Ms ***, thanks for bringing this to our attention. We apologize for the inconvenience you have had with your move in and certainly understand your frustration. Please know that the vast majority of our move-ins are seamless and fully meet Tenant expectations. However, we
recognize that your move in was not and we take full ownership of the issues. All repairs you cited, to my knowledge, have been addressed quickly and either have been resolved or are in process. Additionally, we do recognize that you were not properly informed that you had a natural gas water heater; that is our mistake. We believe that your request for prorated refund of rent is reasonable and we will fully refund the Disputed Amount of ***. We hope this shows you our commitment to owning our mistake and making things right. Also, we hope we can have a great relationship going forward

greatly improved since your move in, with a focus on communication between our Leasing Agents and Property Managers. Reading on, your desired settlement centers on your security deposit disposition and refund - security deposit disputes are common in our business so we try to be fair and reasonableIt is important to understand that we are the Agent of the property ownerIt is our job to look out for their best interests - we work directly with and under the supervision of the property owner in determining any deductions to security depositsWhen repairs must be made due to tenant negligence (no matter how minor or inexpensive), those repairs have a costThe Lease Agreement outlines this in further detail.We've revisited the security deposit disposition and reviewed the move-out inspection again. We did find the stoppers you left behind; we will refund to you the $*** initially charged for this. However the smoke detector and light bulb charges are valid and will remainAs is our standard practice, we sent Move-Out Instructions by email and US Mail two months before your move-out date to allow adequate time to prepare the property for the move-out inspectionNumbers & on the Instructions clearly outline expectations for light bulbs & smoke detectors at move-out: Light fixtures should be clean and contain working bulbs. Fire and COdetectors should have working batteries.We understand this may not be the resolution you were seeking, but hope that you will find this resolution fair and reasonable.
