We are very sorry that *** is unhappy however, as property managers, we are contractually bound by the wants and desires of
our owners We take the decision to renew or not renew a lease very seriously and are mindful of all parties involved in the decision
On several occasions New Dimensions staff communicated with *** when he and his mother called to inquire about why he was being asked to leave Unfortunately, New Dimensions is under no obligation to divulge the reasons why an owner chooses not to renew a lease There were several circumstances that contributed to the decision not to renew ***'s lease and it would be unprofessional to share those reasons in this public forum Suffice it to say, New Dimensions and the owner felt it was in everyone's best interest that *** leave the property and seek tenancy elsewhere Knowing the reasons behind why he was asked to leave would not have changed the fact that the owner had decided not to renew ***'s lease
Upon vacating the property *** did provide some cleaning and this is why he received the majority of his $security deposit back When the new tenant moved in several pictures were provided to New Dimensions documenting cleaning issues that had not been addressed The property required additional cleaning and *** was appropriately charged $for that cleaning

My name is *** and I am the owner of New Dimensions I am sorry that you came away from your experience with my company
feeling that you needed to file a complaint with the B.B.B I wish you would have called me directly
New Dimensions has over properties under management in the Reno, Sparks, Carson City, *** and *** area The summer months are our busiest time for tenant turnover We had more than properties available when you applied but as I am sure you are aware, this is a crazy market driven by low supply and high demand Please know that we process every application For us, the application process is lengthy and time consuming and must be done for each individual applicant and we process every application we receive
The application fee goes toward preparing the application for review by the property manager and ownerThat includes, but is not limited to, gathering information from the applicant, verifying the credibility of that information provided, checking references and obtaining a Verification of Rent, also referred to as VOR, which is proof that a renter has been making timely payments to his or her landlord for the past months And finally, obtaining a credit and background check Since the type of credit report we obtain is a "hard hit" to the applicants credit we don't run everyone's credit haphazardly without fully vetting the applicant first
Once all that information is complete the property manager then presents the potential renter to the owner If both the property manager and owner agree that a potential tenant is a viable candidate for the property we then perform the credit and background check New Dimensions does not present applicants to the owners on a first come first serve basis We present all qualified applicants to the owner at the same time It is the owner's decision based on is best suited for their property If an applicant is not chosen for the property they originally applied for, we do encourage them to transfer their application, at no additional fee, to another available property as we usually have several available Again, the applications are presented to the owner of the subsequent property along with all other viable candidates as it is not, "first come first serve" It would seem that you were a very well qualified applicant however the final decision lies with the owners of the properties
Once an applicant has been chosen for a property we do not immediately remove that property from advertising in the event the chosen applicant does not want to move forward We will continue to take applications, and process them, until we receive a non-refundable holding fee to secure the property Removing the property from advertising prematurely could result in the property not being rented as quickly as possible
I know and appreciate your position but as a property management company, we work for the owners to help them secure a great tenant and we always need to be mindful of their best interestI hope that in the future, if you are in need of a rental, you will choose New Dimensions with the understanding that we are doing everything possible to insure that both parties to the transaction are happy

This action is currently being handled by New Dimensions' attorney *** allowed her home to go into foreclosure by pocketing
rent money and not making her mortgage payment obligation Her efforts to renegotiate her loan were unsuccessful as New Dimensions and the tenant have both received several communications that *** home was going to be sold in a foreclosure sale on 5/12/ Several attempts to contact *** by phone went unanswered *** signed a "Foreclosure Addendum" allowing New Dimensions to hold her money to satisfy any claims against rent monies that would be due and payable to the new owner acquiring the property in a foreclosure sale It's difficult to notify an owner of an impending action if they do not return your calls It wasn't until New Dimensions executed its obligation under the contract and held *** money that she responded, via email, unkindly To date, *** has never spoken directly to her property manager *** Instead, *** has chosen to launch a comprehensive attack on New Dimensions and myself as the owner I have received several threatening phone calls, emails and inflammatory social media posts To date, neither *** nor her attorney have provided the appropriate paperwork to show that the home is not being sold in foreclose This would be all that is need to release her funds yet she refuses to comply

