Complaint1. GM Management Properties [redacted] was the leasing agent for the property on[redacted]. On April 14, 2014 I met with and gave Mr.[redacted] $325 as half of deposit. One April 25, 2014 I paid Mr.[redacted] another $325.00 which was the remaining balance on the deposit amount of $650. On May 1, 2014 I then Mr.[redacted] rent for May in the amount of $850. The total paid to Mr.[redacted] was $1500.2. I met with Mr.[redacted] to sign the paperwork and to look a the property thoroughly on April 28, 2014, I stated to Mr.[redacted] then that the commodes run constantly, there were holes in the walls under the kitchen sink, the yard wasn't keep up, the fence was broken down, and I also asked if he (Mr.[redacted]) would have someone come out to spray the property for pests and such things. Mr.[redacted] stated that all of these things would be taken care of before I even moved in. On May 4, 2014 I started to move in, none of the above mention problems were fixed at this time. When I came to the above property to unload some things I saw water pouring out of the creases of the outside wall under the carport. I went inside the house to find that the commode in the main hall bathroom was overflowing. I put down towels and comforters to soak up the water, then called Mr.[redacted] to inform him of what was going on. He stated that he would get some one out to look at it. No one came till Monday afternoon(5-5-14) by this time the master bathroom commode has overflowed as well causing me to use the remaining towels, linen, pillows, and comforters to catch the water. When the repair man got there he stated that the sewer was backed up and that he needed more tools to fix the problem and that he would be back. The repair man didn't come back till Tuesday morning to fix the problem. Mr.[redacted] also wanted me to write a list of all said above problems that needed attention. I wrote two lists and gave them to the repair man as instructed so that the problems would be fixed and they were not. On Tuesday but by Wednesday it was stopping back up again. I continually called Mr.[redacted] and the repair men 2-4 times a day from Monday (5-5-14) till Sunday (5-11-14) receiving no responses or calls back. Also. I have contacted the main office of GM Management Properties to try and get some help with above said issues. Mr.[redacted] contacted me finally on Monday (5-12-14) when he came to the above property as I was moving the few items that I had moved in out of the property. He asked what was going on and I stated that none of the above said issues had been taken care of before I moved in as earlier stated. I also told Mr.[redacted] then that the condition of the house was causing me to become ill and when I had call him and the repair men numerous times without receiving any response from either party to try and resolve the problems the property was having. On Monday (5-12-14) I went to the headquarter office of GM Management Properties and spoke to[redacted] after several phone calls, her response to the situation was that I had taken possession of the[redacted] St property and basically the above said problems were my problem, not their company's problems.3. Mr.[redacted] and GM Management Properties continue to say that I signed a lease and am not entitled to any of my money back, even if the property wasn't in proper condition as stated by Mr.[redacted] per me moving into it.Desired SettlementI would like for the above stated company to return all of my money that I paid to them, a total of $1500, I would also like compensation for my pain and suffering, and sickness caused by the problems in the above the said property. Then there is the fact of reimbursing me for my towels, linen, pillows, and comforters I used when the sewer backed up, and the cost of blinds purchased for the entire house, paying someone to put the up, plus the cost of all the cleaning supplies purchased to try and get rid of all the mold and mildew.Respectfully,Mrs.[redacted]Business Response Contact Name and Title:[redacted] - RepairsContact Phone: [redacted]Contact Email:[redacted]@gmrealtyinc.comThe tenant is correct with her move in dates but on April 28th during her walk through with our agent the toilets were flushed several times with no problem overflowing but found the master bathroom toilet ran constantly and the repair was made that day. Per the tenant's request(April 28th) that the growth on the fence be cut down and the house sprayed for pest(2nd time spraying at tenant's request) was taken care of before the tenant moved in as well. the tenant was given a move in check list so that she could turn in any damages to the property that was not made by her or someone living in that property. This list was not returned to the office. The call for the water running from the toilets was called into our repair line at 11:40 on Sunday night [redacted] 4th. This repair was completed and working properly within 48 hours of the call into our repair line. A move-in list was not turned into our office and a repair list was not turned into our office. Only 1 call was made to the repair line for[redacted] needed. The maintenance men went out on Monday the 12th of [redacted] and found that the tenant was moving out of the property and demanding that her money be returned. The agent and the accounts receivable clerk told her that she had signed a 1 year's lease and if she moved out she would be breaking that lease.The tenant then came to the office and I told her that her money will not be returned if she move out and she told me that she had already moved out. She ask me about the[redacted] and I told her that we had sent someone out to complete the[redacted] and she told me that the toilets had started to overflow again. I ask her if she had called that repair in but I had not received that call nor do I have any record of a call from this tenant on the repair line other then the call from [redacted] 4th that had already been repaired. If this tenant had stayed at the property she would have had all[redacted] completed. The non-refundable maintenance fee of $650.00 will not be returned because the tenant broke the 1 year lease and the a/c unit was damaged and parts stolen because this property was abandoned . the 1st month rent(May's Rent) will not be returned because the tenant took possession of the property and lived in that property during the month of May and we found no reason for this tenant to abandoned this property. At the signing of this tenant's lease it was recommended that they purchase renter's insurance to cover any damaged to their personal belongings while living at one of our properties. A home inspector has been out to this property and water damage nor mold and mildew was found at this property and all toilets flushed with no overflows. We are truly sorry that this tenant was not happy with this property but we feel that every effort was made to satisfy this tenant by responding to all calls made to the repair line. We believe the reason this tenant abandoned this property was a split that occurred in her relationship and she could no longer afford the rental payments. Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)I do not accept their response because these facts are not true.

Ignored repair request. I have notified this company several times about a rodent infestation. I have also notified them about electricity not working in certain areas of this property. Desired SettlementI just want the problem fixed by a reputable company or a company who can guarantee their work. They keep sending non professional people to my home. Business Response We have taken care of the issues at this property and have been out several times putting in traps for squirrels and repairing hole that they may have been coming in. Since the tenant has requested a Pest Control company out we have sent one out. He found that we had done everything that the pest company would do. As far as the electrical problem we are waiting for the tenant to call electrician back to schedule. We feel this complaint should never have been made since we had already done everything to try to correct this problem. GM Realty Property Management strives to keep all repairs up to date at all their properties. WE have done what the tenant has ask for so we feel this case should be closed.Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)Today is November 7,2014. A pest control company was sent out. To this day we still have the same rodent problem. No holes have been sealed up. One of the rodents has died in the walls so the house has a horrible smell that is making my son sick. So no I don't feel like this complaint should be closed. And I have also requested several times for someone, an actual person to call me to discuss the details of this problem and no one ever called me so that is why I contacted the Revdex.com. My next step will be legal action because rodents especially dead ones and feces and urine can make humans very sickly. Final Business Response we at Gm Realty Property management have done all that can be done for the issues with Mr [redacted]'s rental property. We have had all possible entry for squirrel/rodent repaired as well as set a cage trap for squirrel/rodent. We have had a professional pest control company out who set snap traps but has not seen a squirrel/rodent anywhere in house. We have had our Property manager out several times as well and has not seen a squirrel/rodent.He was out last week and did not find a smell in the house but placed moth balls in attic to help with any smells coming from attic. The pest control company states that they found a small amount of rat droppings but by the tenants description it is possible that it is a squirrel they hear in the attic.Per the lease with this tenant pest control is the tenant's responsibility, but we a GM Realty have made every effort to help this tenant with their squirrel/rodent issue. We feel this case should be closed. Please find attached a copy of the statement from[redacted] showing that he has been out several times.
