of bugs or insects in her unit. In her complaint she claims she had been being bitten all summer but never reported the issue to us. It is crucial in any property especially a multi- unit to treat for any infestation immediately to keep the issue from spreading. She did contact our office around the beginning of August and informed us she had removed most of her belongings and that she had found bed bugs in her unit. It was only while she was vacating that she mentioned that she had them. When the tenant on the second floor was told by [redacted] that [redacted] had bed bugs and that [redacted] reported having them for a month she panicked and also reported to the maintenance department that she had bed bugs. During this time we did have another conversation with [redacted] when she was inquiring about her security deposit and we did tell her that the bed bugs had spread from her unit because the 2nd floor tenant panicked and thought that she had them and that her security deposit would be put towards eradicating the infestation. This information concerning the second floor turned out to be false but was believed to be true at the time. We did have a maintenance person go to the property, at no time did they enter her unit as she stated in her complaint. We did take precautionary steps and had the hallways and porches treated. Maintenance personal determined that the 2nd floor did NOT have bed bugs. Since [redacted] had found them in her unit and there has been no evidence of the infestation in either of the other units we do have to treat her unit for this and the hallways over the next 30-45 days to be sure the issue is resolved. This exterminating does take several treatments. Thank You Managing Member REDS Realty & Associates LLC REDS Property Management LLC
