know what those allegations are. My fiduciary and professional responsibility are to my client, the buyer in this case. I have no responsibility to [redacted] I may or may not have spoken to her as a courtesy after my report was issued but that does not make her my client.I have inspected over 14,000 foundations including well over 500 with defective concrete (I am looking at 12 defective foundations this week alone). I am very active in trying to resolve this heart breaking issue for my clients. Based on the complaint, what I saw obviously caused concern and I properly advised my client of the potential risks in buying this home. The decision not to buy was my clients. I have NEVER advised a client to buy or not buy a property. It is my job to inform my clients of the material condition of the property and allow them to make that decision.

Until such documentation and reports are made available to me I cannot know if this occurred in this instance.
I will provide a more definitive response if the property location and reports by others are made available.

Review: [redacted] of [redacted] Engineering Services handled my home inspection, including the radon air test. Based on his report, the radon device was used for only 44 hours. The EPA minimum standard duration for radon air testing is 48 hours (http://www.epa.gov/radon/pubs/hmbyguid.html#3.b.). I contacted Mr. [redacted] several times about this and he repeatedly stated that "it's okay" even though I told him about the EPA guidelines. He responded by saying that there are "pages and pages" of EPA standards, but was unable to pinpoint exactly where in his documents of the EPA standards it stated that 44 hours was acceptable, even though on the EPA's own website, 48 hours is stated. He offered no recompense for not meeting these minimum standards.Radon air testing is a health concern. The full home inspection includes a radon air test and this test was not completed to meet minimum federal guidelines.

I have been communicating with Mr. [redacted] about his concerns with the radon test for some days. I assumed he was seeking information about the test and procedures and was attempting to answer his questions. The first I knew of his desire for a re-test or refund was when I received this complaint. I made arrangements to do a second test for Mr. [redacted] at no charge. The results were consistent with the first test and Mr. [redacted] has indicated to me that he is satisfied.
