The City of Seattle housing laws requires that when an applicant(s) submits all the required application documents and is fully qualified; the first applicant(s) to do so, per Seattle law, have to be rented to. In the complainants’ case; all the application documents had not been received
prior to another applicant(s) turning in a full and complete application. The application process was agreed to electronically by each one of the applicants. At no time were the applicants told they were 4th in line for the rental home, in fact it was reiterated to the complainants that the home was first to complete the application process was first to get the homeThis was a large home and a large number of applicants. Per the terms that all the applicants agreed to all prospective tenants over years of age (and co-signers if required) are required to pay the non-refundable application fee

Rentlucky recognizes Mr. [redacted] felt he had a bad experience.  We communicate through phone, text and emails.  We have reviewed our communication with Mr. [redacted] and found multiple communications from the 21st of January through February 3rd via email and text.  At no time...

during the process did Mr. [redacted] state that he would rather communicate via the phone rather than text or email.
We are a very transparent company and the terms of renting a property are clearly stated.  The property that Mr. [redacted] was interested in was extremely popular and had multiple applications submitted.
The applications submitted by Mr. [redacted] and his wife failed to disclose criminal offenses.  Despite that fact and their credit issues we attempted to still work with them.  Further verification revealed that they did not make the minimum income necessary as stated in our terms.
The property owner chose a different applicant and Mr. [redacted] was sent a Notice of Adverse Action.  Yes, it is a stock letter and seems impersonal but is the letter required by law to be sent out.  Unlike other property management companies who send out the Adverse Action letter and leave it at that, we also offer coaching to help declined applicants to understand their credit report and how it impacts their ability to rent.
Rentlucky pays a third party to run credit/criminal background reports.  Applicants have to agree to the terms of the application prior to it being submitted.  The terms clearly state that the application fee is non-refundable.
This is simply a case that an applicant did not qualify for a home.
