"When my agent originally showed me the home she stated and showed me there was an air conditioning unit and the home had central airMy appraisal said central air, my closing documents and bill of sale (as this was a FHA loan so a bill of sale was required for any fixtures)said there was central

I was the only one to catch that there was no AC system and document this.As stated in my inspection report to the buyer thers is no AC present on the propertyThis is also stated on the sellers disclosure and from a conversation the buyers agent had with the listing agent just recentlyOf the people working with the buyer (the buyers agent, the appraiser and myself) I am the only one that noted that there is no AC present on the propertyThe buyers agent made a comment based on the outside ac unit still sitting on the back of the property and is not connected and didn't read the sellers disclosure that the home was being sold without ACI do not get a copy of the sellers disclosure to confirm if there is or is not certain components in the home I can only report on what I do or do not see.Now could I have been more descriptive, sure but no AC means no ACI believe that the buyers agent didn't do her job by reading the sellers disclosure and informing her client (the buyer) of what was and wasn't included in the homeI have spoke with the former *** *** board of Realtors president and multiple different agents and they have all stated that the buyers agent is at fault for missing the sellers disclosure.Per my confidentiality statement with the buyer I am unable to supply a copy of the report (it would have to be sent from her) I feel bad for this situation and wish I had a better answer but I did my job by disclosing the information that was available to me at the time of the inspection
