Revdex.com:I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below First I would like to address the accusations from this slanderous responseI do not appreciate being called a "rogue client"Everything I have stated is the truth and I find it deplorable that I am being accused of being anything less than truthfulI was solicited by a letter in the mail guaranteeing that this company could help me with a better mortgage rateI was not behind on any payments, you can check with my mortgage companyI was simply having difficulty paying all of my bills when my husband lost his jobI was promised a certain range that I could expect my payment to fall into and that range was $1800-$Otherwise I would not have been interested in re-financingI was not told that it was a loan modification at first and when they did disclose that it was, I explained that I had just had a modification years agoI was told that it was OK, they could still help me anywayI was indeed advised over the phone to stop paying my mortgage"This client was facing a financial hardship and was not able to make her payments with an history of falling behind or consecutively making late payments every month and reached out to us to find her a resolution; which we didSince she has defaulted so many times and had been granted numerous modifications in the past, her mortgage company realized she was taking advantage of the system and did not want to offer any assistance options." In response to this statement, I was only granted one modification in the past and I did not default on that loan, nor had I been late over the past monthsMy mortgage company did not indicate that I was taking advantage of the system and did try to work with me to correct the situationUnfortunately, they could not help since, on the advise of RAC, I fell months behind in my mortgageI have researched information from the Federal Trade Commission and have noted that it is illegal to charge for services prior o the service being renderedThis is exactly what RAC did, they expected payments prior to any offer being issued or processed In addition, they insisted that I sign a letter asking my mortgage company to cease and desist any further communication with meThis is also an illegal practice, per the Fair Trade CommissionAs far as RAC claiming to have saved me $36,000, this is simply untrueThe only way that I would save that money would be over the entire years and at this point I may be selling my home within the next to years because I simply cannot afford it anymoreI did lose the years that I had been paying into the house since I am now forced to start over and that is a loss of.$57,So it appears as though RAC likes to take half truths and spin them into a better pictureFurthermore, I asked to speak with someone from the complaints department and was told that they did not have a direct line so they would "pass my complaint along"Although I dated the complaint to the Revdex.com 7/20/17, I actually sent it on 7/23/17, so I did give RAC hours to respond and I still heard nothing I don't appreciate the personal attacks on my character by this companyI am the customer and I have been completely insulted by this companyThis shows a complete lack of professionalism of which I will not soon forget Again, the only way that I will consider this matter resolved is for me to receive a full refund of $from RAC Until this action is fulfilled I will continue to pursue other legal actions, including but not limited to, contacting the Fair Trade Commission about my complaint In addition, I feel morally obligated to alert further consumers about this company's unethical practicesRegards, [redacted]

We will be speaking with our lawyer in regards to this slander and may decide to take further legal actionThere is not basis to give you a full refund and we rendered all services to you Again for clarification your file was APPROVED however the final stipulations and exact conditions haven't been nor will be released until you successfully complete your part and make the four trial payments to the lenderUpon the trial payments being successfully completed then the lender will issue the final agreementIn the final agreement there will be exact terms of your mortgage payment, escrow amounts, interest rates, amortization term and principle balance amountAt that point in time this matter can be further discussed because neither you, your lender nor our organization have the configuration of the final termsAs for now you must complete your part in the process and maintain the trial payments successfullyThis matter will be considered closed until that point in timeYour APPROVAL Letter is attached for reference

