Revdex.com:
I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my issue. The claims made in the response are false. He sent a non licensed "handyman" to our house several times a month throughout our 7 month tenancy. He was sent numerous times to fix the exact same issues. Even when he verbally expressed to me that he could not fix it after the first attempt, John continued to send him for the same repair spanning the rest of the 7 months. The electrician explained that the outlets and wiring were not up to code, which is why the extra outlets were added. He also repaired 3 outlets with exposed wire. We had to build a cabinet around the outlet near the fireplace, as the wires posed a danger to our toddler. That one was never fixed. The plumbing that backs up was never fixed either. You cannot run the washing machine without it backing up into the bathroom plumbing. The back door was not fixed properly until we had already put in our notice to vacate. Our electric bill was over $200 and even reached almost $400 at one point bc there is absolutely no insulation. This was confirmed by the realtor who has been hired to sell the property since we moved. We had to move because we the home was unsafe and not up to code after constant contact with the landlord. He was the one that breached contract. The home was absolut filth when we moved in. There was food in the fridge, a mouse/roach infestation (which he laughed off when contacted), it was not repainted or repaired previous to our move in. While we lived there, we did updates. WE painted the inside and outside of the home. WE cleaned the house and got it ready for move in. He does owe us our deposit in full, as we did not break the lease. He broke the lease by not keeping the home in good and safe repair. The term is "constructive eviction." And no one would give a previous tenant $800  put of the goodness of their heart. That is absurd.  Regarding the move move out address, we did not have a forwarding address at the time of the letter sent, so we gave my mother in law's address. We actually moved into a home in the same neighborhood as this home in question. He knows this because he has seen us in the yard while he is at the home. He even took pictures of our vehicles in our driveway.

This is a 50 plus year old Mill style house that was built to code for that time period and I bought the house As-Is at the Spartanburg County Tax Auction. The house had been previously...

occupied but was vacated prior to me receiving ownership to the house.I did have the house cleaned up, painted, new flooring installed and added some cabinets and had new counter tops installed. I spent about $9000 improving the house after I got it.S[redacted] is the 2nd tenant I have had in this property since I have owned it. The first tenants had no issues of any kind.S[redacted] has complained non stop. I have receipts from where I have send out numerous repairmen to address her concerns.Plumber, electrician, handymen, and even a licensed builder have been sent to the house and have done misc small repairs. She turned one away for a repair she requested because she didn't have 24 hours notice even though she was home and had requested the repair. As to the electrical issues that they claimed to have had (and no one else), I sent a licensed electrician out immediately after they told me their were issues. He found a loose ground wire that had loosened over time and fixed it and made sure everything was safe. I even paid him to add extra outlets to the kitchen counter top area and put them on a GFCI circuit that a house of this age was not built with.I have done nothing but be nice and coordinated repairmen to address her concerns. She on the other hand is far from the nicest person I have ever met.My normal go to handyman has been out there at least 5 times during their stay.I paid for a solid wood door to replace the back door that leaked during heavy rain. My handyman could not get a perfect seal and I ended up hiring a licensed builder to rip out the new door and replace it with a metal door. This was even after they had mailed me their notice to break the lease and breach their contract with me.My lease that they signed clearly states that if they break their lease for any reason that their deposit is forfeited. Even so I sent them back $800 that they were not entitled to.As you can see from the dates that she said she lived at this address falls way short of the 12 month lease they agreed to.They needed to move back to [redacted] to live with S[redacted]'s boyfriends Mom. It seems that the complaining really cranked up right before they broke their lease so I feel this was a ploy to try and con me into giving them back their deposit as if they had met the obligations of their lease. Which they did not.I can send you a copy of their lease agreement if it will help put this issue to rest. Here is a copy of the check that said that this is an allowance even though there was a breech of contract. Which they also acknowledged when they cashed this check.I also attached a copy of the letter I sent them along with the check for $800.00This was not part of their deposit as they were not entitled to any of the deposit once they were in breach of contract as they agreed to in writing. This was simply an allowance out of the goodness of my heart. Please let me know if if their are any other documentation you would need to close this case.Thanks,J[redacted]864-[redacted]-[redacted]
