I have communicated with the husband of this couple for the most ;part I explained to him that when we take an application we consider the property rented unless we reject the application I also explained to him that it was necessary to pay $up front to run the application $non refundable application fees and a $deposit that would be applied to the security deposit when the application was approved and if after paying the $we would consider the property rented unless we reject the application in which case the deposit would be immediately refundableThe husband indicated that they were looking at other properties It became clear to me that they wanted to apply for renting the property at [redacted] as a backup in their house hunting My clients (the owners of the property) would be very upset with me if I took a property off the market for even a weekend without a "binder" as we will call it, similar to an "earnest money" that binds the prospect to the contract and minimizes their chance of abandoning the contract if they find another property This is a policy matter that I cannot break from one tenant to another without possibly being accused of discrimination In any case good business practices and my fiduciary responsibility to my client forbid such a thing On 10/ I showed the property and the prospect has no problem paying the deposit and stated to me when asked that all other management companies they dealt with thus far required some deposit amount up front to hold the property I think this particular complainant fell victim to their own scheme and are angry they did not get the house Or perhaps giving them the benefit of the doubt there could have been a communication problemAt no time did I have the opportunity to meet face to face with both the husband and wife Perhaps that is the great failure in this transactionI should have pushed for that but I have had a great deal of medical problems to deal with and a very pressing schedule of work at the same time I thought this couple may have been a very good tenant and we were willing to even extend the time span of the lease to fit their needs I never like to have someone feel they have been put upon I am certain if they check with other management companies they would be told that those companies would not take a property off the market unless their was a deposit We consider the property rented when we take an application therefor require the deposit My most sincere apologies to the complainant if there was a communication problem in this transaction [redacted]

 $70.00 non refundable application fees and a $500 deposit that would be applied to the security deposit when the application was approved and if after paying the $500 we would consider the property rented unless we reject the application in which case the deposit would be immediately refundable.
