Failure to disclose potential dangers when renting single family dwellingHouse was completely renovated due to extensive mold. Property management failed to notify me as the leaser of that fact. In addition, the dryer was never ventilated to the outside thus moisture continued to run up the stairwell. Less than three months after moving in there was mold found in the vent system and throughout the duct work. Property management was informed of dry problem four days after moving in. Property management was informed of mold two months after moving in. City of Bartlett issued a code violation for the ventilation and sent company to sample mold. It wasn't until the city got involved that the company decided to make any repairs. Once repairs were scheduled, I was evicted. Desired SettlementMoving costs: $2400Deposit: $1175 & $250 pet depositRent : $2100 Business Response Ms. [redacted]'s lease for the property began on October 4, 2013. She paid 1st month's rent & deposit at move-in. She did not pay another dollar before being evicted on/around Feb. 6, 2014. She made a payment in November of $1,057.00 which was returned NSF. No other payments were made on this account. She was removed from the property after a court ordered eviction.

Repairs to house They will not make the repairs to the house I am renting. I asked them in August of 2013 for them to repair a large hole in the side of the house that leads to the attic. After over a month they finally repaired this hole. However at the end of February this hole was reopened by a raccoon. I asked them to make the repair. On April 3, 2014 I found a dead raccoon in the attic. Still nothing has been done as of April 5th. I have also asked them to fix the covered patio on June 6, 2013 and nothing has been done to fix it. The roof has now started to collapse and it is unsafe to be on the patio.Desired SettlementMove me to another rental property until the needed repairs are done.Business Response The patio cover has been removed from the property. A repairman was at the property today to evaluate the hole that was previously repaired, where animals are coming in again. A wildlife removal person will be coming to ensure that there are no animals in the attic & to remove any animals that are there at this time. Then, the exterior repair will be made.Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)They need to fix the hole first then no animals will enter the attic. A wildlife removal person came on Tuesday 4/29 but left before I arrived home to let them in the attic. They set a trap outside the house near the back patio so now my kids cannot play in the backyard. I believe now if we wait to catch the raccoon or any other animals to fix the hole the problem of animals getting in the attic will never go away.The screened-in back patio was torn down but flashing and some exterior siding was not replaced. I was informed by reed and associates that after the removal of the screened-in back patio the hole in the attic would be fixed at that time but it was not. Final Business Response

Signed lease purchase agreement & moved into home in February 2013. Allowed 2 weeks to submit a list of repairs. Various list & pictures were submitted. The owner of the property has not wanted to make ANY repairs but after me persistently contacting the company & not being submissive some repairs have been made. Others have been "altered" but not repaired properly. The latest concern is that of some type of animal being in the attic. Within the 2 weeks of me moving in I pointed out areas on the outside of the home that appeared to be holes in the siding and piping area. I requested these be repaired. I was not aware at the time that whatever animals are in the attic caused this damage & that is how they entered the home. The company sent someone out to repair the holes without prior notification. I just so happened to be working from home that day. I advised the repairman as well as [redacted] from Reed there was no point in repairing holes on the outside if they hadn't checked the attic to make sure the animals were not inside. The day of the repairs the attic was not checked, the holes were repaired anyway. The very next morning I heard the same sounds as before. Knocking in the master bedroom wall & something literally running or scouring across the attic floor when I turned on the master bathroom light. I contacted Reed immediately by phone & email. I advised Reed that the animals were still in the attic but now only trapped in because they repaired the holes on the outside without setting traps in the attic or making sure the animals were not inside prior. Reed refuses to correct their problem & states that "pest control" is apart of my responsibility within my lease. Wildlife is not pest control. The construction supervisor[redacted] made the comment upon an inspection to the repairman[redacted] that he'd had someone at the home prior to me even signing the lease to repair the holes. The repairman[redacted] advised[redacted] they were filled with foam which animals can eat through & not fixed properly.Account_Number:[redacted] MeDesired SettlementEither send a qualified tech out to remove the animals from the attic being that they can't be chased out now because they've trapped them in -OR- allow me to deduct the amount of $425 for a wildlife technician to come out, do an inspection & set traps. $425 is the cheapest rate in the area. There is also an $89 inspection fee BUT if traps are set the same day the fee is waived. Per [redacted] w/Reed they were aware of the holes prior to me moving in & patched with foam, not correctly with metal.Business Response At this time, the holes have been closed & covered with metal. When the holes were being repaired, there were no animals in the attic moving around / apparent at that time. Per the lease contract, pest control is the responsibility of the tenant.Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)The attic was not checked the day the holes were patched. Animals come and go daily. I heard them again this morning 5-15-14. Please advise if this matter should be escalated to code enforcement. ThanksFinal Business Response We have addressed the issue regarding the animals. This is what the original complaint was regarding. There was a trap left at the house for approximately 1 month, no animals were caught. The hole in the house will be covered. Regarding the additional items, we sent our construction manager, [redacted], to the home to inspect the items. He was told to leave after a short time. We have since addressed an electrical issue that has been reported to our office.Ms. [redacted] has informed our office that she will have no further contact via phone. [redacted], the property manager for this home, has informed Ms. [redacted] that we will no longer have any communication via email with her.Any further discussions regarding this property should be done in person at our office during regular business hours. [redacted] is available, by appointment, to meet with Ms. [redacted] to discuss this further.

