Original work completion date was 06/30/2015, to repair leak at downstairs window, and sheetrock cracks in two places.Received complaint on 10/05/2015, that sheetrock cracks had reopened, along with new ones forming We expressed concern that her house was shifting that much, and repaired the original cracks plus the new one.We were scheduled to go on Saturday, 12/12, to repair the window leak reopening, and my painter did not inform me he had a family emergency and as such did not goAs soon as I was made aware of this fact on Monday morning 12/14, I emailed her, apologized, and rescheduled for that dayMy head painter and my assistant went over, assessed the area, replaced the caulking that had split due to house shifting, and touched up the paint as neededHomeowner was present at the time of repair, and said it all looked fine.We have notified her again that her house is shifting, and recommended she contact a foundation repair company

When the permit process was not completed in the spring, in time to complete the build before homeowner left, Mr [redacted] knew that the city was requiring a new slab and new footings and that was not in the original scope of workI was unable to quote the new slab demo price and installation of new concrete in the spring When the HVAC was added to the project for the storage room for the dogs, an insulation requirement was added by the city.The building has been finalised by the city and the punch list has been completed less a warranty item from the window manufacturer, who is scheduling direct with Mr [redacted] for replacement of glass IG unit.Invoice has been sent

Complaint: [redacted] I am rejecting this response because: Project is not completed as agreed by November 30, Was never notified by contractor that there would be delays in project completion due to added workitems on Change Order she refers to have to do with added costs that were not mentioned to us until we received the change Order, city required demo of slab and foam insulation in walls which totaled $of the $Change OrderMost other items were credits to home owner and items already completedIn reference to her stating that I am misinformed of workers in their vehiclesAfter I sent the complaint on Dec 11th the workers that I referred to sitting in the vehicles knocked on my door and said "We are here, what would you like us to do?"I was even told today by Jenna, a RQC staff member that the company realizes that this project has been poorly managed because of the distance of our house from their office Regards, *** [redacted]

Regency was hired by Mrand Mrs [redacted] in February Several small projects were performed in the house and yard, paid off in fullThe town of Flower Mound did take an extended period of time to review and approve the permit for the room additionThere was an agreement to begin building the addition October 1st and have foundation and framing by November 1st, addition to be completed as soon as possibleThere have been numerous changes to the scope of work, resulting in a change order of over $6,on 11/20/Mr [redacted] continues to request additional work, as recent as today, Dec13th – but no allowance for additional time! Taking into consideration this homeowner’s location, on several occasions I have had my crew stop in to other locations on route to the job site – as a general contractor I have several people on staff, and multiple projects going at onceMr [redacted] ’s concerns about some of the individuals arriving late, or needing direction are unfounded – simply misunderstandings regarding crew members still on route or having a lunch break in their vehicle between 11am and noonThe inspection process with the city required the roofing and flashing to be complete prior to a top out inspectionThe homeowner hired a separate contractor to replace the roof on his house, and to install the roof on the new addition, which caused a delay Timeline on the project Permit Activated at city – 09/Work started – 10/Pre Drainage inspection approved – 10/Foundation inspection approved – 10/Wall Exterior inspection approved – 11/Homeowner contracted roof install, less counterflashing RQC had to complete Top out inspection approved – 11/Insulation inspection approved – 12/Sheetrock inspection approved – 12/Final drainage inspection approved –12/The final inspection is scheduled for this week, and at the time of typing this response, I have four individuals finishing out the last few items, clean up and trash removal

Most other items were credits to home owner and items already completed. In reference to her stating that I am misinformed of workers in their vehicles. After I sent the complaint on Dec 11th the workers that I referred to sitting in the vehicles knocked on my door and said "We are here, what would you like us to do?". I was even told today by Jenna, a RQC staff member that the company realizes that this project has been poorly managed because of the distance of our house from their office.

I am rejecting this response because: Project is not completed. One of two windows installed by RQC has scratch and $1000 has been held by owner until window is repaired or replaced.
