Our townhouse was stuck in the 1970’s, complete with maroon plaid wallpaper, [redacted] carpets, and yellow tiled kitchen countersAfter much frustration trying to find a contractor that would meet our needs, we met Rob Anderson, owner of Remodeling by Rob Anderson, and were very impressedRob is clean cut, on time, professional, great portfolio, and has an easygoing quality about him that immediately put us at easeHe spoke in terms we understood and made us feel comfortable discussing ideas without needing to interpret any technical talk "Rob offered options for our kitchen remodel that met our taste and also worked for our future plans of making our townhouse a rental propertyHis quote was not the lowest, however within our budget and best of all his timeline for completion was unbelievably shortWe signed contracts and to my amazement work began immediately and quicklyIn the end I couldn’t have been more pleased when the kitchen was officially handed over to me on time and on budget "Since our kitchen remodel Rob has overseen the transformation of our townhouse – remodeled bathrooms, textured walls, door replacements, and so much moreWith every project a new appreciation for Rob’s work growsHis knowledge is extensive and nothing seems beyond his ability to fix, rebuild, or create from scratchWe found our new place in the fall of and since we moved in Rob has worked on our sub flooring, improved electrical, upgraded plumbing, installed new floors and fixed our garage doorThank you Rob for making our home a beautiful, relaxing, and comfortable place to raise our familyWe look forward to our next project." — Beverly & Chris Estep, Blue Ash, OH

Dear Rob, As our remodeling project is now completed, I want to thank you for an excellent job, well done The whole process was executed in a most professional and timely manner, and the small modifications to the original plan were willingly and expediently incorporated I would like to single our your lead carpenter *** for a special thank you for the way he supervised and carried out the various tasks He is clearly an expert craftsman and very much a gentleman I wish your company all success in the crowded, and often not to professional, remodeling business Yours Sincerely,  [redacted] ***

I am a bit confused at much of what Mr [redacted] has statedThis job got to mid of second week and we ran into water damage due to neglect of maintenance and builder imperfectionsIt is an empty home that has been leaking for quite some timeI sent Mr [redacted] pictures via text and followed up with phone conversations regarding the extra workMy ladders were on another job and could not pull them off to bring to this job siteMr [redacted] rented ladders as the snow was coming and did not want to delay as well he bought the materials for the "Extra" workI could not give an accurate estimate on work as the damage was underlying and had to determine as we found itMy labor force did change the front door lock on this abandoned property due to letting one carpenter go as is standard operating procedureMr [redacted] was given the new key the following day when he came to the job siteSaw blades are used worn down and thrown away any new and unused blades are left with each jobI indeed did leave them when Mr [redacted] dismissed me but kept my labor force! The estimate signed and initialed by both Mr [redacted] and myself states this is a labor "Only" estimate and does not include materials, plans, permits or feesI was dismissed mid the fourth week and monies was left to complete the remaining 20% of the projectI do not see any validity to Mr [redacted] 's claims and disagree there are monies due him as I feel there are monies due me but left it for him to complete the project as he dismissed mePlease feel free to contact me with any further concerns

The responses that Rob Anderson supplied are not supported by the truth in most casesI have offered on several occasions to sit down with an arbitrator to look at the facts but Rob Anderson has refused to comment on this matterIn looking at when the contract was signed and the emails back an forth between us discussing the termination of the contract it was well over weeksIn regards to the extra work that Rob Anderson refrences this work was started and never completed without something in writing or letting me know how much it was going to costI explained to rob at the begining of the contract that I did not want any surprises and would like to know each step of the way what everything was going to cost meIt was only after he started on the work, ignoring my concern that I did not know what it was going to cost and had not seen anything in writing, that he explained that he was going to charge me per hour per person and that this was a deal for meHe then proceeded to tell me that I owe him almost for the extra work up to that pointI explained to Rob that this was the reason that his contract expressly stated all changes have to be in writing which he ignoredWhen he reported that he changed the locks in response to firing someone and provided me a key this is not the truth as wellThe employee in question was fired a week before the locks were changed and at the point when he changed the locks he pulled his trailer and tools from the job siteWe never met up the next day when he claims I was provided a keyI have text messages from him explaining that a key was left inside the house for me with the other keys from the locks that were on the property previouslyGiven the fact that the property was locked and the key he claims was provided to me was inside it appears to me that this was done out of spiteAs far as the monies in question, Rob is in agreement that he received all but the last two draws as outlined in the contractLeaving roughly 20% of the money leftThe amount of money received grossly surpasses the amount of work doneIn fact, Rob pulled his tools and trailer from the job because I told him that there was no way that I could provide any more money until the work caught up with the drawsAs far as the rental of the ladders, Rob informed me after we signed the contract that his ladders were making him more money at another job and that he was not going to pull them and I would have to rent some in order to get the job doneThere was no mention of waiting until his were freeIn our correspondence between him and I he claimed that he started the extra work against his better judgement when in fact he started the extra work before given me an actual price in my opinion as an effort to gouge me in price and use unethical means to bully me into pay prices that he knows I would not pay if he had followed his contract and been honest and upfront from the beginningI know that this situation may seem a little he said she said and that is why I am willing to sit down and open my phone up, email, and to show you the pictures that I took documenting the stage at which the project was when Rob left itPlease give me a call so that we can set something up to review this evidenceAbove and beyond the money that I am rightfully owed by Rob Anderson is the fact that he will do this to someone else