From the onset I communicated my home was in modification and legal proceedings, per our signed agreementAny educated person on this subject knows the mortgage company refused to accept payments during the modification process so *** only shows herself to be ignorant and given she is in the Real Estate business, that's concerningI fully disclosed this fact and signed a contract with these termsThe terms say that despite that fact rent monies are due to me, the ownerSecondly, my home wasn't sold nor foreclosed on because I retained an attorney (per the contract) and it is still in litigationLegally *** has no viable ground to stand on by pocketing my rent money due to me, the owner, per the agreementI looked up the Reno Business License, under their Real Estate division and agent, ***, and their business license has been cancelled since Jan as wellI've got email records and phone records of continual communications showing *** is just being dishonest about not being able to reach meThey had no problem direct depositing the funds each month for over a year prior and emailing me each monthI called almost every month as well as provided them my new work number and a second emailHere's the reality*** has never been polite to me and has insulted me many timesShe, in my opinion, is not an ethical business ownerShe knows how difficult it will be to fight her in court over less than $so I want to warn everyone not to bring their business to this company who doesn't hold to their contracts, doesn't keep licenses current, don't value customer service, insult and ridicule their clients and other numerous shady business practicesDon't hire themI'll never be paid what this company does owe me because *** is one of those types of people who are, in my opinion, very mean spirited and unprofessionalIf that's the kind of company you'd like to manage your property then have at it - as for me no thanksI do have a small claim filing towards them but my main goal is to save my home and that is what I'm continuing to work on - and by the way how does she know what I do with the money collected? Maybe I'm saving it in an account until the modification is complete in order to provide a big payment - she doesn't knowThis is one example of her unprofessional conduct and how she sizes up folks and determines (based on her current mood or the weather) what she thinks of themI want a business to be professional, responsible and keep the terms of the legal agreementI do know New Dimensions won't last because no business lasts that doesn't value it's client/customer baseHopefully, others won't waste their time, money and efforts on New DimensionsMaybe they should add a new dimension called Customer Service and figure out how to run a business correctly and ethically

The unfortunate aspect of our interaction with *** is that he has not once allowed us to state our position with regard to his tenancy In so doing, he has made several assumptions and denied us the ability to rectify the situation The
facts are as follows:
*** rent is due the first late on the 5th His wife had called the office on the 5th to inform us that their rent was going to be late Neither *** nor his wife have ever said anything about having issues with our website Rent was not received until the 7th and was therefore considered late
*** did not pay the full amount due, it was $short
The prior property manager did not give us any phone number and only one valid email address It was for this reason, the property manager sent him an email asking that he take care of the shortage or run the risk of evictionAs a property managers it is our fiduciary responsibility, to the owner of the property, to insure that rents are collected When ANY tenant is late we file the preliminary paperwork the day after any grace period to initiate eviction proceedings This filing does NOT go on the tenant's record An eviction only appears on the tenant's record if they do not pay rent and after petitioning the court we are granted an eviction
*** has had several interactions on the phone with our staff and his property manager where he yells, uses vulgar profanity, is rude, condescending, disrespectful, accusatory, abusive and when asked to allow us to speak, either hangs up the phone or says, "No, you're gonna listen to me until I am finished talking!"
We have received and seen several harassing, derogatory, inaccurate and threatening email and voicemail messages as well as social media postings from *** He has threatened legal action against our company, has threatened to report us to the Fair Housing Council and has launched a personal attack on the owner of the property, the property manager and New Dimensions
*** left a threating voicemail where he states, "You might be trying to clear the people out of the apartment complex so that you can remodel it and charge more rentI am going to get together a petition with the other residence and find out if anybody else is enduring any of this kind of CRAP that you are dealing out." We have been informed that *** is harassing the other tenant's in the complex with his claims
*** is in breach of contract by having his wife live in the home without being added to the lease, thereby protecting the owner and tenant's interest as well as his wife would be removed from the home if something happened to ***
*** is in breach of contract by having two unauthorized pets living in the home
*** accused us of not addressing a maintenance issue with a washing machine The property maintenance person went to the home on December 11, and was told by *** wife that the washer was fixed on October 5,
The property manager had decided, long before all of *** theatrics, to accept the payment in full and not require he satisfy the shortage as an act of kindnessSince rent was paid in full there would be no need to petition the court for an eviction By not allowing us to speak, *** could never be given this information
*** actions are quit concerning and his social media postings are slanderous Unfortunately, the owner has authorized us to give *** a day no cause eviction This means the owner has decided to terminate his tenancy and sever the relationshipThe notice is forthcoming if *** has not already received it
We are truly sorry that *** did not have a positive experience with New Dimensions and his property manager We truly believe, had he allowed us the courtesy of speaking uninterrupted, all of this could have been alleviated

