I have reviewed the response made by the business in reference to complaint ID# [redacted], and have determined that my complaint has NOT been resolved because:

Please
allow me to break down what the problem is with the reply from [redacted] (Regal
King Reality). According to the reply from [redacted] (Regal King Reality), “Regal
King Reality claims to go above and beyond the call of duty by visiting the tenants’
present residence to conduct a cleanliness check and avoid “dirty” destructive
tenants.” [redacted] (RKR) has failed to mention that the tenent rented out
beds in the other bedrooms and 2 individuals with beds set up in the basement
since June 2015. He must of just check the first floor not the whole house. Tim
L[redacted] told me himself that the tenant moved someone in to help her pay rent
since her daughter moved out. The tenant told me that [redacted] (RKR) was
fully aware (which violates the lease.). If he did his job he would of smelled
the drug use in the house.
           
According to the reply from [redacted] (Regal King
Reality) “[redacted] “. His reply is so far from the truth. I have never been
supplied with any complete tenant profile for approval. He called me and told
me that he found a renter. He never sent me anything until a day or two before the
initial eviction court date. He emailed me the tenants’ lease agreement. He
originally told me that the tenant was on section 8. It wasn’t until the tenant
stopped paying rent that I requested he get in touch with her caseworker. His
story change to she is on Disability that paid for her [redacted] month and
security.
 
 
According to the reply from [redacted] (Regal King
Reality) “[redacted] ". Another lie. I deposited $600 into
the trust account. I never had any access to this account. My name was never on
this account as contracted. There was never any 24/7 online access. I’ve never
received any financial paperwork as far as how much [redacted] paid himself
each month, How much rent he actually collected each month, nor expenses. How
is that avoiding any financial improprieties? I’ve begged for this financial
information and he refuses to supply me with that information. Why is it so
difficult for me to get this information? Where’s the money I put into the
trust account? How come I cannot get refunded at least that money? How come I
never had access to the trust account? I’m initialed this financial info
according to Tim L[redacted] (Regal King
Reality) contract and his own words.
According
to the reply from [redacted] (Regal King Reality) “[redacted] “.  Tim and only
Tim selected the tenant without the things he claims are part of their
procedures. I still don’t know what rent he collected. He still hasn’t given me
any bank statements that the tenant put monies in that account or if he
collected cash. How were 6 additional people able to illegally move into my
rental property if he was doing inspections?
It appears obvious
that [redacted] (Regal King Reality) has not done
what he was contracted to do. He explained in his reply what he was contracted
to do but failed to do. I still haven’t received any financial info excepted a
bogus 1099. Why hasn’t refunded any money from the trust account. He still
hasn’t addressed these issues in his reply. They are dishonest, liars and
[redacted]. Can [redacted] (Regal King Reality) please answer the questions I’ve
been begging for? Where is the proof of any financial paperwork as he stated in
his reply? How doesn’t he see any wrongdoing on how he handled my house situation?
From the time I filed my complaint with the Revdex.com [redacted] (Regal King Reality)
still hasn’t sent me anything. Why is that? I don’t mind taking a loss as far
as the first eviction. I should have never trusted his recommendations. The
$600.00 in the trust account and the monies he paid himself for 2015 I should
be refunded. Additionally I should be supplied with the financial info (What he
paid himself in 2015, How much rent he collected 2015, Expense Report for 2015,
& Trust account Bank info) that I’m initialed to.

At RKR, our specialty is managing government subsidized single family and multifamily real estate investments. Our highly trained property managers accomplish this feat by networking with social workers, caseworkers from various housing agencies and military organizations. The tenants that are...

