RAC is the alarm company that we have been using for a long time to maintain and monitoring our facility's security system. On 12/03/19 a few service men came in and spent an hour to find out which smoke detectors had problems. Finally they took 2 detectors down and took them back to their office without giving us any reasons. We are the elderly caring facility and need those smoke detectors on all the time for fire safety insurance and we need them to be install all the time. I was not in the facility as they came in on that day and I called them on 12/06 and asked for reinstallation of my 2 smoke detectors on with service fee adjustment and I was refused.

BACKGROUND INFORMATION:

• The original fire alarm system was retrofitted by Rendin Alarm Company in 1997 • Fire Alarm monitoring was taken over by current management company on February 2, 2013 • Certification and maintenance of the fire alarm system was last performed by our company on May 15, 2013. • The scheduling of Annual Certification and Maintenance of the fire alarm system by our company was rejected by the management of this facility. Service for the alarm system was for "as requested by management."

TIME LINE:

November 27, 2019: Our on-call technician received a call from the customer stating that the system was beeping and also received a call from our Central Station stating that hundreds of signals were coming from the location indicating "Supervision on the Sprinkler System tamper" - which would Indicate that the water to the sprinkler.had been turned off.

In addition multiple fire sensor trouble signals were being received from smoke detector Zones 2 and Zone 6.

The staff was aware of the sprinkler issues but did not want after hours/holiday service.

December 3, 2019: A technician and helper went to the property at 12 noon and checked the fire zones that were in trouble. The technicians checked both sprinkler tamper valves and determined that the water to one had been turned off-causing the beeping and the supervision reports. The staff of the facility was told to contact their sprinkler contractor.

Our technician also checked the smoke detectors on both zones 2 (19 floor front) and 6 (3 . floor)-a total of 12 smoke detectors. They found a smoke detector on zone 6 that had water damage stains on it and removed it. They cleaned other smoke detectors that were extremely dirty.

The technician informed the staff of the facility that they had taken the water stained detector. down and recommended that the water issue be addressed.

They left the property at 1:30 p.m.

Upon his return to our office the technician completed a service work-order but did not mention that the smoke detector had been removed or that they had informed the staff that they had removed it. This is not our established policy. Normally this would have generated a follow-up work-order to replace the device once the leak was addressed.

December 6, 2019: A call was received at our office from the management questioning our invoice for service and the length of time It took to deal with the problem. The bill was for 1.75 hours at $90 per hour for a total of $157.50 which is not an unreasonable amount to perform such services.

December 26, 2019: Upon receipt of the notice from the Revdex.com I was surprised that in their report the facility management indicated that two detectors had been removed. I immediately · contacted management and set up an appointment for the technician and a supervisor to make a site visit to review the issues.

January 6, 2020: Our technician and a supervisor went to the location but were told they had to meet with the manager.

January 9, 2020: Our technician and a supervisor met with the manager and he indicated that they had had a roofer check the roof and the area was dry. The technician then replaced the one smoke detector we had removed at no charge to management.
