The parking lot which runs along the north side of The Reserve at Winding Creek and some of the apartments closest to the creek experienced some flash flooding due to the unexpected heavy rains that occurred after 3am on Monday, August 15, The City of Hazelwood police department and fire department’s first responders were here on site just before 5am that morningThey began knocking on doors warning residents to move their vehiclesThere were several businesses, homes and property affected in the area of Hazelwood and Florissant as well as many other areas in and around greater StLouisWe empathize with everyone affected by the rain storm but with this happening in the early am hours and being an unexpected storm event, there was no way to give residents advanced warning

Initial Business Response / [redacted] (1000, 10, 2015/09/10) */ The creek behind the property flooded on 8/6/On 8/7/ [redacted] entered the leasing office and immediately started to yellShe would not let me get a word inAll she would do is scream at meAll she wanted to know is what was I was going to do about her car that she just purchasedThat is when I did inform her that she needed to contact her auto insurance agentShe then proceeded to leave the office shouting nasty profanities at me and leftShe returned later that day to apologizeI let her know again that she needed to contact her auto insurance agent and that we would be helping with late fees as far as the rent payments go, but that was all I could do for herShe also came into the office a few days later and stated that she would contact the Revdex.com and disregard her complaint

Contact Name and Title: [redacted] - Manager Contact Phone: [redacted] Contact Email: [redacted] @att.net [redacted] reported a leak in his utility closet on June 15th The service tickets was made and maintenance discovered that the A/C line in the unit above was cloggedIt was unclogged and ceiling was kilzed and painted by June 16th He did call in again on June 23rd with the same issueThe service ticket was made and the A/C line was more clogged than maintenance thoughtThey cleaned and unclogged the line on June 23rd We decided to wait a few days before we repaired the ceiling to see if the leak comes backOn June 26th maintenance checked the utility closet and it was dry [redacted] requested that the ceiling be repaired on June 29th and it wasNo issues regarding a leak in the utility closet have been made since The next issue was due to heavy rains resulting in the Coldwater Creek overflowing and his car was damaged during that stormHe came into the leasing office asking what we were going to do about his carI let him know that he needed to contact his auto insurance agent regarding his vehicle but that we would be help out with late fees if is rent would be paid lateHe was understandable and left the leasing officeI never heard from him again on that issue He then called on August 25th stating that he just looked under his kitchen sink for the first time since he moved in and that there was a leakThe service ticket was made and maintenance discovered that the P-trap under the sink was damagedThey replaced itRan the water and garbage disposal and all was working properlyThey also went ahead and checked his utility closet again and cleaned the A/C line in the unit above to try and prevent any more leaksWhile they were in there [redacted] mentioned that the exhaust fan in the bathroom was leakingMaintenance went to the above unit again and checked the tub and sink for leaks and flushed the toilet 7-times and found no evidence of water leaking into [redacted] 's apartmentWhen maintenance went to tell [redacted] he stated very ignorantly "whatever man, at least you didn't lose your car in the flood" and then threw a folder he had in his hands across the floorMaintenance left Then on September 1st [redacted] came in the office and he was once again was not the nicest and yelling that his garbage disposal is now not workingWhich was strange considering we just checked the garbage disposal on August 25th and it was working properly, but the service ticket was made again and maintenance went to his apartmentWhen they got there they tried to explain what was going on to [redacted] and he immediately starting shouting profanities and screaming at the techMaintenance left his apartmentNot minutes later [redacted] was in the leasing office yelling and screaming how we can't do anything right, our staff is stupid, etc.....When I went to the lobby to talk to him he started yelling at me and shouting profanities about meThen he started in about his carThe whole time he was doing this I kept telling him to leave or I was calling the copsHe just kept saying go ahead, I pay rent hereWhich I guess gives him the right to treat people that wayI must have repeated that I was going to call them 5-times before I went outside and calledWhen I came back into the office he was gone I had his garbage disposable replaced the next day

Here at the Reserve at Winding Creek Apartments, we strive to do our best. Unfortunately, due to unforeseen circumstances you were affected by a roof leak. Because of the time of the maintenance issue you were compensated for your inconvenience in the total amount of $1,823.45. We
have had management changes and I am unsure why you were not transferred into another unit, as this would have been the proper protocol if the issue could not be fixed right away. I have reviewed your Final Account Statement and found that there is a charge for the damaged bathroom vinyl and damaged kitchen countertops, which is a separate issue from the maintenance concern. It shows in our system that you are due for a refund in the amount of $53.45. Unfortunately, your forwarding address was not recorded, so your Final Account Statement was sent to the last known address *** *** **) in hopes that it would reach you if the mail was properly forwarded at the US Postal Office. Please update the leasing office with your forwarding address as soon as possible so your issue can be resolved. Thank you

The other monies were applied to the damages caused to the carpet. We did not hear from [redacted] until he left a voicemail at our corporate office on 11/3/15. He left a voicemail on the office phone on 11/11/15. We then confirmed with corporate and let him know that his check was already processed and mailed out. We left Mr. [redacted] a voicemail updating him on the status of his refund on 11/11/15 and to date we have not heard from him.

The service ticket was made and the A/C line was more clogged than maintenance thought. They cleaned and unclogged the line on June 23rd 2015. The service ticket was made and maintenance discovered that the P-trap under the sink was damaged. They replaced it. Ran the water and garbage disposal and all was working properly. They also went ahead and checked his utility closet again and cleaned the A/C line in the unit above to try and prevent any more leaks. While they were in there [redacted] mentioned that the exhaust fan in the bathroom was leaking. Maintenance went to the above unit again and checked the tub and sink for leaks and flushed the toilet 7-8 times and found no evidence of water leaking into [redacted]'s apartment. Then he started in about his car. The whole time he was doing this I kept telling him to leave or I was calling the cops. He just kept saying go ahead, I pay rent here. Which I guess gives him the right to treat people that way. I must have repeated that I was going to call them 5-6 times before I went outside and called. When I came back into the office he was gone.

I had his garbage disposable replaced the next day.
