I am glad that [redacted] is now fully recovered. I can only say that when we were renting from her andworking on her property she would tell us one week to do some work, the next week she didn't want itdone or wanted us to wait until she had things under control on some other properties that she hadtrouble with the clients on. The next time we spoke with her she insisted that she had told us toproceed with the previous project. On projects we did do at her request she asked us to wait onpayment for. A good part of what we did was maintain her property with our own equipment and forless than she had told me she had been paying previously.
There were no kitchen chairs in the house, perhaps they were out in the shed. I didn't go through thosethings. I did put her 1990 toaster and microwave out there, neither one of which would cook the food. Ididn't put any utensils out there. I did purchase period chairs that matched her kitchen table and leftthem there as an measure of good will. We did not paint any radiator covers. There is a forced air heatsystem, I am not sure what she is referring to. The patio was covered with mildew and microbes. It wasvery spotted. On one end there was moss more than two inches thick imbedding into the concrete andundermining it. I did clean and remove all of this and then put a new concrete stain that matched asclosely as I could find to what had previously been put on there.
When I moved out I did forget a few of my paintings and family photos. Obviously I would not purposelyleave these. When I came back to pick them up [redacted] had piled some throw pillows and things that musthave been left by a previous tenant. I went ahead and took these and delivered them to the SalvationArmy drop off. The house was left spotless. I have photos to demonstrate this. [redacted] insists that therewas an antique mirror in that house. It was never there. I can show photos of all the rooms while wewere there. There was no mirror.I have five children and spouses, as well as 9 grandchildren. That is why I rented a 5 bedroom home.They were there to visit for the holidays and we used all of the facilities. The pool cover opened at onespeed and was poorly set up. If you didn't stop at a certain point it came off the track. Which is whathappened when everyone was there. It is product of normal use.
As to the rent. [redacted] tried to tell me at one time that she had discounted the rent from what she hadadvertised for. However, I had kept her advertisement and showed her she was confusing me withanother tenant. It was a competitive rent and several homes were advertised for a similar amount atthe time.
If [redacted] is such a good business woman and thought she was being overcharged, why did she never saythis and why would she continue to request us to do further work? I charged her a very conservativeamount for the work I did. She was still requesting me to do further work just before I moved. [redacted]came out twice and inspected the work I did on the bathroom and approved it. We lived there for ayear with all of my family and others visiting continually. No one ever had a problem with the toilet. Ifsomeone walked in there in the middle of the night with the light off as she told me she did, then youmight expect to have a bit of an accident. The lift around the toilet sits about 1 -1/2 inches proud of thetoilet. If she had gotten the right materials I could have put a soft edge on this lift. I worked with thematerials she provided. She approved the work. I have no intention of having further dealings with thiswoman. She continues to call into question my integrity in spite of my best efforts to do good by her.We put quite a bit of work into her well to bring her well into compliance without major work on it. Ididn't charge her for this and the continual trips to Twiss laboratories to have it tested, nor for the timewe were using it with substandard water quality. I did good work for her. She kept my full deposit eventhou she insisted I could depend on her to return it. I just let it go. I am done with her.

To Whom It May Concern,RE: Complaint [redacted]I rented a home from this customer. She had a stroke about this time. She is an elderly woman withmany properties....

She would ask me to work on something one week and then tell me to wait until thenext due to multiple problems on her other properties. Later, she said she had told me to do thatproject. I finally decided I wasn't doing any more because she would disremember what she had toldme. I did do a few projects for her on the home while I was living there. The home is more than 80years old and needs a lot of work. Not withstanding it is a beautiful home on the water and we lovedliving there and took great care of the home.
The tile floor in the downstairs bath was breaking up. She asked me to replace it. She insisted ongetting the materials herself. Just as when this often happens she did not get any edge or corner pieces.I demo'd the floor and replaced the sub floor. I did charge her for this. The old drain pipes in the housestick up above the floor, this requires the toilet be elevated. This condition exists on the other toilets inthe house and I replaced this tile just as it had been previously installed. I did have to seal off opensewer pipes that allowed sewer gases into this room below the existing vanity and obviously had foryears. The customer had come and inspected twice and was happy with the job. We actually lived therefor a year after installing and no one ever had a problem stubbing their toes on the edge of the raisedarea. You would almost have to be straddling the toilet to do that. Her complaint was made after Imoved out and more than a year after finishing the project. There was never a question of uneven tiles.It was nicely installed. The crux of the matter was that I didn't even charge her for installing the tileas you can see by the attached invoice. I did tell her that I would be glad to replace the tile for $5oo thatwould include taking this up and doing whatever she wanted done, if she supplied the tile. That is notexorbitant for a tile job. There was no extra tile left on this job, only scrap pieces.
On the second project of replacing the poles on her barn, all debris was used as firewood in the largefireplace. I did bring in other construction scrap which is dry wood and burns nicely. I cut and stackedabout a cord of wood and stored it in one of the barn stalls. I left the other for her or a renter to cut as afavor. When she complained I immediately came out and removed the pile of uncut wood. She optedto keep the wood stacked in the barn.
I am sorry this customer was unhappy. We went out of our way to care for her home and leave it inbeautiful condition. We talked with her several times. She made other demands of us that were out ofhand and we finally asked her not to contact us again. I haven't spoken to her since mid June 2015.I have to say that I should have taken a clue when she repeatedly complained about all the work herprevious contractor did on the house and out buildings when he was renting the house.
