***Oct (days ago)tomeHi [redacted] ,Rather than reply to this complaint via a written and mailed letter, I was told I could respond directly to you for reviewIn response to the Customers Statement: After trying on several occasions to set up a move out inspection, we were finally able to gain access several days after the tenant was scheduled to move; per her written notice Per the tenants lease she was to have the carpets professionally cleaned, all personal items removed, and the home clean and re-rentable.What we found instead was grass over inches high, the brushes/ landscaping in disrepair, the house dirty, walls in need of repair and paint, the carpeting dirty, and a large pile of personal items stacked on the curb and in the back yard We have over pictures that verify this information, along with the vendor invoices The tenant ledger indicates a balance due to cover the issues as stated above We feel confident in our position and the facts as stated, and we are prepared to present evidence if necessary Our vendors also indicate they are willing to stand in testament.I am available anytime to answer questions in an open, honest, and transparent way.Thank you [redacted] @ [redacted] ###-###-####

To Whom It May Concern:Re: Tenant Complaint Thank you very much for the opportunity to respond to the Tenant(s) complaint regarding the charges ledgered against their deposit for damages incurred at the property at their move out and based upon their move out inspection.After multiple
attempts to arrange a move out inspection at their convenience, the inspection was completed without their presence, but at a time they were informed of in advance, in an effort to allow them to be present.The tenant states that they did not take pictures of the condition of the property, but Rent Robin LLC did take pictures in excess of 70 to qualify and quantify the issues. In addition to the move out inspection and pictures, several vendors and the owner entered the property to assess the condition and to give estimates for work required to bring the property to the condition the property was in when they took possession. We also have the tenants move in condition report, with pictures to accompany that report, which were compared at their move out.The tenants were given a Move Out Letter of expectations at the time they were given notice by the owner to vacate. The requirements listed were specific and based upon the lease they signed at move in. One of the requirements listed was that they have the carpets professionally cleaned at their move out and provide receipt of, which they did not. There are several vendors who are willing to provide written statements of the condition of the home, to include the state of cleaning, the carpet condition and smell, etc. We are in receipt of an email from the tenant that we received prior to the re-lease inspection, asking us "Not to Judge them" based upon the condition of the house, as they had been very busy with other aspects of their lives. We do not judge anyone, but we cannot also allow anyone to use and abuse a property without consequences. The owners decision to request us to give the tenants notice was predicated by a Lease Renewal inspection that was conducted approximately months before the tenants lease was to expire. At that inspection, the owners were appalled at the condition of the home, and no longer wished the tenants to remain. As expected, this decision was not a easy one for the owners and cost them money out of pocket in lost rent, as they were not able to re-rent without substantial investment, and re-lease fees etc.. This is not a decision any owner makes lightly.
