Good afternoon,   We actually offer a final walk through with all of our residents so that if any charges should be incurred they are well aware of any charges/damages and given an opportunity to perhaps attempt to make a final effort prior to us processing the move out statement.  With...

Mr. [redacted], during the inspection, our service supervisor was explaining the charges and asking if he would be removing the furniture/trash left inside the apartment, he proceeded to walk out during the inspection, refusing to hear of any charges.  He then attempt to tell the inside team that he was told his apartment will have no charges and he wanted his deposit back.  I have attached a few photos from the inspection as well as the invoice for the new carpet that was installed, he moved in on brand new carpet with a typical life span of 5 years.  We did not charge him the entire invoice but prorated for the time he lived here.  We attempted to show photos of other move outs that have lived here longer that the carpet and apartment was not left in the condition as he did.  We also attempted to explain that we rather keep the carpet so that we do not incur more charges that anticipated, we attempted to clean in house however the stains would not come up, contracted the carpet cleaning through a third party and after two attempts to save the carpet opted to replace.  Photo#716-081716 092 shows the carpet in the condition it was left versus installed.    Please let me know if more information is needed, thank you.     [redacted]

While we understand Mr. [redacted]'s concerns, we would also like to make it known that a list of standard cleaning and repair charges was provided to him on May 4th, 2016. Along with said list of charges, was also a letter detailing move-out procedures which also explained that a final walk through could be scheduled with our maintenance supervisor, and also explaining that resident accepts full responsibility for all charges. (a copy of said letter has been attached for your review) While Mr. [redacted] did in fact schedule the walk through and did in fact show up to it, shortly thereafter he left and came to the office as he grew frustrated with our maintenance supervisor upon learning that there would be charges assessed. Upon arrival in the office, Mr. [redacted] informed us that our maintenance supervisor had informed him that there would be no charges. Mr. [redacted] was then informed that we here in the office would not be able to make a determination with regards to charges until the final assessment had been provided to us by the maintenance supervisor who conducts the final walk throughs. After receiving his final move-out statement, Mr. [redacted] did in fact offer to come by the office to again look at the carpet, however, he was informed that there was no need for him to do so as the final walk through had already taken place and the apartment was already in the make-ready process for the new tenant. As evidenced by the photos previously provided, items such as the stove, microwave, counters, bathrooms, carpet, etc there was cleaning/damage beyond the normal wear and tear. The decision to replace the carpet was based on the carpet having staining/damage beyond normal wear and tear, and not based on the age, just as none on the cleaning charges were.