To whom it may concern:Here at Regency we strive for customer satisfaction and it is deeply disappointing when a client decides to throw around accusations and attempt to hurt the reputation of hard working familiesThis rogue client contacted us when she having difficulty and falling behind
on her mortgage with the possibility of not having a roof over her and her family's headWe explained to her what may be possible under some of the new programs the lenders/investor offerAt no point has anyone guaranteed or promised anythingNothing in life can be guaranteed and it would grossly careless of anyone to do thatAdditionally, no one at our organization told this client, (or any of our clients) to ever miss a payment on anything - let alone a mortgage! This client was facing a financial hardship and was not able to make her payments with an history of falling behind or consecutively making late payments every month and reached out to us to find her a resolution; which we didSince she has defaulted so many times and had been granted numerous modifications in the past, her mortgage company realized she was taking advantage of the system and did not want to offer any assistance optionsOur hard-working staff spent months and countless hours into then night working on her behalf to have her mortgage company give her one last chance to keep her home and not end up in the streetsIn the end we were able to reach a resolution which allowed the client to keep a roof above her family by bringing her current on her mortgage, eliminating any threat of foreclosure, AND also save her $36,over the course of her mortgage! We have attached her Approval Letter for verificationWe rendered our services to help her, we wish we could've done even more, but everyone's situation is unique and different and even with her checkered past with her mortgage payments, previous modifications plans and the lender still agreed to resolve this with us after seeing our staff go above and beyond to get this doneShe is complaining about another 30-year mortgage which in fact her loan was already at an amortization of years; with this resolution, she went from a hardship situation to now taking back control and having the FREEDOM to refinance, sell, or even rent the property out instead of handing the biggest asset she owns directly to the bank after investing hundreds of thousandsAfter advocating for over four months on her behalf to save the property and achieve a successful solution, our offices weren’t even given the opportunity to return your/her call in hours without her jumping to conclusionsIf in fact you were not “satisfied” with the terms and when we submit a request to the lender regarding a more specific break down of terms, not one opportunity was given to further address and escalate this matter and her concernsBut rather assume thingsPlease be advised your mortgage payment amounts which include principle, interest, and escrow or even the final terms of the loan haven’t been drafted until the trial payment period is successfully completedSo realistically speaking at this time your only requirement is to maintain the trial payments and upon successfully completing and your lender issuing the final terms (which are still unknown) we would have an exact understanding of your mortgage payment break down and interest rate and re-amortization termsA potential increase in a mortgage payment amount can occur if escrow goes up due to property values increasing, however as of now there are many unknows until your part of the process is completedAs stated in your Approval letter which is attached to this message, you have the entire month to make the payments in which they are due, the whole monthAlso stated upon completion of the plan the final terms will be releasedNobody took advantage of anyone, we simply helped someoneAs for us not notifying, the lender always mails out the approval documents directly to the homeowner or authorized parties, as such, we still emailed her and let her know of her approval and we will be sending copies of these emails as further evidence. Our company was built on assisting consumers and providing the utmost serviceWe are disheartened that someone would decide to turn everything around and accuse us like this, we have 100's of clients that have and will continue to vouch for us and appreciate our family and the tremendous amount of work each of us put in to ensure clients are satisfied

First I would like to address the accusations from this slanderous response. I do not appreciate being called a "rogue client". Everything I have stated is the truth and I find it deplorable that I am being accused of being anything less than truthful. I was solicited by a letter in the mail guaranteeing that this company could help me with a better mortgage rate. I was not behind on any payments, you can check with my mortgage company. I was simply having difficulty paying all of my bills when my husband lost his job. I was promised a certain range that I could expect my payment to fall into and that range was $1800-$1950. Otherwise I would not have been interested in re-financing. I was not told that it was a loan modification at first and when they did disclose that it was, I explained that I had just had a modification 2 years ago. I was told that it was OK, they could still help me anyway. I was indeed advised over the phone to stop paying my mortgage. I have researched information from the Federal Trade Commission and have noted that it is illegal to charge for services prior o the service being rendered. This is exactly what RAC did, they expected 3 payments prior to any offer being issued or processed . In addition, they insisted that I sign a letter asking my mortgage company to cease and desist any further communication with me. This is also an illegal practice, per the Fair Trade Commission. As far as RAC claiming to have saved me $36,000, this is simply untrue. The only way that I would save that money would be over the entire 30 years and at this point I may be selling my home within the next 5 to 10 years because I simply cannot afford it anymore. I did lose the 2 years that I had been paying into the house since I am now forced to start over and that is a loss of.$57,000. Furthermore, I asked to speak with someone from the complaints department and was told that they did not have a direct line so they would "pass my complaint along". Again, the only way that I will consider this matter resolved is for me to receive a full refund of $3285 from RAC.  Until this action is fulfilled I will continue to pursue other legal actions, including but not limited to,  contacting the Fair Trade Commission about my complaint.  In addition, I feel morally obligated to alert further consumers about this company's unethical practices.
