Initial Business Response / [redacted] (1000, 18, 2015/10/14) */ The complainant did receive her deposit although we do admit it was necessary to reissue her payment because it was not received by herWe can only assume it was lost in the mailWe have only dealt with her husband on this matter and he personally came in to pick up the re-issued check so it has been receivedThere were itemized deductions made that were documentedThose charges were mainly due to pet damage and Mr [redacted] did not disagree that there was pet damage present at move out when I mentioned that to him on his initial visit to our office to check on the status of the the depositTo summarize the chain of events- Her husband stopped by our office a day or two after the deposit would have been expected to be delivered to Mr & Mrs [redacted] in the mailWe did ask him to wait for a few days to a week & if he did not receive it at that time, to please let us knowWe are not sure why it takes some correspondence to take longer thru mail service, but this is our usual response & a little extra time has almost always cured the problemWhen the husband followed up with us later & informed us the security deposit check had not been received yet, we informed him that our procedure would be to check with our bank to verify the check had not cleared, issue a stop payment on that check & re-issue the checkWe explained at that time that our broker was the only one cleared to communicate directly with our bank regarding our account & so it would unfortunately take a little time to get that process done, but that I would make sure it was brought to his attention the next time he was in the officeI offered my apologies & the husband seemed very understandingThis whole situation unfortunately happened while our broker was out of town & when he did return, he was immediately involved in a major move with his personal home which even required him to stay out of town for a few days because hi new home which was being built, did not have an occupancy permit issued yetIt was a number of things that led to the reissue of the check taking longer than anticipatedWe do have images of the check stubs, the tenant move out statement, etc that we will gladly supply to show the deposit refund has been issued

One remote was left at the property when the tenants moved outIt was not properly documented for this reasonThe tenants have been given a full refund of $on July 19, As for the owner, he was credited the amount of any of the security deposit that was withheld but he had outstanding bills that the credit went to
