Thank you for forwarding the complaint filed by *** *** regarding his tenancy at my property located at *** *** Ave., ***, OH *** Although I am dismayed to learn that he was not happy with his experience, I have always strived to maintain a good tenant environment for all
my rental properties In this instance, I do not agree with the issues raised in his complaint In his complaint, he states that we have failed to abide by the terms in the rental agreement with Mr*** and the other tenants at our Property It is important to note that on or about January 1, 2014, we entered into a month to month lease agreement with the tenants They continued to reside at the Premises until June 30, I must admit that during the occupation of the Premises, Mr*** and the other tenants were good tenants, we seemed to maintain a good working relationship However, in May of 2016, we made the decision to terminate the month to month tenancy in effect, and provided the requisite notice to terminate this tenancy, as required by Section 5321.17(B) of the Ohio Revised Code His claim that we did not provide "fair notice" is simply not true, as we complied with our legal duty, as landlord, to terminate the tenancy in a timely basis Furthermore, the Ohio revised code imposes no duty upon landlords to aid in the relocation of tenancy upon the lawful termination of any tenancy. With regard to his claims that we were slow to respond to various tenant complaints is not true As with any tenancy, there are always issues that arise with regard to the condition of the Premises However, we feel that we have always made timely responses to such complaints, and have complied with Secition of the Ohio Revised Code, as it pertains to a Landlord's Obligations during the term of any rental agreement We have always provided a property that was habitable and compliant with state and local ordinances regarding the condition of the Property During the term of the tenancy in question, we never received a housing violation of any sort from the local building department Although it is our goal to maintain a good working relationship with all of our tenants, we are sorry that Mr*** is not satisfied Nevertheless, we have complied with all local and state laws pertaining to landlords, and have fulfilled our duty in this instance
