Dear Ms.,

We sincerely apologize for your dissatisfaction with the inspection process we coordinated on behalf of our client, your Relocation Management Company ("RMC"). However, these accusations are quite strong and frankly baseless. With that said, I will thoroughly explain the process and hopefully will help ease your mind. We addressed your initial concerns through your RMC and provided a detailed response including the concern with the age of the roof. This is the exact response sent to your RMC in regards to your initial concerns:

"As is the case with the vast majority of roofs, the age and design life are not so much as important as the current condition. In fact, design lives cause a ton of confusion. It is extremely rare for any type of roof to actually last as long as the manufacturer design life for a multitude of reasons. In this case, there was enough visible evidence of deterioration that the roofer is recommending replacement as explained in the report and shown in the photos. This is regardless of the actual age of the roof. Unfortunately, the roof actually being newer than what the roofer thought wouldn't change the report.

With that said, this is one unbiased roofer's opinion. I say unbiased because our roofer partners know up front that they will never be awarded any repair business based off of their report to us. That is very important because they know they are not actually bidding on the work; they are just performing an inspection. In my professional opinion, I think it would be very difficult to get past an outside buyer wanting a new roof as well especially since insurability is questionable in our roofer's opinion.

In these situations, I know transferees tend to want to have another roofer go out and offer their opinion as well. In those cases, I always recommend for the homeowner to ask the other roofer if they will issue a 5 year certification. 98% of the time, they will not. I hope this helps. One of our (ReloOlogy) main functions is to coordinate the inspection process on behalf of our client, the RMC, in order to inform them of any potential issues they may have to deal with during the resale process (after potentially purchasing the home from the transferring employee). We have a fully independent network of inspector partners that are NOT ReloOlogy employees, but instead are sub-contractors on an as-needed basis. Home Inspectors are generalists, not specialists. In some instances, it is in our client's best interest for us or our Home Inspector to recommend a further evaluation by a specialist of a particular system within a home. Again, this is for the protection of our clients and they fully expect this in certain situations. Just because we recommend a further evaluation, that does not automatically mean that our client will then order the further evaluation from us. However, if they do, there is absolutely no conflict as a completely separate and independent Inspector/Contractor is sent to the property to perform an unbiased inspection of the component(s) in question. The way we are able to keep the process unbiased is explained above.

Furthermore, ReloOlogy nor our inspector partners, have any vested interest whatsoever in any home we coordinate inspections on. We are paid the same fee regardless and it ultimately has no effect on us whether there are no defects in a report or 100 defects. The only time any of our Inspector/Contractor partners perform any work as a result of their inspection is if the homeowner contacts them directly to do so. This, however, is relatively rare. In addition, all defects listed in any of our reports have pictorial documentation to support the comments within the report. In this case, there is more than enough visible evidence to recommend replacement of this roof.

Finally, it is extremely important to note that any inspection report produced by any Inspector within the entire inspection industry is an opinion of that inspector based on the visible condition of the property on the date of that inspection. As mentioned in my initial response, anyone is always more than welcome to obtain a 2nd opinion. If that opinion differs from a ReloOlogy Inspector partner's opinion, that should be discussed with your RMC.

Again, we sincerely apologize for your dissatisfaction with the roof inspection process, but we ultimately stand by our roofer's report and opinion. You are more than welcome to obtain a 2nd opinion that may or may not differ from our Inspector partner's opinion.