referred to us are financially and morally checked out. We conduct credit and criminal checks, eviction court checks, sex offender & child support checks, confirm ID & income, landlord references and verify cleanliness.  This extensive screening process is designed to protect a landlords’ asset with a quality tenant. 98 % of the time our screening process works well and we pick a winning tenant. The 2% of the time our screening process fails is usually due to circumstances beyond the reach of our due diligence. Such was the case with [redacted]. The tenant we chose had the right income, credit profile and verifiable references required to qualify as a winning tenant But 6 months into her tenancy she was a victim of domestic abuse and subsequently lost her job. There is no due diligence in the world that could have helped us avoid this non-paying tenant.  We did everything in our power to mitigate the rental loss to owner. We instructed tenant to go to DSS and apply for funds to bring her back rent current. The tenant complied and after a month of back and forth paperwork she got approved for emergency assistance from DSS to pay rent arrears. We promptly sent that payment to our client, [redacted]. Unfortunately 3 months later she was still jobless and DSS would NOT qualify her for any more rental assistance so we had to contact landlord and advise him that we had to evict her. We told landlord that an attorney would run about $1500 to do a eviction. The landlord balked and we offered another solution to the problem. We referred Vinny, from Landlord Tenant Connection Services to represent landlord. Vinny charged our client approximately $375-$450 to do eviction on behalf of [redacted]. This saved [redacted] over $1000 dollars but [redacted] would have to physically go to court with Vinny since Vinny is a paralegal not an attorney that can represent our client directly.When [redacted] and Vinny went to court they won the eviction but when sheriff went to evict tenants it was discovered that other tenants were living there so they had to redo eviction serving these people as well as all john and jane does. We were not aware of any other tenants living in rental. When the tenant turned bad she denied us access to property so we could not properly verify other people living there.In regards to drug dealing, we had no reports from law enforcement concerning this alleged activity. We were aware of a homicide down the street (it was in all the newspapers and TV) but we personally did not witness drug activity at any of our montly inspection visits to property.We worked tirelessly trying to get tenant caught up on rent and getting asset in shape. We worked around the clock to make [redacted] happy; we fixed up his inherited property and turned it into a money maker until tenant went sour, at no fault of ours. Our reward for all this hard work was [redacted] terminated our services and another manager will get credit for all the hard work we did. It is a shame [redacted] and his brother lost faith in us, we truly had his best interests at heart. We did everything in our power to improve his bottom line and help him make money on his real estate investment but unfortunately he fired us before the job was successfully completed. I wish him and his brother the best, I truly enjoyed working with them.

Review: On October *, 2015, [redacted] and [redacted], of Regal King Realty received a $500 cash deposit from us, for the purpose of renting a property, on [redacted], in Rocky Point . However, the rental was never initiated.

Regal King Realty stated that a $500 deposit was required to secure the rental property for us. We gave them $500 cash. They then tendered a receipt to us. Prior to us giving them the deposit they never stated to us that the refund was non-refundable. We noticed a few days later, that the receipt stated that refunds were non-refundable, unless the landlord rejected the applicants. We then contacted [redacted], who when confronted, admitted that he should have informed us of this prior to taking our deposit. On Oct. *, 2015, during the introductory telephone conversation with the landlord, Harry S[redacted], he was verbally aggressive and hostile toward us, ranting on about his intentions of wanting to be able "to hang" (his tenants) in Court", if need be. The landlord, also stated that he had another prospective tenant, and that "whoever put the required Security and first month rent in the bank account at [redacted] first, would get to rent the house". This negated the purpose of our $500 deposit and any assurance that the rental property was being retained for us. He then emailed us an offensive and lengthy lease, which he wrote himself. Much of the lease was illegal. He specifically stated in the lease, that he expected the tenants to relinquish all of their rights as tenants. On Oct. *, 2015, we told Regal King Realty that we rejected this rental, and no longer wanted to rent the property. On Oct. *, 2015, [redacted] stated that he had convinced the landlord to agree to a standard lease. However we, in our own best interests were compelled to declined the rental. After leaving several voice messages to Regal King Realty, I ([redacted]), went to the Regal King Realty office on Friday, Oct. **, 2015, to request our refund. [redacted] stated that he was aware that we had 'left voice messages for his business partner, Mr. B[redacted], but not for him'. I stated that I had called the # ###-###-####, which is the business' phone number. [redacted] stated, "I never use that phone number".

[redacted] initially refused to refund our deposit. He was insistent that we refunds were non-refundable. I insisted that we had not been informed of this prior to paying the deposit. I further stated, that the landlord was verbally threatening and hostile towards us. After a lengthy heated discussion, he then stated that he would discuss the issue with his business partner and get back to us. [redacted] later stated that Regal King Realty would refund our deposit, stating that the landlord was "onerous" in his approach and dealings with us and with Regal King Realty. We spent the next 2 weeks contacting Mr. Larkin. He continuously stated, that he "was working on it and to give him more time". [redacted] stated that he would not refund our deposit to us until it the property had been rented. We stated that our refund was not contingent on the rental of the property. [redacted] then stated that he was not going to pay us back, "with money from his own pocket". He alleged that he had sent our $500 deposit to the landlord. In our last conversation, I stated that we could not wait any longer, as we needed or refund so that we could rent another property. [redacted] the stated that "the gloves are off, and that we would have to take him to Court to get our money. He did not respond at all to our most recent email, on Nov.*, 2015, requesting that he contact us and send us our refund.Desired Settlement: Regal King Realty needs to refund our $500 deposit immediately.
