Complaint: [redacted] I am rejecting this response because:I feel that the response that TJ gave was very opinionated, he did not motion how that I provided them with evidence showing how that majority of the charges that they are trying to charge me with are directly refutedI also feel that he decided to respond on here because they missed the legally required day response that business have with a situation such as thisI simply asked Reliable to provide me with documentation of receipts of charges that their statements claimed were there, not to mention the work orders they provided me did not have a description of what the charges were for except that they were classified as "supplies" these work orders were printed on the date of the first response and did not include any verification signatures to show the work was completed or that the charges were actually paid by ReliableEven with the picture that was provided by TJ in this response it does not prove that it was the location of the apartment that I was in, nor does it have a date to show that it was in the time of after I moved out In the second response that I sent them it included pictures of the first property with dates of the pictures, it included emails and requests for the property owners names and numbersNo response has been received from Teri or Barb for both propertiesThe work orders for both properties had a claimed a supply charge of exactly the same amount but no justification as to what it was for also no receipts for charges have been providedThe only receipt that has been provided is the one for the carpet and when I spoke with the gentleman who they claimed replaced the carpet he informed me that he was a private contractor not certified with the state and did carpet repairs and not replacementHe would charge $an hour and could buy supplies but would charge for those purchase if not bought by the individual needing the workThe receipt did not show proof of the purchase of the carpet just that something was installed, on his receipt the charge was wrote under the line of linoleum and not under carpet, this is all very misleadingThey do not have the right to send me to collections due to the dispute in charges, if I get contacted by CBC, I will ensure they understand the situation and will send them all documentation I have including these responses on the Revdex.comSincerely, [redacted] ***

We have been working with RPM (Keith/Jeff) and their team for years They are great people They truly understand how to run a business and make it become part of their lives by building relationships with their tenants and their property owners They careThey are confident in what they doAnd most importantly, they care about the experience the people they work with have Not all property managers are alike and RPM is the one you want to work with in [redacted]

Complaint: [redacted] I am rejecting this response because: They did not provide receipts, they provided unsigned work orders with no receipts for supplies used or proof that the work was actually performedI am more than willing to provide the Revdex.com with the entire packet that was mailed to me along with my responsesThey failed to reply to my second letter within the three day time limit and they have not made any offers to me to sit down and discuss the situation; this is the only mention of that and it is only when they have responded to the Revdex.comI also have individuals that will sign affidavits stating that I did not have pets at the propertyI was given an eviction notice that gave me three day t evict, get ride of pets, or pay deposit; due to not having pets I cannot get ride of something not there nor pay for something not there, so the only viable option provided was to move from the propertyI also spoke with Barb on move out and said would be gone before the 1st of February and are trying to charge me rent while property was claimed to be vacant after Barb informed me that as long as I gave them permission to remove the washer and dryer I would not own a storage fee of any kind but I would pay a haul off fee, which can be taken out of the agreed upon forfeit of depositSince they were the ones that gave the eviction notice they are the ones that terminated the contract and I do not owe a contract cancellation feeAs far as not understanding what I was requesting, I did not receive any questions back from Reliable, this again is the first time hearing of the issues with the misunderstandingI and [redacted] will be responding to CBS with all information acquired throughout this and will dispute charges with them as well From the numerous complaints with online reviews this is a business practice of theirs to charge people in excess of the deposit and for things not discussed in the exit interviewsSincerely, [redacted] ***

Nothing of this is fabricatedI have this entire dialogue in emailsHe weaseled his way into paying 50% because he knew he was supposed to take care of the entiretyAt the time of this "verbal agreement" he told me everything had to be in writing...at that time I did not haveAfter surfacing the emails he refused to talk to meI'll gladly take this to court as wellHe cheats innocent people out of money because the majority of them will not follow upI'm no it and what was done to me, my wife, and my child was outright unethical.

All of which the owner has requested was placed in the mail within the TREC required time frame and guidelines The information was placed in the mail no later than January 25th Also included in the package was the IRS mandatory along with the profit and loss statement RPM
completed this transaction within the law

As this former tenant has completely fabricated this complaint, I do not intend to reply.  I must follow my owners instructions and the instructions of this very difficult HOA.  He was offered money to move services however he choose to remain with the one he had.  Regarding the...

make-ready charges, he filled out a move-in inventory.  We have a separate vendor perform another survey when the tenant moves out.  He was charged for those items that are not on his survey and are considered above normal wear and tear.  He was told he could paint in neutral colors and in a good and workmanlike manner.  If not we would repaint and charge him.    The bottom line here is that he made an agreement with me, in my office, with my Property Manager and Assistant property manager as witnesses, to pay ½ of the roof cost.  He is also unhappy with what we legally deducted from his deposit.  Now, through a lengthy diatribe, trying to make me the bad guy, he wants all of his money.  I do not intend to pay him nor, do I intend to waste my time answering his bogus complaint.  I’ll be happy to meet him in court.   If this takes my Revdex.com rating down, so be it.