Leaking Ceiling/Black MoldI informer the rental company that the ceiling In the restroom was leaking on 12/21/2013. For an entire day I wasn't contacted. On 12/22/2013 I spoke with [redacted] the maintenance manager. She alerted me that she had gotten my call and message and just didn't call me back I was told that someone would be out on 12/23/2013 to make the repair and if not then they would try to be there on 12/24/2013. To no avail the repair has yet to be made. On 12/24/2013 I left another voicemail about being lied to because they knew they would be closed and weren't going to fix it! Today which is Christmas, the ceiling fell through the ceiling which was covered with black mold! As of right now both facilities are in accessible. We can not bathe or use the toilet nor sink. My restroom decor has been destroyed and I was almost severely injured as I was on the toilet when the ceiling came down. This is very frustrating and definitely not safe. This company drags their feet on all repairs! I could have died! I don't understand how hard it is to have simple accommodations made and simply communicate. I have made all my rent payments on time why can't simple repairs be made before they turn into major ones!Desired SettlementI want these repairs made and I want a refund on my rent because this is absurd to spend Christmas without a bathroom, and is very unsafe, as well as unsanitary!Business Response The leak has been fixed & the ceiling repairs have been made, [redacted] spoke with Ms. [redacted] to confirm & we have been provided after photos by the vendor. I had to get a hotel room to sleep comfortably. I will probably still contact code enforcement to check for black mold because it still smells like black mold. The company never apologized to me there tenant!

I have called to inform them of the air-conditioning problem that has caused mold. I have 2 special need kids that this can affectIn the month of April I called to complain about the air conditioner.At that time they sent someone out to service it. As Summer start to approach I noticed that the air was not blowing properly.I informed them again and let them know in writng. When I call they always say they are gonna e-mail the owner. Recently Reed and Associates sent their guy out there to check on it.He discovered numerous things wrong,including mold. Once again I contacted them to see what the owner of the proerty was gonna do and they told me they were waiting to get an e-mail. My 13 year old son has been suffering with a cold for almost 3 weeks. I have offered other alternatives, but they have gone unanswered. I have told them that I will withold payments until they resolve the problem.As of today they have not fixed the problemDesired SettlementThe only thing I want from the company is for them to have the owner fix the air or put in another property.Business' Initial Response The property owner has advised our office that the air has been fixed.Consumer's Final Response (The consumer indicated he/she DID NOT accept the response from the business.)I don't agree with the response because the air is not fixed.The job for the air per Reed and Associates maintenance [redacted] the job would cost 4000-5000. The only thing the property owner done was send a [redacted] out to put freon in the unit. It still has black mold and still leaking. Still not cooling the home because the whole unit has to be replaced inside and outside. They have to match. Code Enforcement has been called because I have handicapped children in the home. Business' Final Response We have terminated our management of this property with the owner, [redacted]. We will no longer be managing any of his properties. This is a complicated situation: the tenant has filed a bankruptcy case and is/was facing eviction, code enforcement is involved over the repairs, and now we have been terminated from management of the property. There is nothing further that we can do to resolve this situation. [redacted] will need to deal directly with the property owner.

This was the worse rental property I ever rented. I left early and paid a month rent extra for breaking my lease just like I was suppose to, and they still kept my deposit. The property manager rarely answered her phone and she was very rude when I talked to her. The rent was always on time but the never fix things when needed. ","neg-1