When paying for the application fee, our website CLEARLY states: "Please be prepared to pay the non-refundable application fee as outlined in the property listing."
Processing ANY potential tenant and performing the necessary credit and background check is a cost to our company
We have a fiduciary relationship with the owner to screen ALL potential applicants Without an application, credit and background check *** would not even have been considered for the property
Unfortunately, after reviewing all applicants including *** the owner chose someone who was a better fit for the property
We offered to apply ***' application fees to any of our other available properties *** stated that, "Unfortunately there is nothing else on your website that shows as available that will fit our family and accept our dog in Sparks within our price range."
In an email dated September 3, we offered to refund a "PORTION" of ***' application feesWe never heard back from her until an email correspondence dated September 29, 2015, asking why we had not deposited the money into her bank account This is not our practice *** would have needed to come into our office and pick up any monies that we offered to refund
The next communication we received was her complaint to the Revdex.com which was delivered to an incorrect email and then finally forwarded to us 10/19/
We are still willing to refund *** $but she needs to come into the office and pick it up

Yes, we did ask if other people had applied to the property We were told no and asked to go ahead and submit the application so it could be processed right away I called the office and once again stressed that we did not want to throw away money if there were other applicants We were told once again no there were not, it was not until AFTER we submitted both applications that we were told that it was not a first come first serve basis and that other applicants had now submitted In their email to me they offered to refund a "portion" of the money which as stated before "they offered to refund some of what we paid" A response was submitted within minutes of this email informing them that I appreciated this offer from them because there in fact "were no other homes in the Sparks area within our price range, that accepted our dog" and explaining we too were business owners and appreciated a good business ethic, and ALSO understood that everything they did for the application did in fact cost money There was no further communication from New Dimensions I then allowed time to pass and did in fact inquire about the status of this repayment to which NO RESPONSE WAS RECEIVED It was not until this complaint was filed that New Dimensions decided to inform us that to receive the "PORTION" they feel is necessary back I would have to come into their office Had they simply responded to my inquiry prior to this complaint would have never been filed Instead the company chose to not say anything and hope that we would disregard their promise We submitted our application on 8/30/and here it is days later they decide to tell us how to proceed

We have no control over who applies for our properties The property remains available, on our website and our system accepts online applications until someone is approved and we receive a deposit
Only one other person applied for this property and they were a better fit as chosen by the owner, not NDI
Regardless of weather or not *** was "the only applicant" we could not even have considered her for the property without an application and the fee to process the credit and background check
Our website clearly states "BE PREPARED TO PAY THE NON REFUNDABLE APPLICATION FEE"
The property manager has offered to pay $20.00, a "PORTION" of the fee as promised, back to *** out of his own pocket
If no one responded to her by email then Why didn't she call us and inquire about the refund?
We will no longer respond to this complaint If *** wants her "desired settlement" then she needs to immediately stop posting to this complaint and come to our office and pick up her "desired settlement" by Noon on Wednesday 11/18/
If any further information is added to this complaint or she does not pick up the refund, the offer will be withdrawn

moved out in June of I made an appointment with *** on September to inquire about the charges taken out of my deposit I was told that one of charges for the back door lock was a mistake an would be refunded As of this time I have not recieved a refund I was also told at that time that he had photos of why the rental had to be cleaned after I had cleaned it an painted I have not recieved any photos or information reguarding this matter after several inquires by phone, email, and text I have my move in checklist that states what the residence looked like when we moved in on April 1, It clearly states that the lock was broken, the dog urine smell, dirty bathroom rug, urine soaked baseboard, etc This matter needs to be resolved immediately instead of putting it off as he has done for four months and counting

I know how the court system works as I had made contact with them before I last wrote *** ***
Your facts are not quite accurate as the property was clean as stated by *** when he arrived the day we left and told my daughters that "your mom put a lot of effort into cleaning the house" As far as hard water stains,we only lived there months and one week We only used the bathroom upstairs, with shower spray, for a month as the dog urine smell was awful up there Repairs? We did not break anything The lock was broken when we moved in as stated in my move in papers The small patch of grass in the back was clipped the day we left which was the 11th of June The end of the lease was June How do you come up with "the lawn had not been mowed in months"? The grass only started growing a few weeks before we left *** had also stated on the day we left that he would clean it up I agreed that the lawn maintenance from the day we left until June was my responsibility It was noted that the tenants that you had previous to my renting the property had left the house in poor condition as stated by *** and the carpet company It was also stated that your house cleaning company did not do a good job between the last tenant and myself It's clearly represented in the move in checklist that I filled out when I moved in *** stated that he had taken pictures after I had moved out I have yet to view the pictures
I was told by *** *** that the check was to be mailed out after we communicated via email 12/22/for which I was accepting but was not in agreement with Why was this not mailed on 12/22/16? It was very clear from our conversation on 1/18/that I was not going to get my remaining deposit back until I contacted the Revdex.com I contacted the Revdex.com after our phone call on 1/18/ I was told that they do not remove complaints and that there are certain safeguards in place so that a company can not blackmail a tenant into revoking a complaint to receive their deposit back as you are doing I am very frustrated that this has taken over months and I still don't have my deposit back I have spent far to much time and effort into this matter I feel that I was not fairly compensated Put my check in the mail today

There was no debris left in the property and the New Dimension has reduced the refund on their concocted standard estimate of the $reduced from returning the deposit amount received I stated that New Dimesion has a policy to charge late charges over $if the rent was delayed ofr even one day, but do not have the same standard to refund the Tenant's deposit on time and fully I have been charged late fees for missing by days of paying rent
New Dimension has not responded to my earlier e-mails to ***,*** *** and *** the previous week, even after two reminders and phone messages to them The Landlord has to prove the expense paid with photohraphs in removal of debris to deduct the Security deposit per NVRS laws and failed to do so so far
I need my full Security Depositr returned with late fees per their customary practices

I see a few photos of the apartment that really shows how good I have cleaned out the apartment spic and span on toilet and the other places in the apartment This is a very old building that was never maintained well by the Apartment Management company and the plastic tiles must be at least years old with stains all over when I took over the apartment The Manager *** told me that time, it is old and that is what I get for the rent I pay including lack of any washer and drier in the whole complex and without any AC as well Unless one sees the photos prior to my take over, which I believe the apartment Company must have taken such photos, it is not feasible to demonstrate the changes due my occupancy I left the parment much more cleaner than what I got from the Land Lord and I was my entire deposit to be returned Also, NRS regulations demand that the Land Lord has to submit the bills for the cleaning within one month of vacating the apartment, which is Dec 3rd 2017, which the Land Lord has done so far They reduced my Security Deposit with some estimated cost of ^with no merit? I want my full security deposit returned
